The complainant has been provided with a Statement of Account, detailing how all payments have been applied over the life of the loanIf the complainant has questions about the ownership of the property, we would direct them to review the real property records for the property in question,and Document # [redacted] in particular, which lists " [redacted] , [redacted] " as the original owners of the property in question.The property was foreclosed upon by the Bexar County's Sheriff's Office on January 2, 2018, and struck off to Texas Tax Solution (TTS)At present, we are waiting for the foreclosure deed to be receivedOnce it has been received, the deed will be recorded into the real property records in Bexar County.TTS has made an offer to the original owners to redeem the propertyAt present, the original owners have made the requested payments, and we are in the process of redeeming the property to themIf they no longer wish to accept our offer, the original owners may instead pursue their rights under Texas Tax Code, Section - Right of Redemption.Once the foreclosure deed has been received and recorded, we will send a copy to the original owners along with a Redemption request for them to executeUpon receipt of the request, TTS will prepare a Quit Claim deed, conveying the property back to the original ownersThey will then need to record this deed in Bexar County with the County Clerk

Texas Tax Solution is unsure how to respond to this complaint. The complainant, Mr. [redacted], is not a customer of Texas Tax Solution, nor does he have an interest in the property involved in the complaint. On Monday, November 21st, I reached out by phone and e-mail to attempt to resolve this matter and to address Mr. [redacted]'s complaints, namely:* the signer was not authorized to sign* TTS sent Realtors to the propertyI explained that at no time has TTS sent realtors to the property in question, but that a foreclosure posting is public information, and could have been picked up by any realtor in the area, who could then have visited the property at their own initiative. I also explained that the signer of the contract was legally authorized to execute the contract in question, for which the complainant accepted my response. At the conclusion of that conversation, Mr. [redacted] then requested a payoff request form, and stated that the matter would be settled no later than Wednesday, November 23rd.Both myself and another of my employees responded to Mr. [redacted]'s request for a payoff statement (correspondence below). On Tuesday, November 22nd, I asked Mr. [redacted] to confirm receipt of my message (included below), which to date he has not done. At present, my office has had no correspondence from Mr. [redacted], other than his comment to the Revdex.com on Wednesday, November 23rd.Mr. [redacted] is correct in that TTS has listed the property for foreclosure once previously, when the Borrower was in default of their contract for non-payment. During the previous foreclosure listing, TTS cancelled the foreclosure in good faith, as the Borrower promised to a payment agreement, by which they would reinstate their contract. As we discussed, the property at [redacted]. is currently scheduled for foreclosure on Tuesday, December 6, 2016. To obtain a payoff balance on the account, please complete the attached form in its entirety. If you wish, instead of having the Borrower(s) ([redacted]) sign the “Borrower’s Authorization” section, you may reference the authorization that [redacted] forwarded to our office this morning. Please make sure to carefully review the form and fill it in completely: ·         Date of Request should be today’s date, or whenever we receive the request·         Requested Balance date must be 7-30 days from the request date. Note that you may pay earlier than the Balance date, as there will be a per diem included at the bottom of the payoff statement·         Address of property should be straightforward·         Identification number should be either the tax account, property identification number, or loan number. If the Borrowers have forwarded you a copy of the Reinstatement Calculation, then their account number should be included on this document. ·         Requester’s signature must be an original signature, and should not be a cursive font or typewritten characters Per your request, under separate e-mail, I will be forwarding a copy of the most recent loan agreement directly to the Borrower. I am rejecting this response because: I and my husband [redacted] are the owners of this property, this company continues to lies, if I wasn't the owner why does she continue to email me at [redacted], ask her this. The lawyer they are using is in their building and they are both in this together to get more money out of us. I will provide you with all the emails and where [redacted] even tried to increase the amount due to them each time we made a payment. She also said if we contacted the lawyer more fees would be brought against us. There was no reasoning with this company and I feel we have been taken advantage of money wise. Ask them to provide the payments given to them thought the year which were never applied to the loan only to the attorney fees. I have attached a few emails from [redacted] stating different dates that the property was in foreclosure which it was not per the courts at Bexar county. I will be going to SA to speak the the courts to verify if this even took place since we were never severed with foreclosure papers.

This property was listed for foreclosure by the Bexar County Sheriff's Office on January 2, 2018. As there were no bidders at the public auction, the property was struck off to Texas Tax Solution on that date. The complainant may contact the Bexar County's Seriff's Office at [redacted]...

if they have any questions about the foreclosure.Texas Tax Solution has been in contact with the owner, who is currently negotiating to redeem the property. (Please note that the complainant is NOT the owner of the property, and has no legal right of redemption.) We have come to an agreement with the original owner(s) and are planning to redeem the property, once we have received the foreclosure deed from the Bexar County Sheriff's Office. If the owner is dissatisfied with the offer from Texas Tax Solution, then we would recommend that they pursue their rights under Sec. 34.21 - Right of Redemption under the Texas Tax Code.
