Upon moving out of state, I did my walkthrough of my apartment to verify any move-out charges. I was told that I would be charged $10 for a wall smudge which will need to be painted over. Since then, I received a bill for $260. I have disputed these charges and notified them that I will go to small claims court. It is against renters rights to add charges beyond the walk through which I cannot verify is accurate. If that's the case, landlords could claim holes in the walls, etc. I have received an email claiming if I don't pay it will go to collections.
Upon further research, I found that another former tenant on yelp wrote about egregious charges. I've rented many apartments before an have always experience full disclosure on cleaning fees upon move-out.

In response to the complaint: A walk through was conducted by the Property Manager with the resident on the day the keys were returned. The Property Manager explained to the resident prior to entering the apartment the purpose of the walk was to insure everything was removed for the unit and to point out any cleaning or damages to the resident. We do not assess cost of cleaning or damages at the time of the walk. Those charges are assessed by the Service Manager in conjunction with the 3rd party vendor to evaluate the cost to restore the unit to a made ready status.
The Property Manager pointed out the dirty oven, bathroom, stains in the interior of the cabinets, and scuff marks on the sheet rock. The resident asked what the oven would cost and was informed it would be determined by the Service Manager. The resident asked about the scuff marks and was informed we used kiltz paint and the can is about $10. This was the only cost that could be determined at the time of the walk.
The final charges for repairs and cleaning, were $10 for kiltz, $35 for painting the interior of the cabinets, $25 for drywall repairs next to the dishwasher, apartment clean of $65; totaling $135. In an effort to reach an amicable resolution, we will reduce the $65 clean to $30 and remove the drywall repair of $25 bringing her total down to $75.
The final cleaning and repair bill will be $75, plus rent through the end of the leases $53.87, water $26.50, sewer $25.68, and electric transfer fee $2.95 equally $184.00. The move out charges and pictures are attached.

Email went to my junk mail. Although, many of these charges that remain are beyond 'normal wear and tear' plus I was charged for an additional day beyond the end of my lease, I rather put The Boathouse behind me. My year at the complex has been completely tainted by this experience. I've lived in Dallas years prior (in two complexes) this is a first.
If this offer still holds, I will mail a check via priority mail or certified mail on Tuesday Sept 25th. I've expressed my concerns in reviews, social media and direct contact to several tenants to potentially prevent future residents from not having same experience. Full disclosure is needed.
