On July [redacted] send an email stating he would be a week late with rentNo payment was received On July [redacted] downstairs neighbor brought pictures and video of watery feces dripping from [redacted] balcony onto his downstairs neighbors porch and screen On July I sent a lease violation with pictures regarding the mess On July I spoke with [redacted] on the phone where he stated he was out of town and his cousin was at his apartment taking care of his dogHe said he did not see anything in the picturesHe was very aggressive on the phone and told me he would be coming to see me with his lawyer the following weekI sent [redacted] a follow up email after our phone conversationI attached pictures of the mess his dog had made so he would be able to see it more clearlyI also attached a copy of his lease addendum that states a $fine for your first violationIn his response he did agree that it looked like his dog had diarrhea On July he sent an email to a leasing agent that had been transferred to a different property, notice that he would now be paying his rent for July and September on July 25thHe reiterated that he would be in with his lawyer on 7/He came in on 7/and put in a day notice to vacate but did not pay his rent On July I filed evictions as for everyone who had not paid or signed a promise to pay Eviction court date was 8/At no point in between 7/and 8/dates did I hear from [redacted] On 8/his balance was $1,(not including $late fee for September Over the weekend of Aug [redacted] dropped a money order for $When I returned to work on Aug I sent him an email letting him know I could not accept a partial paymentOur policy is that once an eviction is filed full payment must be paid in order to dismiss evictionSince this was the day I file for the Sheriff Writs I told him he either needed to pay, move out, or I would have to file for the sheriff to comeI gave him until the end of the day to let me knowHe emailed me back letting me know he had told [redacted] (we do not have an employee at any property named [redacted] he would be in on 8/with the remainder of his paymentI gave him the benefit of the doubt and told him I would do him a favor and hold his writ until 8/He made no mention of his balance being incorrect or his pet fine He came in on 8/and began to dispute the $pet violationAfter going back and forth about the validity of the charge, I suggested if he felt so strongly he could take it to small claims court, however, I was not removing the fee for his 2nd lease violation that I had witnessed personallyHe asked for advice on how to go about making a claim and I declined to assist himI then asked him to leave my office seeing that this conversation was going nowhereHe refused several timesMy leasing agent called my maintenance supervisor on his radio asking him to come to the office because she was worriedMyself, my leasing agent, and my maintenance supervisor all asked him to leave and he refusedI them told [redacted] he could leave or I would call the policeHe told me to go ahead and call them, which I didThe dispatcher could hear him yelling through the phoneOnce the police were on the way [redacted] still continued to use intimidation by trying to block my way into the main officeOnce the cops arrived and we both explained our sides of the story, they told him to leave and he was not allowed to come back inside the office As of this date his balance is $1,His payment of $was never processed through our accounting office and is being FedExed (TN: XXXX XXXX XXXX) back to him at the suggestion of my lawyers and his writ it pending the sheriff coming to serveI assume it will be sometime next week but I have not received the date yet

Ms*** requested a wheelchair ramp for her father in the old apartmentWe approved the request and have a signed agreement from Ms*** that she would be responsible for the cost of the rampWe agreed to split the cost with her as it was very expensiveShe could not afford to do that so we
offered to transfer her to another building that would accommodate Mr***'s wheelchairWe also stated that we would waive her transfer feeShe gladly acceptedThe floor in the apartment above them was not rotten but had become detached from the sub floorAt the point that Ms*** moved in there was a tenant living in the apartmentWhen Ms*** began to complain of the noise and we assessed the situation, we gave notice to the tenants above that we would need to move them in order to repair the floorWe needed to be accommodating with them also, as it is an upset for them to have to moveThe floor was in no way a danger, only made squeaking noisesOnce the upstairs tenants had their affairs in order to be transferred to another apartment we did so in a timely mannerWe then repaired the floor

On July 14 I sent a lease violation with pictures regarding the mess.
On July 17 I spoke with ** on the phone where he stated he was out of town and his cousin was at his apartment taking care of his dog. He said he did not see anything in the pictures. He was very aggressive on the phone and told me he would be coming to see me with his lawyer the following week. I sent ** a follow up email after our phone conversation. I attached pictures of the mess his dog had made so he would be able to see it more clearly. I also attached a copy of his lease addendum that states a $25 fine for your first violation. In his response he did agree that it looked like his dog had diarrhea.
On July 18 he sent an email to a leasing agent that had been transferred to a different property, notice that he would now be paying his rent for July and September on July 25th. He reiterated that he would be in with his lawyer on 7/21. He came in on 7/21 and put in a 45 day notice to vacate but did not pay his rent.
On July 20 I filed evictions as normal for everyone who had not paid or signed a promise to pay.
Eviction court date was 8/6. At no point in between 7/21 and 8/6 dates did I hear from [redacted]
On 8/1 his balance was $1,339.00 (not including $27 late fee for September
Over the weekend of Aug 15 ** dropped a money order for $850. When I returned to work on Aug 17 I sent him an email letting him know I could not accept a partial payment. Our policy is that once an eviction is filed full payment must be paid in order to dismiss eviction.
