I am rejecting this response because: Severalconcerned neighbors have been monitoring the sprinklers, and they have been running more than "2nights a week" along with them running into the streetAlso, other neighbors have recieved notices from the [redacted] saying their account is multiple months past due and have hd their water shut offAs for the exact amount we are being charged monthly for waterHas to be more than what the city is acually charging based off of the notice some neighbors have recievedIn regards to the rent being compable to the surroundin neighborhood, a 1800sq ft single family home is renting for 1400-1700$ a month, which is hundreds less than what they are trying to have us renew our leases atRegardless, the complait spoke to the issue of them not giving proper notice for higher than 10% rent increases and how they went about resolving the issue

April 28, Thank you for taking the time to write me with your concernsAs you know, The Arbors at Antelope is an extremely large and unique community with over acers of land and homesThese homes and the land they are on were once the old officer housing for the now closed air base That being said, a community as old and large as the Arbors does have its challengesOne of these challenges is how to conserve water in this time of drought, while at the same time ensuring that our trees, landscape, and natural habits do not dieYou will be happy to know that we have not been fined for our use of water, nor would we ever pass such a cost onto our residentsI am also proud to say, we have dropped our water use by over 40% (Year over Year) Also the water irrigation system is not potable water, and it is on its own metered system separate from the homesCurrently we water the areas only around the homes at nightThe sprinklers only come on twice a week and are on timers that shut off after minsThe sprinklers were completely shut down from September until AprilAs for renewal pricing, it is true that we have seen increase to the rent in our community, unfortunately this is not just isolated to the Arbors, and we do strive to keep our prices competitive with the surrounding marketIf you have concerns with your specific renewal offer, or the timeliness in which it was sent to you, please feel free to stop by the office and speak to me personally I hope this letter has help to clear up some of your concerns, If not, or you have any other questions please do not hesitate to contact me Once again thank you for voicing your concerns [redacted] Senior community Manager The Arbors at Antelope

Thank you Mr [redacted] for the opportunity to respond to this resident's claimsAs you can see in the attached documentation we have responded appropriately to all issues reported by these residents-The broken pipe was caused by tree roots during a storm, but there was no water found inside the homeWhile the repairs did end up taking one week to complete from the time of the initial call, the residents were never displaced from their home or without waterThe Community Manager at the time and our Maintenance Supervisor, who is still working here at the property today, made several contacts with the residents at that time and made sure they were satisfied with the repairs both during and after project completion-Work orders- I have attached all work orders we have for these residentsAll showing completion within hours including the one in regards to an oven not working - Raising rents- These residents did not have even one increase in their rent in the time they lived hereIn fact, I now see that they were supposed to pay month to month charges beginning in August of this year, but those charges were never added to their ledgerThe chart attached shows all recurring charges for this unit since they moved in on 9/10/Not one increase- Barking dogs- this complaint was followed up with immediately and when our leasing consultant followed up in the office at a later date by asking [redacted] specifically if the barking had improved, [redacted] said it must have been her mother who complained because she herself had not heard the problem I have worked at this property since the end of May and have not heard any complaints from this householdWe have an online system for communication for resident convenience and I do not see any communication history for us to address I sincerely believe the reason she reached out to the Revdex.com is because just hours before this complaint was submitted she was informed of her move-out chargesShe will not be receiving any of her deposit back after all charges for item removal, cleaning and paint and was extremely upset after learning of the chargesI have attached photos of her home's condition after move-out just in case it may be helpful or if there is another response from her about that Thank you and please let me know if there is anything else I can offer to help [redacted] | Assistant Community ManagerThe Arbors at Antelope [redacted] *** [redacted] *** [redacted] [redacted]

I am rejecting this response because:We have had nothing but issues with this propertyWe had to move because of their negligenceI did not even mention the deposit whatsoever, that is something that they are now trying to do because I filed this complaintThe response of this business speaks to their utter disregard for their actionsThere should be a law against retaliationBottom line is they need to pay for our relocation fees, which displaced our family because of our terrible living conditionsThis property did nothing about the dogs and the non stop barking all day longWe complained over times and they did nothingI work from home the nonstop repairs and barking made it too much to bear for my familyWe left the Arbors at Antelope because their management does not care for the well being of its tenants or their living conditionsNo repairs were ever done to our apartment when we needed- we were lucky if anyone answered the phoneIf we ever had a complain and wanted to leave a message for management the office said management is away and would send us to voicemailWe would never get a call back and many times I had to get off work early just to go in to talk to someone to get anything done- after days and days of trying to contact the office.I had to take off work many times because of the repairs that were done when the pipe exploded and I received no compensation for missed workThey had contractors in and out of our house and left us in a home in terrible conditions soaked with water and fans that did not workHow is that ok? Not a credit on our bill nothingThis place is down right scamming residence and they need to be held accountable for their actionsAll of my neighbors had the same to say about this property.This is not about a deposit, even though now it should beThey are doing everything in their power to keep me quiet and I will not go away until they do what is rightThey are responsible for our moving situation and all of our money lost due to their negligenceThey need to reimburse us for our moving expenses which total more than $I am only requesting one months rent of $for all of the inconvenience that this has caused my familyThis is more than fair, this is honestly my first avenue before I take this situation to courtI would like to get this matter resolved at a lower level but I am willing to use other means if necessary

May 12, 2016 Thank you for your response to my previous attempt to answer your questions in the best way I could. Often times I find it better to meet people in person, my communication skills are much better in person. For this reason, I would like to remind you I am always available to meet with residents in person. I feel I will better understand your needs if we can meet face to face. In the first paragraph of the second letter you mentioned “Concerned neighbors have been monitoring the sprinklers” As I said in my first letter, currently we water the areas only around the homes at night. The sprinklers only come on twice a week and are on timers that shut off after 30 mins. If you know of an area where this is not the case please feel free to stop by the office and let us know, it could be that the timers in that area are not functioning correctly. As for past due accounts, we do pay all water bills on time, recently, last week to be specific, the Water Company made a billing error and sent shut off notices to 36 homes . Once we discovered this I contacted the provided and stopped the shut offs.  The water company did acknowledge to residents that the mistake was on their part, not the community. If your home was one of these and you would like to speak with me further, please feel free to contact me at the office. As for renewal pricing, I stand by my comments that we do strive to keep our prices competitive with the surrounding market. Of course you can always find something cheaper or even more expensive. Business states that the consumer has been refunded the $200. The check was sent out on Friday and should be arriving promptly.

I am rejecting this response because:We have had nothing but issues with this property. We had to move because of their negligence. I did not even mention the deposit whatsoever, that is something that they are now trying to do because I filed this complaint. The response of this business speaks to their utter disregard for their actions. There should be a law against retaliation. I am only requesting one months rent of $1660 for all of the inconvenience that this has caused my family. I would like to get this matter resolved at a lower level but I am willing to use other means if necessary.

Review: The management company directly violates the drought water laws and runs sprinklers for 45mins plus, regardless of weather, and passes the violation cost onto the tenants. We pay a minimum of 130-150$ a month for water/sewer/garbage, yet we are not metered, nor can we control sprinkler settings. Sac utilities are for residential homes run bi-monthly for less than 100$ and water also runs bi-monthly for less than 100$. Are they profiting the extra money?

They were also in the habbit of offering lease renewals for more than a 10% increase without the proper 60day notification. When confronted they extended every one's lease they were in viloation with the additional days to make it fot within the 60day time allotment. The lease renewal rates are also higher than the new rates postes on the lease options of their website.Desired Settlement: I would like individual cost assesments per unit. And I think the billing should be addressed and usage of water better monitor/adjusted and stopped to stop the fines we the community citizens are most likely paying for although it's Beyond our control.
