It is our procedure to put a lockout on all vacant properties Inside the lockbox is a key to the houcould be a copy of the key that we made at our office or it could be the original one that the property owner gave us I have no idea what color key the property owner gives when we first take on management of the house We had a second key at our office that we would use for "showing" the property So, when I returned the house key, I left the key that we used for "showing" on the kitchen island along with the garage door remote We do not have keys for the mailbox nor did we ever have keys for the mailbox I then left the house, removed our company lockbox, took the key out of the lockbox so I could lock the deadbolt I removed our company sign and left the property Once I returned to my office I removed the key tag from the key and threw the other key away in the trash as I had no use for it any longer The property owner only gave us one key and as long as one key was returned, regardless of the key color, that should be good enough.Per the owner statement that I submit earlier, the statement showing the time period July thru 2/27/2018, there are no December charges Everything has been written off per my previous statement There is nothing else to be written off, credited, removed, etc We worked for months trying to rent her house and we were paid for months There is nothing else to adjust and there are no more keys to her property[redacted]

I am rejecting this response because: The business was given a silver key and gave me back a gold colored key. The business has yet to return the original house key and mailbox key. When I returned to the house, the front door deadbolt was locked from the outside. I need the key that [redacted] used to lock the door when she locked my rental house as well as the mailbox key. Also, unwarranted charges were as a result of the business’ breach in our contract. I did not receive credits to off set the charges stated on my December statement.

Worst experience ever Oh and to anyone who leaves your boat with them and you have equipment your selling with it, don't expect to ever see it againThey couldn't find mine so they told me to pick someone else's property out and just take itI swear to God this happened That says all you need to know about this company but, there's more
I just wanted to write and let you know what I thought of your business We thought we would try and sell our boat through you because you looked like a company that had their stuff together
I brought my boat to you and both the boat and the upholstery was in good shape, No tears or worn spotsWe also were selling our boat with a ton of extra stuff like almost new vests, a wake and knee board, matching boat dock bumpers, an expensive box anchor and beach spike all in matching bags The salesman told me he was going to not only have our boat on your web site but, on several others I dropped my boat off thinking it would be in good hands and sold with no problem I checked back on your site and found that my boat was not on the site for weeks I contacted the salesman and he said he would look into itI trusted him I checked back a week later to see if my boat was listed and found that it was still not listed I called the salesman and he said he would take care of it (He never did since it was listed for months)
I continued to check back months later on your web site and my boat was either not in the right listing or not on the site at all I really regretted ever selling my boat with your company I was locked into a month contract or I would have picked up my boat much sooner
Thank God the day finally came to pick up my boat so I could sell it myselfWhen I picked it up I found that it had never been covered although it had a bimini and a coverThe back seat rest was torn and ruined from the sun It looked bad I took that as the salesman did not give a rats *** about my boat When I asked for all of my equipment I was taken to a back room where I saw boat equipment thrown everywhere with no order at all I was given a plastic trash bag with the vest and boat coverI asked for the rest of the equipment and I was told to look aroundI found my knee and wake boards but, I had problems finding the box anchor and the beach spike I finally found the box anchor buried under other people stuff I could not find the beach spike or the matching dock bumpersThe salesman told me to just pick out another beach anchor and boat bumpers and take them Now this is where I totally lost my mindI am being told to take someone else’s property I immediately figured out what happened to my property I knew then just what kind of business this was
I didn’t say anything because I was concerned that I was going to be charged some unknown fee for not leaving my boat there another monthsI read the contract and I saw that there was a penalty for taking the boat soonerI actually thought my boat was being held hostage because of your contract

I am in receipt of the complaint and I must say this is the first I am hearing about some of these issues. I was aware that the company hired to give a bid (which the owner requested) for the tree work did do work that was never authorized by the property owner or by Mill Creek-they simply
made a big mistake. The bill may have appeared on their monthly statement, but it has been removed and we told the owner of the tree service company that they could not bill for this as it was unauthorized. They agreed, cancelled the bill, and we removed it from the monthly statement. It was a mistake by the tree service company-not Mill CreekWe did not breach our contract but the property owner received $worth of tree work for free. I have removed all the charges for unpaid management fees and unpaid landscape maintenance fees from their statement and it now reads zero due. I removed the "for rent" sign, and the lock box from the property in question. I left the door key and the remote for the garage door on the kitchen island. We did not have a mailbox key.My staff had discussed with the property owner on several occasions that the rent needed to be lowered as we were not getting any one interested in renting it at the listed price. The owner did not want to lower the rent and therefore the house continued to sit vacant. This house was on the market from July till now at the same rental amountWe went months without being paid for our services and the gardener quit after not being paid for months. When my staff received the certified mail I was out of town and they told the property owner that when they responded to her by email on January 30th. They should have let me know about this when I returned but didn't. I will apologize for not addressing this sooner but again, this is the first that I am aware of some of these items. So, I have now revised the statement and written off months of management fees that went unpaid, which really shows her breaching her part of the contract and also advised a gardener that he would not be paid for months of service that he performed.I will be mailing the property owner a corrected statement today and hope that will bring this matter to a close.*** ***

I had an offer accepted on a boat - They told me it was in very good shape and I was getting a good deal
Flew down, rented a car, hired a surveyor, arranged lodging, and came down to check it out - It was a good value to me if it worked as advertized, it failed the sea trial - one of the engines was crippled - the boat had insufficient fuel to test the generator - we left without any fuel to start -
was told "we will fix this and make it right" - then told they were putting in a rebuildt motor - I shared the results of the survey with salesman - didn't ask for any repairs
or change in price - The major issues had been resolved, just needed some clarification and additional discovery -
The owner called the deal off - Refused to talk to me - instead operated thru his salesman, who kept telling me "I pushed too hard" - "it was a year old boat" - "I worked all day on this sale"
Bottom line- my offer was accepted, they said they would fix it, then went back on their commitment
I wouldn't share a lifeboat with this group

Our application fee is $30.00 per adult/married couple. [redacted] paid $30.00 for his personal application and $30.00 for...

his roommates application-not $60.00 for himself.
In speaking with our receptionist who dealt with [redacted] he did not ask any questions about our requirements. Had he asked he would have been advised that we were looking for a credit score of 600 or above, income 3 times the rental amount and good landlord history.
He and the roommate were second in line for an apartment but it was rented to the first applicant. He then came in and stated that he was in a hurry and applied for another apartment which is when we collected his application fees and supporting documents.
Due to credit reasons his application was not approved and it was explained to him. He stated he was aware of his credit. He was told that we would supply him with a copy of his credit report but he did not want one.
We used his $30.00 application fee with the cost of the credit report and in office processing time. Thee is no refund due. I will mail him a receipt today explaining the charges.

(The consumer indicated he/she DID NOT accept the response from the business.)
at the time that I paid the $60, I asked what the requirements were... as I told the office manager, I know what my score and the score of my fiance are... we're trying to fix that... but I was never told upfront what the true requirements were. had I been told, I would've never bothered anyone with applying...
and in regards to the receipt, I was denied a receipt by staff... the state of CA renter laws state they are entitled to out-of-pocket expenses only... since the personnel and their time in the office are covered by the services the provide... and they are there whether my application is there or not...
I'm due a refund of the funds not used for out-of-pocket expenses, under CA State Renter Laws. I provided a copy of the guide I'm quoting to the office manager, [redacted]...
Final Consumer Response /* (4200, 11, 2015/11/04) */

the gal at the front desk, [redacted], it was friday afternoon, I was returning a key from looking at apt [redacted] of [redacted] on [redacted] in [redacted] I asked her, because I didn't want to waste my money... are there any "special" requirements before I spend this money? she told me, just the standard stuff, we check to make sure you [redacted]'t have any evictions... I was looking for a place for myself and my fiance... I [redacted]'t have the luxury of wasting time or money... not in this economy...
yes, your application does specify a "non-refundable" fee... but that is not in line with CA Renting Laws... I'd have your attorney check that again... the CA Dept of Consumer affairs gives sample applications for renting... they all include a lower half page receipt for the rental company to fill out and give to the potential renter... even those do not give the rental company leeway to cover costs within their office... doing it the way you are, you are breaking the law and putting distrust between your company and the general public... you make it seem that you are profiting from the rejection of applications, and that is why the law doesn't allow extra for your internal costs... unfortunately for you, the law currently sides with the renter, or potential renter as a protection from such actions...
the only reason situations like this have not been pursued is because of the small amount of money involved... but, despite how this turns out between you and I, someone will eventually take these principals to small claims and set a clear precedent to affirm the current laws... if there isn't one already... I haven't looked into that...
in my personal opinion, although it doesn't matter here, it's morally wrong to not be clear and upfront in writing before any contract is executed... if Mill Creek were my company, and I had such policies to use credit scores as a determining factor in renting a property, then I would put that in writing on the application... just about anyone with a credit card these days is getting their scores for free and should know where they stand... as I have multiple cards, I always know where I stand...
as I've said before, and even stated to the gal who called me with the bad news from your office, the negative credit on my report was old... and my attempts to get it removed have so far failed... but no leeway was given to my explanations... lol, even a bank would have some compassion... I felt the whole experience was a ripoff... from my point, I got my name pulled through the mud, I was turned down for a step that was to be beneficial in my life, I applied to places within my means, I applied to places that I felt were a proper and safe place to be, and to make matters worse, I paid Mill Creek for it... so I paid you to do this to me... that's funny...
I haven't made up my mind whether I will pursue this further or not... but from my point of view, I think it was wrong for many reasons... as I've explained in part here...

Who did you ask about our requirements? Everyone states you did not ask and there is no reason why they wouldn't tell you our requirements. We do not want to waste your time and money nor ours.
The application that you filled out states that there is a $30.00 "non-refundable" application fee for each credit file. You knew that we would be running your credit report so if you had a concern because you already knew what your score was you should have addressed it with the staff, but you did not.
I apologize that you were not given the requested receipt but it was mailed to you as I stated in my previous response.
The law states I am entitled to the cost of the report and also the reasonable value of time spent obtaining the credit report, verifying information given, and review of all documents. All funds were used.

The back seat rest was torn and ruined from the sun. It looked bad. I took that as the salesman did not give a rats [redacted] about my boat. When I asked for all of my equipment I was taken to a back room where I saw boat equipment thrown everywhere with no order at all. I was given a plastic trash bag with the vest and boat cover. I asked for the rest of the equipment and I was told to look around. I found my knee and wake boards but, I had problems finding the box anchor and the beach spike. I finally found the box anchor buried under other people stuff. I could not find the beach spike or the matching dock bumpers. The salesman told me to just pick out another beach anchor and boat bumpers and take them. Now this is where I totally lost my mind. I am being told to take someone else’s property. I immediately figured out what happened to my property. I knew then just what kind of business this was.

I didn’t say anything because I was concerned that I was going to be charged some unknown fee for not leaving my boat there another 3 months.
