Ms [redacted] had a dog - it peed in the carpet They rented a rug doctor - that didn't work to get the smell of the dog pee out of the carpet We used a truck mounted system to have the carpet cleaned and urine treated Also, there was dog hair etcin the home We had to send out the crew 2x to clean, because the utilities had been turned off This is quite simple, the tenant has an obligation to turn over the home as they found it, professionally cleaned, they did not We acted in accordance with the lease agreement Best regards, [redacted]

There is not a link for me to click, so I will respond here #1f497d;"> We do not feel that the complaint paints an accurate picture of the issue The e-mail reads as if we received a service request and ignored it for months – that is not all the case Ms [redacted] has a home warranty, and we had been instructed to work through the home warranty company for repairs We immediately notified AHS of the need for the repair When a home warranty company is involved we, nor Ms [redacted] , have the ability to pick the vendor It took nearly a week to receive a response from AHS, and to be assigned to a plumber The plumber then called the home owner and not the tenant as instructed to set up an appointment, causing a delay Once they finally made it to the home, there were parts of the repair that were not covered under the home warranty policy We have a limit of $that we can spend without the owner’s permission under our contract without the owner’s permission So the plumbing company simply left The owner then approved the amount of $for the repair, and it took nearly another weeks for the plumbing company to come back out(Again, we did not choose the vendor, and were acting under the home owner’s instruction to go through the home warranty company.) We fully agree that the matter could have been solved much faster, and had we been able to choose the vendor and to coordinate the repair, it would have been I believe that there was a communication issue as regards to the Handy man I have provided you a full e-mail chain – please pay attention do the dates Ms [redacted] had previously let us know that she was having repairs done in the home, and was going to have a handyman working for them in the home On Friday, April 4th, we let Ms [redacted] know what needed to be done, and what we felt that the tenant should be charged for; we also let her know that we would not be able to do it on the same day (Friday) , but would have it done the next week, or if Ms [redacted] wanted, as she has with previous items, she could have her person, who was already going to be in the home complete the work, and to let us know what the charge was for those items, and we would deduct it from the tenant’s deposit – we gave her an option, we did not say that we could not / would not do it On Monday the 9th, Ms [redacted] wrote that she was going to have her person do the minor repairs (see below) Also, please note the dates on the e-mails We communicated consistently, and did not hear back as to the handy man charges from Ms [redacted] for weeks Prior to this complaint, we had already processed the deposit and the payment of the portion due to the [redacted] ’s, and have since closed out the account and sent back the repair reserve Finally, I have had a good relationship with [redacted] She knows that I own the company, and we have spoken numerous times over the past couple of years I would have appreciated her calling me to let me know that she felt like she was having a problem, and I would have immediately worked to resolve the issue I did call her after I was made aware of the complaint on Wednesday of this week Best regards, [redacted]

1.) She was charged what she was supposed to be charged. Paypal was used because they could not follow instructions that over other people have been able to follow without problems

*** *** claims have no basis in fact. As of the date she filed this complaint, we had filed an eviction for her failure to pay rent. Her comments are untrue and slanderousAttached you will find a copy of the following combined in the attached file:

Day notice to pay rent or quit (Required to post by law before filing eviction) The rent is due on the due date without noticeA copy of the tenant ledger indicating that she sent in enough funds on June 3rd to pay the May rent, late fees for May, legal fee for filing an eviction, and partial rent for the month of June
As June is not fully paid, we will file another eviction as we are entitled to by law and by contract
We have done nothing wrong, we are simply enforcing the contract between the landlord and the tenant - doing the job the landlord hired us to do!

Once we received the forwarding address, a check was cut for the security deposit due. This has already happened

Unfortunately it would be against the fair credit act to attach the complainants credit score to this response.  I really wish that it were not, as it is crystal clear that we are following our standards.  They have asked for a copy of their report, which we are also not...

allowed to share.  What they will receive is an AAL (Adverse Action Letter), which tells them how to receive a free report in compliance with the law..  We follow the fair housing rules and treat every person who applies equally.  As is well reported, nearly all consumer credit reports will be different - they are not all the same.  We pull each person who applies on the same system, so that each person is judged using the same scoring model, that is all we can do.  The applicant does know that she has a credit score from pulling her own report that is in the range requiring the security deposit that we have told her.  It is likely that it is the same bureau that we use.  Again, in order to treat everyone fairly we use the same bureau for everyone - we can't  help it if that bureau as a lower score than the other bureaus that she pulled.  There is nothing that we can do, as we are following our written policy to which the tenant has agreed.  Further, the tenant has agreed to not publically disparage TexasRenters.com in any way, so long as we are following our policy.  Specifically, in this complaint she has stated that we are acting fraudulently, which is very incorrect. We would request that you remove her complaint.

The tenant was attempting to reach us for a non-emergency on a Saturday, which is outside of our normal business hours.  We did reach out to her, and I believe we have addressed her concerns, and those that have not yet been addressed will be on Monday, during our normal business...

(Again, we did not choose the vendor, and were acting under the home owner’s instruction to go through the home warranty company.)  We fully agree that the matter could have been solved much faster, and had we been able to choose the vendor and to coordinate the repair, it would have been.
