To whom it may concern,*** is being evicted from our community due to non-payment.Our management team took over Courtyards Apartments in September of Management soon noticed that during the time of ***'s lease agreement, she had traffic in and out of her apartment
This behavior determined that our team would not renew her leaseOn June 29th 2015, we served her a day notice to vacate the premisesOn July 2nd we issued her a day notice to pay her rent for the month of July, for the apartment in which she was still residingWe asked her if she was going to pay the rent and she replied "no, your kicking me out"We started the eviction process and had a Process Server serve the papers to *** to appear in court on July 16th *** failed to appear in court, in which the court ruled that *** did not meet the duties of her lease, failed to pay for the month of July and the court ordered her to be evicted from the property. *** stated that she pays her rent on time "from what she can remember", however we have over 14 documents signed and dated, that prove she has been late at least months if not more over the past 2 years.We take pride in our community and make the best effort to accommodate and fix any and all issues that arise*** reported that her AC unit was not working, We had our AC technician come and install a window unit in the apartment until the AC could be properly fixed(documentation to prove the AC unit was fixed signed by ***) She claimed the refrigerator didn't work, We replaced the appliance the next day. (documentation to prove the appliance was replaced, *** refused to sign file work order) *** claims that the electrical box was damaged and it was deemed the unit was unsafe to live inWe transferred her to a new unit with working AC as well as covering the electrical cost for the month of July(documentation to prove the transfer signed by ***)*** claims that she was attacked in her apartment by people who broke in because of a faulty lockI have a police report that states *** was attacked by people she knew and who frequently visited her apartmentDuring the altercation windows were broken*** agreed to pay for one window and admitted it was her fault and we agreed to pay for the other one just to help her out. We take pride in our community and the work that we doWe don't let tenants manipulate tile system to try and get what they can out of usWe work with our tenants and do our best to ensure they have a positive and sate place to live*** was asked to vacate the property and was given days to do so.***'s eviction simply stems from her inability and refusal to pay her rent.Documentation can be provided upon request
