I am sorry that the past resident feels as if they do not owe these monies for the damage that they created and left behind in the apt home. You will see that the carpet cleaning company bid states the carpet needed to be replaced due to urine damage, so the past residents were charged the prorate...

for carpet, a floor seal and for a baseboard that had urine damage and needed to be replaced. 
 
The original balance owing letter was sent days after move out on 6/10/2015 and payment was due by 6/24/2015. A final demand letter was then sent on 7/1/2015 stating they had not paid nor heard anything from [redacted] or [redacted]. Payment was then due by 7/8/2015 or they would be sent to collections. It appears nothing was paid and on 7/23/2015 they were sent to collections. This information is attached as well as their forwarding address form that they filled out and signed showing we sent everything to the correct address given.
There were no other charges other than the damaged carpet and we dont win or gain a profit by replacing carpet. We have to front the monies it takes to ensure that the next resident doesn't have to move into an apt home that was damaged by the previous resident. One can see per this complaint that the monies have still not been reimbursed to the asset. We want nothing more as management to be able to walk into a vacant apt home and do the very minimal that it takes to re rent because it was left in great condition.

I was able to speak with [redacted] who stated that he was a representative of all that resided in this home. He was the only party that was present for a walk through with the manager upon move out. I explained that we always seek a third party company to evaluate the carpet before replacement as no...

one wins when we have to replace carpet. The company stated that some kind of cleaning product had been used throughout on the carpet and was eating away at the fabric of the carpet. The carpet was pulled up and it was noted that the product used had seeped behind the carpet and into the pad. Please note that this carpet was brand new upon move in so the damage would belong to these residents. We have copies of all third party bids and invoices to replace the carpet that are being mailed to these residents and it was also suggested that he stop by our offices and review the carpet piece and pad that was also pulled from their apt home and saved. The manager did give them a credit in an error resulting in the residents owing us monies. I apologized and agreed to waive the monies owed due to the confusion that this must have caused. The offer was met with a threat from [redacted] who stated that he worked for [redacted] and would consult them and we would loose business if I did not refund all his monies. [redacted] further stated that he would downgrade us on many other websites to intentionally cause us to loose other potential rentals if I did not entertain his offer. I stated that we would revise his final move out with no monies owed to us, send him notification of this and I would not accept his offer or his threats and ended the conversation.
