I am attaching the last email that I shared with Mr. [redacted] regarding his home.  We have had the plumbers out several times trying to isolate and identify the issue he is complaining about with no success.  Last email I tried to set up...

I am attaching the report from the third party independent inspector and his findings.  Spoke with [redacted] he is looking to possibly hire a few others to review the carpet as well.  I let him know that TM is will to pay for one of the inspections (approximately $400) to make sure that we are not being biased.  He did want me to note that [redacted] ([redacted]), was commissioned by [redacted] and Taylor Morrison.  I would like clarify a bit further, [redacted] called and scheduled with [redacted] Floor [redacted]s only.  Taylor Morrison is paying is only paying the invoice for the inspection.  [redacted] is an independent inspector hired to inspect and provide his conclusion.  I will update once I hear from [redacted] family with date and times for inspectors hired by them.

I have spoken and email with [redacted] multiple times in the last few days.  I have offered and am scheduling a third party state certified carpet expert to look at carpet to evaluate which verbally and via email he stated his was happy.  Not sure what has changed in the last 24...

hours.  I informed [redacted] on why the original claim was denied.  Since he has been in his house he has had a 30 home check up in where we take care of any issues that come up, and now after living there 5 months this is the first we are hearing about these stains.  I am still happy to have someone come in and evaluate and assess.  Since Monday, this is the 3rd Revdex.com that [redacted] has complained to (Orlando FL, San Diego, CA and now Northern California) without allowing us to even of had the opportunity to have outside party even evaluate.  [redacted] forwarded the pictures to me @ 1:21 pm on 9/23/2015 after informing him of a time and date I could meet with him to call "other" carpet experts to review the carpet since he now has a trust issue.  TM's position remains the same and is unbiased.  If outside consultants state there is an issue with the carpet, we are more than happy to replace.

Review: I purchased a home in Taylor Morrison's Madiera East's Viana community March 2015. The home is almost 4000sq feet and the residents of the home include myself, my husband and my toddler son (recently acquired a tiny puppy 2 months ago but no other pets). There are hardwood floors throughout the first floor (we did not pick the flooring/finishings as the home was already finished when we went into contract on it). We were told that the hardwood flooring was an upgrade. Shortly after moving in (before we did our 2 month walk through) we noticed that the floors in the kitchen were so uneven that the counter bar stools rocked when we sat in them. We also noticed a large piece of the wood finish came off. A representative from CDI came to the home and agreed the floors in the kitchen were uneven. The guy filled in the large piece of removed flooring in with wood marker and said that he would come back and replace some boards. No one ever came to replace the boards. In the meantime, more of the finish began to splinter off. As recent as today when I was sweeping the floor another piece splintered off. This is hazardous because my 2 year old son got a splinter in his foot from the wood floor. The top layer is gradually splintering off. Taylor Morrison seemed responsive initially, they have sent CDI out several times and an independent flooring inspector twice. Each time we were told that they would replace boards but nothing has been done. The last time an inspector came out was almost 2 months ago and we have heard nothing since. I have reached out to customer service with no response. It has been over a year now and the entire floor looks so bad that it is embarrassing. My decorator looked at the extra floor boards and told me that the top layer is so thin I would be lucky if the floor lasts 5 years. I had a flooring company come out to give an estimate on a replacement floor and the cost and time involved to replace the wood floors is great, we cannot afford to do this and shouldn't to.Desired Settlement: There are only 2 acceptable options: either replace all of the wood flooring with a quality wood floor or give us a reasonable financial settlement and we will have the floors replaced ourselves. There is no other option that I will entertain at this point. Now that I have had time to see what how a new board splinters its finish off every all the time replacing the boards with the exact same floor is unacceptable. This is my last attempt to try to get this corrected before seeking legal help.

I am rejecting this response because: I have been told this over and over again yet the floors continue to get worse. My husband mostly works from his home office so we have open availability for repairs to be done. We have scheduled several appointments and no one shows up. The "2 "independent inspections" were performed by the same person. He was hired once by TM and again by [redacted]. We were never provided with what was contained in the reports and nothing has been done. The inspector first came out to the home last year.

Review: Bad carpet sold to us at time of purchasing house [redacted] Rude, unwarranted sexist behavior by staff We bought our first home from Taylor Morrison in Dublin, CA in April 2015. Since mid May random, weird purple spots started appearing on our carpet from no where. We called TM customer service and had a gentleman by the name of [redacted] come to our house. [redacted] was GUARANTEED that the spots were caused by Windex and left our home by saying that he will have someone else come by and have a look at it. A few days later, another person comes over, takes extremely "professional" pics from his iphone and goes back by saying "this is weird, the mill needs to look at this". Next day [redacted] calls and says "the claim is denied cause you caused the stains". Really? How? Unless we have buckets of Windex. He couldn't stand me asking him questions on the carpet and HANGS UP VERY RUDELY and yells at my wife! Not acceptable, but [redacted] or [redacted]'s boss) sees nothing wrong it..Fine.... We reached out to Sales VP [redacted] Weed who least equally cares and says [redacted] have denied the claim. I asked for [redacted] claim # and umm shouldn't you have the claim # if it has been denied vs. "trying to get it". We have forwarded pics to them now with large purple patches and hope to speak with someone ethical in the TM organization. Guys you sold us a bad carpet and we are suffering for it. This is not at all right!!![redacted]Furthermore, they think people only right reviews when people are angry? Really? We always write reviews even when we are happy similar to todays generation using [redacted], **, [redacted] etc. Is everyone in reality secretly angry? We wrote TM an amazing review time of closing cause they build an excellent house; however, now we are second guessing ourselves with the items they've use. They think the biggest distributor is the best and has no problems ever - umm look at ** this week.Desired Settlement: Replace the carpet you guys sold us and stop giving us the run around. It could be the glue you guys used, the padding used, your people wearing shoes while making the house, the baseboard, or simply admit the carpet itself is bad!

Review: I bought new built house last November 19 in Dublin from Taylor Morrison Home Builders . After I moved in, I found there are some popping noise on and off coming from the wall and attic. Sometimes it happens in middle of night or early morning which makes me could not sleep.

The pipe popping noise is louder especially when the tank-less water heater start to heat the water.

I have been calling their customer service regarding this issue since March 2014. The builder customer service people declined to repair it.

I have to spend some money to hire other contractor to do some inspection and they think those are issues which need be resolved.Desired Settlement: 1. Repair

Review: My home that was built by Morrison Homes has an issue with the ductwork in the attic that delivers air all yo one side because the ductwork wax improperly installed. To get the air to the other side of the house it has yo make a 180 turn. So the air is just pushed to the straight ducts and cool this room to very cold while the other rooms that don't get enough air stay hot.I feel since this is conceived it should be covered and besides it is poor installation so hey should be liable.I have called them several times and told will get a cll back but to no avail.This is ridiculous and should be fixed immediately.Desired Settlement: Reroute the ducts to correct the issue or compensate me for the correction.

This letter is in response to the complaint submitted on 10/6/2014, with reference #[redacted]. I must first apologize for the delay ¡n the response. This Is due to a transition In construction and warranty department and paperwork being misplaced.

On October 18, 2014, [redacted], our Customer Service Representative, contacted Mr. [redacted] regarding his issue with the duct work in the attic. Mr. [redacted] is the second owner of the home, so additional research was required regarding this issue. [redacted] again spoke to Mr. [redacted], end was told that he had already had the problem corrected by an outside vendor, so we requested a copy of the invoice to review and make a determination regarding the next step. To date, we have not received the copy of the invoice requested, however, contact was made with the owner and he will get us the invoice when his schedule allows.

The issue is resolved with respect to the HVAC problem, and we are currently working with the homeowner to resolve the cost issue stemming from resolution of the problem.

Spoke to [redacted] from my customer service dept. He informed me that he did go in a do some sheetrock repairs to help out Mrs [redacted]. A couple of weeks later Mrs [redacted] asked [redacted] about the exterior stucco cracks, at which point she was beyond her warranty period (10 yrs). In my conversation with [redacted] he informed me that he reviewed the pictures that Mrs [redacted] sent him. Cracks were at foam trim at windows and some other hairline cracking. Any fit and finish items on her home are warrantied for 2 years. Anything after is structural or unintended water. Stucco cracks on her home are neither.

Review: We have received e-mails threatening additional charges and/or cancelations for "delays" despite sending all requested information in a timely manner.

After e-mailing with their in-house lender for about a week, we receive the following from the sales office: the builder reserves the right to charge you $1,000 a day if you intentionally delay the close by not being prompt with the in-house lenders (Taylor Morrison Home Funding) request for information.

WE ARE PROMPT, WE JUST SENT AN E-MAIL TO THE IN-HOUSE LENDER THAT SAME DAY WITH THE SALES OFFICE CC'd.

A month later having sent out all our documents to the in-house lender, we receive the next e-mail:

You are currently out of contract until you provide the in-house lender with a completed loan application or provide me with a conditional loan approval from an outside lender. If not, the Seller has the right to cancel the contract and keep your deposit. This letter is the first step towards that.

WE COMPLETED THE LOAN APPLICATION A WEEK PRIOR.

There appears to be a complete lack of communication between the sales office and the in-house lender. The in-house lender has been unclear and occasionally unresponsive regarding process/next steps and outstanding action items required/due dates. The sales office has also been unclear about process and expectations, simply demanding we fill out their in-house loan application despite the fact that we already did fill it out.Desired Settlement: Clear communication of process, next-steps, due dates, outstanding items on both sides without threat or incurring additional charges or cancellation due to "delays".

Review: I have a 2012 build Taylor Morrison home and I am the original owner. We have an issue with the single Car garage that is impossible to get in and out of. Its even hard to get out of the 2 car garage with less then 2 inch space getting through the car port. The new same model homes now are at least 3 feet wide both sides. I tried to talk to Taylor Morrison ([redacted]) who I believe is supervisor. He came and took a look, was very rude and in my humble opinion, shouldn't be dealing with Customers at all. He looked at everything over 6 months ago and has not done nothing about it, in fact doesn't respond to my calls or quires anymore. Please help...We want them to either extend both sides or add a garage door in the front of the single car garage so its easier to park cars inside... We have been dealing with this issue for almost 3yrs now. We dealt with the site superintendent ([redacted]) and then [redacted] who is the Site Sup and he was left go. He said it was an issue but that was2yrs ago... My wife has never been able to park her car in any garage, and I struggle to get the car inside the carport to park in the 2 car garage. You have to take both cars out if you even want to attempt to park your car in the single car garage. To park your car in the 2 car garage or to get it out, you have to take the car on your left out all the way to the street before attempting to take the car in the 2 car garage on your right side out. Its a complete mess and a very bad design.Desired Settlement: Either fix the issue and install a single car garage in the front of the garage (We spoke to the city and they said it shouldn't be a problem) and chip off few inches or however much can be chipped off in the car port or compensate us for the issue we are having unable to park cars inside our 2 car and 1 car garage.. All my cars are worth over 50k each and parking them in the sun will eventually ruin them.

We will not be addressing the concerns of Mr. [redacted] regarding his garage. The home was built per plan and design and inspected by the City of Elk Grove for Code Compliance and Life Safety. As per the attachments, there was never a documented mention of any issue with the garage or access in and out of the garage. Our standard limited warranty covers fit and finish for the time of one year from the Close of Escrow. I am rejecting this response because: I spoke to the City of Elk Grove and they said themselves this doesn't look right.I want this issue resolved. The entire Taylor Morrison workers and whoever came onsite have known about this issue. I haven't pursued this further but if this doesn't get resolved, I might get everyone in the neighborhood to start a petition to get everyones garage redone as I have heard everyone complaining about this.As far as the comment made about never doing any work on my home, what a bunch of crap? There is still warranty remaining and I will use this.While this matter is still up, the tile repair work that never got completed for 2yrs, still was left half done. They ran out of tiles and left. There are still 4 tiles that need to be replaced. [redacted]. communicated via phone calls about this and was involved in repairing the tiles. I need those done, and that job isn't complete.I'll appreciate things getting done and wrongfully marked completed.
