Unfortunately, rent was late for this account for the month of October. The signed lease agreement for each resident states that rent is due on the first of the month, but late fees are not charged until the fourth of the month. On the fourth of...

the month, any resident that has not paid rent receives a three day Demand for Rent or Possession. The Demand for Rent or Possession explains in writing that the rent is late and that late fees have been charged to the account. Furthermore, payment must be made in certified funds for the rent to be accepted and the payment must be made by the end of the third day or the attorney's fees of $245.00 will charge to the account. The resident tried to make a partial payment with personal checks as of the fifth, but the payment could not be accepted and a letter was sent to the resident to explain that we needed payment in certified funds for the full amount due. Payment was not received as of the morning of the eighth and attorney's fees charged to the account. In an effort to help the resident, we did offer a one-time courtesy waived late fee and the resident made payment on October 10, 2015. The account is currently in good standing and there have been no additional concerns expressed by the resident.
