this is by the worst experience of my rental history & the crazy part is I just got my keys on the 12/1/17 so you know its really bad! so I applied for the property around the 2nd week of November in which I was approved of course. I originally wanted an 11/15 move in date but I was told by the assistant manager katie that I couldnt do that because the had to do a final walk through which takes 3-4 day plus that would be around the holidays so it would have to be after that. lets not forget I only viewed the home once with all the blinds open natural sun light shining the entire home. it was absolutely beautiful. but like they say looks can be deceiving. so the home I end up rent on derringer way in gilbert, az which had been on the market for a while which I didnt find out until afterwards now I see why the company isnt any help & the landlords dont do st either. so fast forward I have my keys let the movers move everything in which took some night time work thats when I found out there was no lighting in the house except in the bathrooms, hallway & a section of the huge kitchen. I had to have my 5 day inspection done by the 5th which had to be done on spare time still at this time my family hadnt slept in yet. so as im doing the inspection it was sooooooooo many things wrong & things that didnt work. from the stove, washer had water sitting in it for who knows how long but could tell it was long cause mold was forming, then the thermostat was dead so the man turning on the gas had a hard time checking things. it was just too much to have done a walk through that took 3-4 days. so I get the inspection sheets back to the company & even the next day still sent them my issues that I wanted taken care of as soon as possible. do you know these mfs told me its noted. I was confused so I asked like when are the things going to be taken care of they said I had to put a work order in for the the appliances & a vendor will contact me but the other things will be noted & I just wont be charged when I move out. do you know how pissed I am right now these mfs charge unnecessary fees(rekey, monthly admin & addt'l deposit) but couldnt make sure the fridge had a bulb, the thermostat had working batteries, the house had lighting etc like this is so unprofessional & unacceptable. but they dont care as long as they get paid but their name is on this experience so here I am. like I told them I will make sure anybody who works with them or rent this damn house on derringer way will be very aware of the type of st they be on. all they can say is they apologize. I will never work with them again! too bad I have a whole 12months or just a waste of money if I just up & leave.

My experience with TCT Properties has always been great. It is so nice as a renter to feel taken care of whenever anything is needed!

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.The company has done nothing to resolve this issue.  The refund should be free and clear, with no terms and conditions.  TCT has done nothing to resolve this issue, which originally took place July of 2013.  And should have been handled by 1/2/2015 when I moved out of the home.

We signed their Form requesting to be there at the Inspection..so they were well aware of this! So, we were in fact shut out of the event! Everything from there goes downhill as to deductions from the Deposits etc.

Good Morning,We have communicated to the tenants prior to the end of the lease that we would no longer manage the property. We gave the tenants the owner's contact information and informed them that the landlord will be doing the disposition of the security deposit. We act as the landlord's...

agent, but the lease is not with us, it is with the landlord and it is clear on the lease. The owner's have copies of the move-in pictures as well as move-in inspection form so they can compare the findings at the move-out. If the tenants have any items they would like to dispute, they can do so to the landlord after the landlord sends the disposition letter. By law they have 14 business days.Thank you, and hope this answers their concerns. We have also responded to separate emails to them.[redacted]

They offer poor communication pre and post signing of a lease. Their documents are poorly and confusingly worded. As in the case of mine, the statues of the documents were out of date. In order to obtain any form of service from them other than delivering rent, in person is the only way in which things are resolved. Phone and email correspondences are either delayed or not responded to at all. Only their emergency repair services (e.g. air-conditioning/heating) are answered with any alacrity.

Thank you for the opportunity to respond. When [redacted] submitted her application, she was notified that there was an application ahead of her that it was being processed and that she would be second in line. She was notified on 6/9/2016 and on 6/13/2016 of the application ahead of her. We...

didn't process her application at all and after the first application was approved and the lease signed, we notified Kimberly on 6/17/2016 of it and let her know we would refund her application fee. This refund was initiated on 6/17/2016 the same day we notified her (please see proff attached) We have all the documents supporting our position as well as her reply to our emails notifying her. The tenant has the right to dispute the charges and the landlord has a chance to respond. The landlord has pictures of the move-in inspection as well as the inspection reports. They will compare the move-out to those and determine the normal wear and tear against actual damages. If the tenant feels the disposition of their deposit is not correct, they go ahead and contact the owner with their dispute. Again, the owner is who took care of the deposit disposition and will be the one answering their questions. We don't know what the disposition was since we don't manage this property anymore.I hope this helps answer his concerns.Thank you,[redacted]

They failed to disclose that there had been prior water damage at a resident in Mesa AZ. We've encountered Mold in to rooms of a house we moved into off of Brown and New Haven. We've been going rounds with these people about the smells coming from the house as well. Addressed in Sept 25 with Lisett Vasquez and now we're trying to get to the bottom of it by having to retain an attorney to direct us on how to address everything that was wrong with this house.

When we first came to the home to see it, the out side had a built in bbq, misting system and noticed there were no screens on the windows. We love the out doors and living life outside with out grand children. After moving in, we noticed the misting system didn't work, the BBQ didn't work and that the one arcadia window (slider) was missing a screen and we were told they weren't going to replace it and the other slider isn't working. This is a high end home that's been a nightmare ever since we moved in. It was like a bait and switch when we moved in. We had to fight for the BBQ to be fixed, but were told that's all the plan to fix. The sliders would not be fixed or replaced. Stone work is falling a part and I hope they address the smell coming from the one room we are currently dealing with. There was extensive water damage in the one really large room that we had to live through do to the fact Lisett would not tarp the roof as requested. Talk about some ignorant people. When we tried to address the smell, Lisett claimed she couldn't smell anything and left with out actually trying to help find the source of the foul smell that's been located in the house in the smallest room in the house. Currently getting ready to send out a remediation team to see if there's mold. By law they're suppose to inform you of mold removal and water damage before you move in was my understanding. To say the least we weren't informed of anything and after only a few months of living in the house I found an area in the master closet with black mold. upon dealing with the largest room in the house that suffered water damage and upon opening up the walls which would have not been done if I hadn't ordered a remedial team to open up and dry out the walls as water was coming down the walls like a water fall and soaking the carpet in the one room, we would have never known there was already mold in the wall and partially around the window, which had to be addressed. We've lived in the house for barely 6 months and we've done nothing but deal with repairs and really haven't even begun to really live in or enjoy the house. Now we're dealing with the foul smell coming from a room we go into to store things and work on projects like arts and crafts.

The mold issue here has really bothered us. Mold doesn't form this quickly and feel we moved into a mold infest home which was not disclosed to us and or this home has been maintained improperly.

The landlord was nice enough to replace the bbq because it was completely unusable. But all the things wrong with this house should have been addressed before we moved in and all I've done is fix and clean this house up. The sliders should have been fixed and put back on the house as well. This could be a beautiful home, but its been a real dump to live in.

Hopefully the smell will be addressed. I was told no other animals lived at this property, but there's a doggie door located where the washer and dryer are. I hope the rooms smells aren't a result of an animal peeing and in the room as when we first did a walk through of the property there was animal feces that had dried on the rug in the great room and the second large room. How disgusting is that and they said the rugs had been cleaned. I ended up bring having Stanely steamer come in and clean the rugs properly and the amount of filth that came out of the rugs was disgusting!!!! We also noticed that the room with the smell as several patch jobs around the light switch and behind the door showing something had to be repaired. Not sure what it was, but the room was never even painted over, either.
