The total charge to my card on 07/12/15 was $250.00, I only received a reimbursement for $150.00, the remaining application fee of $100.00 is still due. Please mail me a check for the remaining balance of $100.00 moments after I swiped my card agreeing to a specific apartment number and contract Talus Ranch employees called me to void the contract and try to sell me on a different apartment number. Since the contract was terminated on Talus Ranch's behalf and I found apartment housing elsewhere I am entitled to a full reimbursement. Review: I would like to inform you of a situation regarding my son and a local apartment complex Talus Ranch at

Sonoran Foothills located in Phoenix. I have attached the correspondence between both my son and

myself and [redacted] the Debt Collection agency that Talus forwarded everything to.

I have tried to rectify this situation through multiple phone calls and letters and I wanted to alert you so

that you could take the appropriate steps.Desired Settlement: Thank you for reviewing our situation and for any recommendations you might be able to make.

Review: On 07/12/14 I completed a payment to Talus Ranch in the amount of $250.00. Hours after the initial deposit was completed I received a phone call from a Talus Ranch representative explaining the apartment number #[redacted] of building 2 in which our contract was agreed on and my payment was completed for was no longer available. After the breach in the agreed terms of the contract and the business practice of Talus Ranch I decided to not move forward with the apartment of Talus Ranch. I only received a portion of the funds paid which was $100.00.Desired Settlement: I would like to be completely reimbursed for the initial deposit completed on 07/12/14 for the amount of $250.00, I am currently awaiting payment in the amount of $150.00.

Review: My girlfriend and I moved into an apartment 1 year ago, and wehen we did the walk through, we noted that there were bleach sploches on the carpet near front door. We put it on the walk through paperwork. When we left, they charged us for having the bleach sploches which we are not responsible for, and since we noted it, we shouldn't be charged for it. So we are still trying to get our money back for the charge but the management at Talus Ranch has done nothing to correct it, and it has been nearly 2 months and we've called and called to get them to change it.Desired Settlement: We want our money back! and because we were depending on that extra hundred dollars to put as a deposit on a house, we were unable to get the house because our deposit was too small. And for all the time and effort we've tried to get these people to give us our money has cost us time which we could be using to earn money at work. We desire to get at least $1400 back to cover for the deposit we were never able to make! I think this is a fair ammount for a company who essentially stole from us.

This is in response to complaint ID[redacted]. After reviewing the previous resident's Move-In Condition Form, it has been determined there were noted bleach stains. Although there were bleach stains on the carpet that was not noted on the Move-In Condition Form, we have reversed the $100.00 charge. The Resident Statement of Deposit has been revised and a check has been issued.
