Our records do not agree with Mr [redacted] 's statements regarding communication We have been in communication with Mr [redacted] throughout the past year It is not the responsibility of the resort to advise owners for selling their time share As he indicated in his correspondence, he didn't pay his dues in protest That was his choice We made him aware via multiple communications of our billing and collection policy As an owner he has a responsibility to pay his assessments His refusal to pay resulted in cancellation of this summer reservation as well as being turned over to a collection agency That was his choice As mentioned previously, our Association has a fiduciary responsibility to the ownership as a whole and is not willing to waive any of his maintenance fee due to his refusal to pay If he chooses to pay the collection agency there is still time to book his time before the end of We have offered all options available to Mr [redacted] .Thank you for your time,

I have read through Mr. [redacted] 's complaint and spoken with our staff and board. As a homeowners association with thousands of owners it is imperative that adhere to our rules and policies for the success of the resort and to meet the responsibilities to our owner base as a whole. ... Provided with Mr. [redacted] 's primary annual billing was our Billing & Collection Policy which informs every owner of the assessment process. They are also provided a monthly statement thereafter starting in February that provides details regarding cancellation of reservations due to non-payment and the time frame in which an unpaid account is turned over to collections. It was the choice of Mr. [redacted] to leave his account unpaid after the due date of January 1st.Our staff has had numerous conversations with Mr. [redacted] and offered numerous options. He did request the board to take the week back, however, the board has a fiduciary responsibility to every owner and maintaining dues paying members is a priority for the health of the association.We would like to come up with a solution that can satisfy Mr. [redacted] but also meet the obligations of our association.As of Friday, [redacted] ***, the Resort Manager has spoken with Mr. [redacted] and offered to remove him from collections if he has a buyer that completes transfer paperwork. We are currently awaiting his follow-up.Please let me know if you need any additional information or if I can be of further assistance. It is our absolute goal and intention to come to a mutual agreement for both parties.Thank you,

I am rejecting this response because:The only reason I am past due or owe any $$ at all is because nearly a year ago I called to request information on what it would take to get out of this timeshareIt took nearly months of consistently calling the front desk and calling the Tahoe Sands Management to get no response at allRather that continuing to pay my dues when they came due in 1/1/I did not pay in protest and I let Tahoe Sands know that I was refusing to pay because I was refused any answer to my question of how I can get out of this and what is the process to sell something I paid several thousand dollars forNow nearly a year later Tahoe Sands said they will take my $dues and $if I present them with a new buyer, yet I have lost a year worth of membership and I was not able to go or rent out my week in July of because they cancelled it.What kind of widget do you pay sever thousand dollars for and they will not take back for no refund in fee? I will pay 1/of the dues ($X 50% = $459.50, even though I have got less that nothing) and they can count me as currentThe week that I did not get they sold and I did not get any reimbursement for so I am due something. I feel this is quite fair. Thank you,
