Dear Ms. [redacted]: I represent Tacoma Land Company and have been asked to respond to the above­ referenced complaint Ms. [redacted] expresses reasonable frustration over the difficulty in placing a "for sale" sign to advertise the availability of her property. Unfortunately, however, she named a party who has absolutely no responsibility for her frustrations. Tacoma Land Company is a real estate company. Tacoma Land Company did not develop [redacted] did not write the CC&RS that govern [redacted] does not enforce the CC&RS and never removed Ms. [redacted] real estate broker's sign. Attached is an email string showing conversation between Ms. [redacted], a Tacoma Land Company representative and Ms. [redacted] real estate broker. According to the real estate broker, Ms. [redacted], the County said that the County will not permit signs on the County Right of Way and the County will remove signs placed on the right of way. It appears that is what happened with the sign removed previously. Ms. [redacted] is not arguing that she should be allowed to place a marketing sign on her [redacted] lot as placement of such a sign violates the CC&Rs. Like Ms. [redacted], the [redacted] developer and its real estate broker are prohibited from placing marketing signs on lots in [redacted]. Accordingly, Tacoma Land Company also has no advertising signs on any [redacted] lot. Ms. [redacted] frustration seems to stem from the fact that a sign her broker placed outside the [redacted] boundary, likely on County right of way, was removed. Ms. [redacted] blames Tacoma Land Company for the removal of her sign yet she has not identified any basis for her accusation that a Tacoma Land Company representative removed the sign. Moreover, as set forth in the attached email string, Tacoma Land Company denies removing the sign and more pointedly, explained that its Tacoma-based salespeople were not even in Davenport, [redacted] on any of the [redacted]s when the sign could have been removed. Tacoma Land Company is sympathetic to both Ms. [redacted] and her real estate broker. Tacoma Land Company is the first to recognize the expense associated with creating and placing marketing signs. Tacoma Land Company also shares in Ms. [redacted] desire to see her property attract buyers, sell quickly and generate a strong sale price. Strong sales in the community benefit all those who are trying to sell property in the community. Tacoma Land Company has no motivation to remove Ms. [redacted] real estate sign from the road and more importantly, does not conduct business that way. Tacoma Land Company did not remove Ms. [redacted] marketing sign and should not be the subject of this complaint. Please let us know if you need any additional information.
