When I spoke with [redacted] , I had noted to him that I did not see the bowing wall The reason I did not see it, due to and I stated to [redacted] that the Seller had personal belongings from floor to ceiling concealing the spot where the bow in the wall was I stated that there was a desk, with a hutch on top, a large banner hanging from the sill plate, a treadmill stacked with boxes and other belongings I cannot report what I cannot see There was a note in the inspection report stating such I suggested to him that he may want to contact his real estate agent and seek compensation from seller who concealed the bow I found out from the his realtor that there was a disclosure about the cracks in the basement wall but not the bowing wall I found the cracks which were not covered by belongings, and is stated in the inspection reportDid [redacted] and his agent do a pre-closing walk thru when all of the property vacated ie all personal belongs and furniture removed before the closing? Why wasn’t I informed of the disclosure prior to the inspection, when [redacted] had to sign off on itI did say I would refund his money due to the issue However he had to sign a disclosure form releasing me from any potential damages He stated that would be fine, but what about the bigger issue? Expense to repair would be larger than refund to fix the wall Therefore refund was never submitted The only reason I offered to refund his money is because I felt bad about the situation, however that does not mean responsibility is on me In a telephone conversation I told [redacted] that my wife would send insurance contact information to him When I spoke to my insurance company they stated DO NOT GIVE HIM OUT OUR PHONE NUMBER I have never filed a claim with my insurance company in 17+ years, therefore I was unaware of the process and time constraints The insurance company denied the claim due to failure of a signed inspection agreement, sent to [redacted] with inspection report that he received, but didn’t sign and return as the email requested Therefore insurance company did not send out claim adjuster to the property in questionI have not dodged or delayed this situation It does take time, and I am not the one making decisions for the insurance company, that is their process I let [redacted] know as soon as I received a certified letter in the mail that the claim was deniedOn a side note, his mother informed me that She co-owns a concrete company that employees her husband and son ***Sincerely, [redacted] DoehringTech Spec Home Inspection Service Inc

Re: Property of [redacted] ***, Loda IL I was contacted by phone on April 3th, from [redacted] ’s mother about an inspection I preformed for *** I was headed out of the house, told her I would have to look up report and contact her later I called on the 5th and the 6th with no answer No voicemail was left I received a certified letter on April 8th Office was closed I contacted [redacted] on Monday the 10th via phone call, and let him know I would check my schedule that afternoon and let him know when I could come out and check the basement wall A text was sent to [redacted] informing him that I could be out at p.mApril 11th He text back ”That good, we will be there” I arrived at p.mat [redacted] ***Loda He was not there, but his mother and father were present I looked at the basement wall and did see the bowing wall I stated I wanted to look at my pictures on office computer of the inspectionSpoke with [redacted] that afternoon letting him know that I did see the bowing wall during inspection Stated that the basement wall had several items, floor to ceiling, up against wall and large blanket with Logo hanging from wall My view was obstructed He asked when I would get my Insurance Agents contact info to him My insurance agent did not want me to divulge that information to *** [redacted] called early Thursday morning wanting to know if I spoke to my agent I hadn’t that morning, since their office was closed Around am I contacted insurance company and claims representative was out of the office due to a Easter vacation I asked if I could receive a phone call the following Monday morningI let [redacted] know by text and he stated “ Monday it is ***, no more delays, we need this addressed Monday morning” I texted him “this is not a delay, the guy is on a holiday break” On Monday the 17th of April, I did receive a phone call and spoke with my insurance agent He asked for information pertaining to the inspection, I emailed him said information immediately I emailed ***, letting him know all information was sent to insurance agent April 17th [redacted] mother contacted me again on the 17th , but I was with clients and could not answer her at that time No voicemail was left On April 19th at 9:am I received another phone call from ***’s mother wanting to know about situation I stated to her “everything was in the insurance agents hands at that time, nothing I can do but wait” She was rude once again and hung up, at 9:am I text her “You are not my client, your son was, I do not care to speak with you again on this matter, nor can I” Then I received the letter from Revdex.com claiming that the complaint was submitted on April 17th Complaint was customer service, as you can see from the account of my ledger, contact was ongoing between parties involved Information had already been sent to insurance company before complaint was filed Maybe [redacted] didn’t check his email on Monday morning I assume his mother filed complaint on his behalf I am not authorized to communicate with other parties unless written authorization has been sent to me in which no authorization has ever been sent to me from *** In the letter, [redacted] stated “that I missed the problem” which is incorrect I told him I did not observe the bowing wall due to the personal belongings and concealment of wall from owners of house during the time of inspection If [redacted] or his mother would of bothered to look up the state by-laws for home inspection in the state of Illinois, this is a visual inspection I am not to move belonging during inspection I suggested to [redacted] that he might want to contact his real estate agent about course of action against homeowners since this was not on the disclosure [redacted] DoehringTech Spec Home Inspection Service Inc
