Review: Aug 4 at 6:41 PM [redacted] x-files. 7/4/14 CAR INCIDENCE: Honda civic got into an accident in January of 2014. Asked [redacted], [redacted], if I could get the car towed to [redacted] till [redacted] did their Accident claims adjustment. [redacted] said, we do not allow cars that are not in working condition to be parked at [redacted]. Called previous manager [redacted], Manager at [redacted], Managed by tandem Properties. I had to get the car towed to RV Storage in Davis and pay a total of $300 in rent till [redacted], DMV ( Salvage title), and Investigation as to why I got in this accident. I saw a similar car parked in the parking lot, took pictures accidently got erased. The car belonged to a white student. PLANT INCIDENT: my wife had a few jade plants as well others outside our apartment. I came from work in 2014(dont remember exact date). [redacted] left a printed message on our door, if plants are not removed overnight, and if [redacted] staff moves it, a charge will be incurred by us. Lati and I moved the plants some to our neighbors, some to my in laws tired after work, since [redacted] wanted to get the apartment painted, or pressure washed overnight. Lots of our Jade tree plants turned brown, due to excessive heat in our neighbors apartment. PARTY CITY, GUY PISSING IN OUR POTTED PLANTS: In the spring of 2014, I was heading towards our apartment at around 10:00 pm on a Friday night. From a distance I saw a Guy pissing in our potted plants, when I asked him to quit from far he ran away. It turns out there was a loud party in one of our neighboring apartments. I asked the student of that apartment to turn down the music at around 11:00 pm. The music was turned down when cops who I called showed up around 1:00 am. I informed [redacted], next day no response My car has been vandalized in the past, potted plants thrown in swimming pool, sauna, Laundry room dirty and machines not working, glass all over parking lot on weekends, no response from Management.Desired Settlement: I want financial settelement from [redacted] on account of :1. $ 300 for me paying out of pocket for storage of car in a public storage2. Racial discrimination - amount yet to be determined by court3. Unfrofessional behavior -amount yet to be determined by court 4. Creating stressful enviornment and my ability to move forward by refusing to give their name as a reference to rent another aprtment. Non compliance and creating Monster atrocities towards person of color



At Tandem Properties we work hard to ensure our policies are applied equally to each resident. Our managers attend IREM certification classes which include an extensive training in fair and equal housing practices. We are sorry this resident feels he was treated unfairly, but we have reviewed the incidents in question with our staff and found that all of our policies were applied fairly and equally. We work hard to ensure everyone feels welcome at our properties and are happy to do whatever we can to reasonably resolve problems when they arise. We encourage this resident to contact us to further discuss his concerns as soon as possible. Regarding the car incident: Due to limited parking available at [redacted] we do have a one-vehicle-per-resident-driver policy and do require vehicles be in operating condition. At the time of the incident, this resident's household had already been granted an accommodation and been allowed an additional vehicle (for a total of three vehicles for a household of two drivers.) After the accident, we happily accommodated his rental car, but could not accommodate storing the fourth non-operating vehicle. Regarding the plant incident: [redacted] did go through an extensive repainting this year. We appreciate very much the patience and cooperation our residents showed during this process and apologize for any inconvenience. We used the same notices for all of our residents and worked hard to inform our residents prior to painting their particular building by letting each household know which items would need to be moved. If any items were damaged by the process of painting or pressuring washing, please contact us so we can further discuss your concerns. Regarding the noise/party complaint: After the incident in question, [redacted] management did follow up with the household involved. A private meeting was conducted with that household during which the noise policy at [redacted] and the consequences of future violations were explained. If problems are continuing, please contact us and we are happy to help. Regarding the request for rental verification: [redacted] management has no record of receiving a request. Tandem management did receive a phone message on my (Ms. [redacted]'s) phone line during my vacation. I returned the call with no response back. Normally rental verification requests come from the new landlord. I would be more than happy to provide you with a letter, but I would need more information. Regarding the current condition of the laundry room and parking lots: Our team checks and cleans the property each business day. If a machine is not working, or if we've missed anything, please report it to the office and we are happy to have it fixed. We are sorry to hear of your frustrations with [redacted] and would like you to know that we work hard to resolve concerns for our residents whenever possible. We are sorry to hear that you will be leaving us this summer, but we encourage you to please contact us at your earliest convenience as we would like to further discuss your remaining concerns and help do what we can for you before you go. I am rejecting this response because: There is a Car in the Parking lot, for which I have evidence photograph taken on 8/13/14, the Car is not in working condition. I have evidence to prove it is not functional, yet it has been on the [redacted] property for over 10 days.

I would like to review the copy of the [redacted] Lease clearly stating that cars that are not in working condition cannot be parked. I will have my attorney review it. Please highlight it so I and my attorney are claer.
