Complaint:
I am rejecting this response because: InspectPros has misstated the facts. 1) The inspection I paid for included a day warranty, which I paid extra for. I can provide the written statement from the Realtor if needed. It will be presented in court when I sue InspectPros. 2) I had HVAC contractors prior to the one sent by InspectPros who provided written inspections regarding the condition of the unit. 3) I did not request a written appraisal from the HVAC contractor and should have, but certainly under oath his story will be different when I call him to court. I did not request or ask him to lie, in fact, I was hoping his report would be different and repairs rather than replacement would be the course of action. 4) Inspection states: Condition: Service Air Conditioner (which means basic service may need Freon and clearing any dust). Task: Maintenance. 5) This does not indicate as documented in the HVAC contractor inspections: a)missing valve caps, drain pan rusted and disconnected, drain line corroded, no rigid gas nipple to gas valve.....Can these be replaced...No unit is too old needs full replacement. If InspectPros HVAC contractor can fix these and add Freon and add life to the unit they are welcome, but Frank Murillo the contractor said no to me...the unit had to be replaced. A Home Inspection is supposed to identify those issues that are a problem so that the buyer is not saddled with surprise costs after closing. Saying a unit needs maintenance does not come close to what was found by different HVAC contractors, yes including InspectPros inspector. If InspectPro had done their job and called out the issues with the unit...I would have had the cost of home reduced to allow me to facilitate repairs, but because they did not call out any issues, other than 'Maintenance' there was no way for me to know there were these many issues with the unit. Maintenance, means get the unit serviced, get the unit services means someone can come in and add Freon, clean out the dust and flow system. This unit needs more than that. How does an inspector miss disconnected drain hoses and a non-existent drip pan? A good one does not, because they would actually check the unit. My first contact was the Home Warranty, they rejected the claim because the issue was pre-existing and should have been picked up by the Home Inspector. If the inspector had called out the larger issues, then as I have said over and over....I would have gone back to the seller. But InspectPros did not do their job and did not identify that the HVAC unit needed so many repairs. I offered to have InspectPros satisfy this with their own HVAC contractor do the work, they have made no response to me directly. The 4th HVAC contractor, who will do the repairs has quoted$7,for the ton unit, crane, all work, permit and county Inspection required by the HOA. There are additional fees I want back...the HVAC inspections and the Home Inspection fee. Additionally, reimbursement for the amount of time I have had to take off of work to deal with all of this. There will also be the court fees...since it is apparent InspectPros is unwilling to admit their failure and do what is right, I have to take them to court also. They don't deserve an A+ rating when they do shoddy work, won't admit it, and then lie about what their HVAC contractor said
