This is in regards to a complaint submitted to the BBB about [redacted] by [redacted] . This complaint was assigned ID [redacted] . Our leasing standards are as followed; Prospects must make three times the rent of desired unit applying for, No criminal history accepted, Must have an valid... government issued ID card, Provide Social Security Number that matches person on ID card/or fill out a Non-US citizen form and provide correct documentation showing citizen status, Valid proof of income (No letterheads accepted) w/expectations for out of state job transfers, No evictions, broken leases must be a year old with good verifiable rental history sustained for at least one year after. Therefore, [redacted] and Co-Applicant [redacted] submitted their application 2/28/2018 for a 1 bedroom, 1 bath apartment that rented for $699. Application fee required at the time of submission was $99, in which the signed application for both prospects page 3 in the Disclosures paragraph, line 3 read: 3. “Fees due. Your Application will not be processed until we receive your completed Application (and the completed Application of all co-applicants, if applicable) and the following fees: A. Application fee (non-refundable): $99 Both prospects with their signature authorized [redacted] the right to obtain reports from any consumer or criminal record reporting agencies before, during, and after residency on matters relating to a lease by the above owner to me and to verify, by all available means, the information in this Application, including criminal background information, income history and other information reported by employer(s) to any state employment security agency. Work history information may be used only for this Application. Authority to obtain work history information expires 365 days from the date of this Application. We use the TAA (Texas Apartment Association) Rental Application for Residents and Occupants. Therefore, our findings were that [redacted] was a rejected applicant due to the following; severe level of Charge-offs, Minor level of late credit payments, Judgement or collection from Apartment Community. Additionally, ***’s Social Security Number reported as retired- date of birth: Dec 20, 1989 – date of death: Jan 1, 1982. It was reported the SSN was issued between 1936 and 1954. [redacted] was notified of these findings, in which we then wanted a hard copy of the social security card to verify the numbers were corrected. [redacted] refused to provide our office with his social security card. Additionally, [redacted] application came back conditional (guarantor). [redacted] had high level of Charge-offs, minor level of late credit payments, and rental history records found of housing debt. However, we discovered ***’s criminal record is as follows; driving while intoxicated 10/04/2015 and disposition was convicted. Applicants were both notified in person that they as a whole did not met the standards and qualifications of our community. We try to provide every qualified resident who chooses to call The Collection Overlook home an atmosphere of well qualified residents and fairly process applicants to accomplish these goals. Unfortunately, [redacted] and [redacted] did not meets these requirements. The application fee is non-refundable and retained. We would wish the applicants the best of luck in their search for somewhere to call home. [redacted]
