Repairs were completed, however, the issue is still happening. Some maintenance requests have also been ignored.
The dishwasher is not draining properly. Maintenance came out to 'fix' it, however, it still does not drain properly and the odor that fills my apartment when I tried to use it is horrible. There is no way this dishwasher is safe to use. The water that collects at the bottom of the dishwasher even has a dirty color to it. My fridge also broke in the first week I moved in and it took my a few maintenance requests and taking a day off work to go into the office and complain before they chose to fix that as well. It is working (for now), but I will keep you updated about the progress of that. The last maintenance issue I am having is a leak in the door frame when it rains, but I guess that issue is not important because I have not heard any response about that and it has been 4 days. I plan to pay for s professional mold inspection because due to their current track record with me, I am sure this is not the first time this type of request was ignored. I also think it would be important to point out that I have had all of these issues and have only been a resident for 1 month.

Desired Outcome

I would like for the dishwasher to be replaced with a new one because I don't think it is safe to use after it has sat that long with water at the bottom. I would also like for them to address the leak in the door frame.

Thank you for giving us the opportunity to address these concerns. There was some delay but the service requests were not ignored, however the communication should have been better. The frig was checked again on 2/27/20 and was working properly. A new dishwasher was ordered 2/27/20 and will be installed when it arrives early next week. The blowing rain had caused the patio door upstairs to leak. That was contracted out and repaired today 2/28/2020. We will also address any water spots on her door frame in this unit. I have also notified the resident as well.

The toilet water keep overflowing and will not go down and feces is left in the toilet because it will not go down. Made request to get it clean and still no server came to clean. So we have to leave our own apartment to use the bathroom when we shouldn't have to because we paying rent to get all this stuff down right of way, not in three weeks. Can't even invite people over because of this situation. Since January 13, 2020 we been trying to get this problem solve.

Desired Outcome

To have someone to come and fix the toilet the right way and deep clean the bathrooms.

Replaced both toilets in the bathrooms.

Not refunded my money and Bad customer service. Called so many times and No one cares in this place.
I have applied there for rental place. They charge me almost $250. The breakdown was $150 for admin fee plus $50 each for applicant. Me and my friend applied. They have denied our application because of our credit. I called they so many time and was on hold for 30 min. Last time I called they told me Manager will call me but they still didn't call me or never return my money $150. The agent who answer she told me my application was denied but I have to applied in liberty mortgage or something that I didn't do that's why they cant return my money. When I went to look at the rental place the agent never told me about it. Plus they gave me wrong information and told me that between me and my friend we will be approved. Because I have 800 plus credit score and my friend had poor credit score. But they agent misguide us and don't want to return my refund money very bad customer service.

Desired Outcome

I need my refund back $150. They have charge me $250 the breakdown is $150 Admin fee. $100 for 2 applicant. I would like $150 back.

Our Statement of Rental policy states the administration fee is non refundable for any reason except if the application is denied and there is no false information on the application. Applicant was pre approved with our third part vendor as a co- signer. Applicant chose to not move forward with the application. We apologize for any confusion or inconvenience. We have issued a refund in the amount requested of $150.00.

I terminated my lease due to the lost of income. I was told what my ending balance would be if no damages were not added.
I was sent a bill for damages. Which is so very untrue it was said the carpet in the hall closet was missing and vinyl tile in the bathroom. First there was never any carpet in the hall closet neither did I know there should have been any. Why would I pick up carpet it just doesn't make any sense. Also, I made to work orders for the toilet leaking and one for over flowing. And if you see the pictures you can see the same discoloration in the lining of the tile and you can see it from the water running under the tile. They are trying to get me to pay for something that was cause due to the laziness and hard head maintenance who don't listen to the tenants concerning the problem. Then they not doing their job completely never putting carpet in the closet neither do they have pictures showing there was carpet on the floor in the closet the day of or before my move in. These people a rip off, bad business, and dishonest

yes, I accept the damages being removed from my bill and would like the company to send me certified documentation to my living address, so I can have it notarized and begin the payment process

Toilet not working for 10 days and need to be replaced. Roaches in apartment.
Toilet started giving problemsabout 1 month ago. Send an email and put ina work order to fix the blinds which fell down and the toilet problem. No one came until 3 weeks later. His name is Jose and he said he is the Manager of the Maintenance department. Per Jose he have to replace the toilet and blinds. He will put the order for the new toilet on June 24, 2019, and replace the toilet on June 26, 2019. To date nothing has been done. When I called on June 26, 2019 they told me the toilet came and was broken and since then I have not heard anything from the leasing office. They have one water meter for 4 apartments and when the bill comes it is divided for each apartment. I don't have a washer or dryer and I don't use the dishwasher. I am being charged a high water bill and they cannot explain. When I asked to see what is being allocated they refuse to show me what is being allocated.The blind was never replaced.

Desired Outcome

I need the repairs to be done. My husband does not have a toilet to use and he has to go to Walmart, Seven Eleven or McDonald to use their bathroom in the morning.

Thank you for the opportunity to address your concerns. In regards to the toilet, the technician checked it out and stated it needed to be replaced and it was ordered. Upon receipt we realized it was cracked and had to send it back and wait on a replacement. As soon as it arrived it was replaced which was on 7/11/19. This is a 2BR/2Bath apartment so there was another toilet available.

We found no service requests for pest control for roaches. We cannot treat or fix what is not reported.

In regards to the water, these apartments are not individually metered. We are on a reputable billing system commonly used in this industry which bills by a formula based on the number of occupants which we have explained. We also use a reputable billing company. The resident signs a utility addendum upon move in that is part of the lease. We hope this information helps. Please contact us with any other questions as we are here to help.

Black mold on move in. My roommate and I got sick. They said it was dust. Then attempted to "clean" twice. They didn't clean they just spray painted.
My roommate and I moved into one of thier apartments at the Abbey at Northlake on the 6th of November.We got our keys and were stalled because they were cleaning the carpets. The maintance manager said the apartment was clean and ready for move in. We headed off to our apartment only to find black mold everywhere. As soon as you walked in you got hit will a wall of musty air. I couldn't even move my stuff in. After being in the apartment for ten minutes I had trouble breathing. My throat closed up. We had instant headaches that would go away when we went outside. My eyes were bloodshot and running. Coughing constantly and nauseated. I said I cant do this so I decided to sleep at my family's house over an hour away. It was that bad. I instantly went to the leasing office and was talking with the property manager and maintance supervisor. The maintance manager at first said its just dust and tried to push it off as that. I don't like when my intelligence is insulted. I wasn't born yesterday. Then I showed them the pictures and their tune changed. He apologized and said that apartments power was turned off. How do you turn off power in Florida at the hottest most humid time of year? Incompetence or Negligence? Or both? I said I wanted to have the entire hvac system cleaned properly. The vent/ducts/intake/evap coils/blower etc. I also stated that for ever how long this takes to repair I do not want to be paying rent. I cant even move in my bed and stuff in fear of damaging my furniture. They said that they would send the cleaner over to clean up the vents on Thursday the 8th and the duct guy on Friday the 9th.In the meantime I stayed with family over an hour away. I came back up Thursday morning to see what the cleaner was going to do to remedy this situation. When she arrived in the morning I showed her the vents. She replied "I don't mean to scare you but that's black mold. You have to have the whole system cleaned. Im sorry who cleaned this apartment missed this." I said the duct guy is coming tomorrow to do that. She was appalled with how gross the apartment was. The windows were not cleaned as well. She cleaned the vents and windows to the best of her ability but said that the vents should be replaced entirely. On Friday 9th I was at work so I did not see what they cleaned. I came home from work and it smelled better but I was only smelling the fumes from the paint. I was still experiencing mold related issues,(sore throat, hard to breathe, sinus pressure,headache etc.) Later that night after the fumes dissipated I could smell musty air again. I decided to check the air intake and noticed black mold on the wood beam in the air intake. the intake wasn't even touched. They just sprayed the vents/ducts with paint and didn't touch the intake or hvac system. I worked all day on Saturday so I wasn't able to contact the office. They are closed on Sundays. On the 12th I went in first thing in the morning to speak with the property manager and told her that the intake was never touched along with the hvac system. She sent that contractor back out when I was not home. Luckily my roommate was and talked with him about the situation. The contractor said that smell is probably coming from the coils but we don't do that. He left a card. HE WAS A PAINTER!They were supposed to hire a AC/Duct Specialist. If I didn't check the intake I would be breathing in Black Mold for rest of my lease unknowingly. I can only imagine how many people they do this too just to try to save a few bucks and cut corners. I went in today and spoke with Edrenda not the PM because she was off. I told her the mold is still present after the "cleaning" and that they hired the wrong contractor for the job. She said how do you know its mold and tried passing *** off as dust. I feel like I'm taking crazy pills with the incompetence of this complex.They put us up in a hotel on the 14th for 2 nights to "clean"after I contacted corporate. They didn't clean, they painted Again

Desired Outcome

I want a proper and certified hvac and duct cleaner to actually clean the ducts not spray paint over everything. You can see all the dead bugs and spider webs painted white. That was supposed to be cleaned aka removal of all dirt dust and debris. Painting over black mold, dust,dirt, cobwebs,spider webs, dead bugs isn't cleaning. It's a half assed job. Or I would really like to be released from my lease. Returned every cent. And to pay the additional 15 days I would have to pay in June. I leave to go up north on Memorial Day so I would have only paid for 5 days in June on a 7 month lease. Now with starting a new lease let's say on the 21st would cause me to pay 16 days more than intended.

Thank you for allowing us the opportunity to address this concern. We take any reports of mold seriously even though mold is found virtually everywhere in our environment, both indoor and outdoor and in both new and old structures.

Upon notification that the residents were concerned about mold on their AC vents and ductwork, the property manager and maintenance supervisor went to the apartment immediately. After they viewed the vents, with what could have been dirt or mildew, they scheduled the vents and ductwork to be treated and cleaned by a certified vendor as a precautionary measure. The vendor came out the following day, treated and cleaned the vents and the ductwork. The supervisor came and inspected the job the same day.

The residents went back to the apartment and complained about allergies and that there were still problems. We immediately offered three options. The first was to be released from the lease, the second was to transfer to a different apartment and the third was to stay in the apartment and we would have the vendor come back out and treat and reclean. In addition, we offered 1-month free rent if they elected to stay at Abbey at Northlake. They chose to stay in their apartment, so we put them in a hotel for the next 2 nights while the vendor came back out and treated the vents, re-cleaned the ductwork, and painted the areas. We also replaced the air handler with a brand new unit and cleaned the coils, just to make sure the system worked at the highest level.

The residents still stated they were still allergic and wanted to move out and once again we agreed to release them from their lease, so they have now moved out.

It was not remediated properly. I had it tested by a certified and licensed contractor after the three attempts. 7 different fungi were still detected in that apartment. Including black mold. The contractor told me after he got the results from the lab that I should be wearing a mask in their. My roommate and I both got sick. We both went to the doctors and we both want to be made whole again. Medical bills, missed time from work, lost furniture, enviro test, etc.
