I am rejecting this response because:After Reviewing your adjustments I still see charges I am not responsible for also I see other issuesbut to start off here are the items I do not dispute
Replace screens $68.40 $
Replace flood lights $6.00 $
Replace broken blinds $239.40 $
Full Clean $465.34 $
Caulking $21.60 $
Replace bedroom door from dog $125.00 $
Replace hall toilet seat $24.00 $
Reconnect all utilities $100.00 $
Total $
The Items I still have issue with
Issue
Replace smoke detector battery $12.00 $
According to the inspection done by 4th Dimensions the Company you hired to do the inspection only smoke detector needed to have it’s battery replacedAccording to your lease I can be charged per battery I still do not understand how you are coming up with a $figureI will pay the $
Issue 2Edge, remulch beds, treat weeds $137.00 $124.491) Edge, Rematch Beds, Treat Weeds, $137.00Before I left the property on the 17th of July the last thing I did was mow the lawn and edge and trim, also I have always followed the guidelines of the lawn treatment agreement with you company that you have records ofalso beds where just re-mulched last year as per the letter you sent out asking me toowhich I did and that was the last I heard of it. As the photo’s show the standard of John Reider Properties when it comes too Edging, Mulch and Weed ControlYou can not have a different standard from move in to check outAlso noted that there is no reference to this in 4th Dimensions Formal Inspection write up.Also when originally contacting Robin about the issue I had she stated in an email on Aug 25th stating1. Edge, remulch beds and treat weeds. The beds in front of the home were full of weeds and grass clippings at move out as evidenced by the photos. There are no clear pictures of evidence that this was not done at move in. Your move in inspection noted the beds weeded and mulched as OKAs a compromise, I am willing to refund the cost of $as it is obvious that you attempted to put the yard back into shape by mowing. There was no edging done to the property as evidenced in the photos
Issue
Clean Carpet with Scrubbers $250.00 $
Carpet Depreciation/Replacement $597.28 $
Lets start from the beginning back in when I did the original year lease Dina and I both had concerns about the carpet do to the traffic marks I was told by Lauren that the rug had been in the residence for years at the time and if we renewed our lease after the years the carpet would be replaced do to the time it had already been in the houseAt that time I took your companies word and didn’t bother photographing every square foot of the carpet because we thought it was something your company was already aware of
When I renewed the lease for an additional year in July of I had a inspection done by your company before I resigned the leaseI was told at that time by the inspector that they have always had bad dealings with that style of rug do to the fact you could never get the heavy traffic areas clean in it and he was happy that the company no longer had any cause you buy in bulkAfter talking briefly about weather to replace it or not I told him don’t worry about it cause we would only be their a year and then moving closer to the High School for my son to make it easier to go back and forth to schoolthe same inspection I ask for the paperwork and photos from your company and Robin said no tooShe didn’t think it had any bearing on the situation
In there was a small Patch of Damage to the rug do to watching my ex-wife’s dog for a night I notified your company sent photo’s and your company did a pre-inspection because we where moving in July to another of your properties closer to the high schoolAt that time you sent me an email estimating the damages at being around $for the rug damageAfter my move out I received a second email stating that you where charging me $For Carpet Damage $for Carpet Cleaning and $for carpet depreciationWhen I started Questioning the charges I got a whole lot of different explanations that would always changeFirst it was how much cleaning the carpet needed, too well we had to replace the whole carpet in the extra bed room do to the dog damage, too “oh by the way” we replaced the whole carpet in the entire houseSomething your company was going to do a year agoAlso it changed from the high traffic areas, too the dog damage, too the rugs where soaked with pet urine, but yet out of the years and multiple inspection by your company and 3rd parties nobody as every said that the carpets show any sign or smells of pet urineI have never been written up or notified about that till my last email with RobinWhy cause there never was that problem ever!
You claim that you had to pour out such expense to get the house ready for the new tenant that moved in weeks after I left they had already signed the lease before I moved out.
Well this is what I know
The carpet was already suppose to be replace do to your companies guideline and what you company had explained to me on several occasions!
The only problem with the rug was a small amount of damage and traffic areas!
The lease stats I will not be charged for wear and tear!
There have never been any complaints about pet urine in the carpet formal or not!
How can you clean a carpet that is no longer their?
You talk about the expense you had to go through but say nothing about the expense that I do from renting from you I was paying $a month for a house that if you bought it would have a mortgage around $to $a month a total of $52,and your having a problem with a carpet that was suppose to be replace for my family originally.
I will give you $for the minimal dog damage to the carpet that the dog created and that is it
And to think your company does this to families of service member defending our country just because you can get away with itcause they have to move don’t have a choice and can’t hang around here to fight itWell I’m a disabled vet and I live in this community so I have all day.Plus all photo’s, emails and documents will be provided to the Revdex.com for their review as I did for the Attorney Generals Office Complaint # CGS-13174So to RecapI will pay forReplace screens $68.40 $46.20Replace flood lights $6.00 $6.00Replace broken blinds $239.40 $105.60Full Clean $465.34 $465.34Caulking $21.60 $21.60Replace bedroom door from dog $125.00 $102.00Replace hall toilet seat $24.00 $21.04Reconnect all utilities $100.00 $100.00Replace smoke detector battery $12.00 $3.95Dog Damage to Carpet $297.28 $
