We spoke with Mr [redacted] yesterday morning 1/3/and the issue has already been resolved on 1/3/When a resident signs up for recurring payments, it is their responsibility to also deactivate the recurring paymentIt is submitted to our banking system and we never see it again It states on the form that Mr [redacted] signed "This authorization is to remain in full force and effect for the number of payments authorized above or until The Crossings at Chapel Hill has received written notification from me (or us)"When Mr [redacted] subleased his apartment, he never submitted a cancelation of his recurring paymentAfter doing lots of research and being on the phone with the banking system for an extended period of time, we were able to get them to refund his moneyWe called Mr [redacted] right away and let him know that his money was being refunded to his account

This is the response we gave to the resident in regards to the email and complaint he sent
Dear ***,
Your vehicle being towed was absolutely an unfortunate mishapThe permit in the vehicle was not visible to us and was towed for being parked in permit parking without permitOnce it was
discovered that the vehicle belonged to you, we were able to get all the charges reversed and even gave you a ride to the Rad Towing facilityI personally apologized to you for this mishap and was able to get the situation resolved to a resolution I thought was rightWhat was asked of you by management is to relocate the permit to a different spot in your vehicle so that permit could be visible at all times and all hours of the dayBecause of the extremely dark aftermarket sun bar, the permit is not visible hanging on the rearview mirrorWe gave you suggestions of where to position it given the makeup of your vehicle; however, this request was refused by youWe are not harassing you, we are simply asking you to work with us and comply with the rules of the community
The recent flyer you received on your vehicle is a completely separate attempt by my groundskeeper, whom watches the parking lot every dayThis by no means is an attempt to retaliate against you or your vehicleOur groundskeeper did not even have the knowledge of you being towedOur groundskeeper walks the property every day to ensure properly parked vehiclesWe ask that vehicles do not park over the curb for multiple reasons, one being because of irrigationIt blocks the sprinklers from proper spray coverageAlso, when backing up to the hillside or rock beds, vehicles that have hitches or large extensions off the back of the vehicle can damage the grass and/or rock bedI know this has specifically happened with your work truck when the rear end was completely embedded into to the hillsideI had called you and asked you to please not park your vehicle over the curbAnother reason is we do not want vehicles to park over the curb because it will block or obstruct the sidewalks for pedestrians or snow removal process in the winter months
Another concern I have in the parking lot is that the curbing by where you park your work truck is being damagedI have attached pictures for your referenceI have not yet had the chance to speak with you about this, but you can clearly see the damage your truck is causing when parking in this spotWe ask that you please do not cause any further damage by hitting our curbs with your work truck
Again, you are not being harassed or retaliated against but are being asked to comply with the community rules by clearly displaying the parking permits in your vehicles and end any further damage done to our property by your vehicleWe don't feel that our request is unreasonable
I do apologize for the all of the recent events that has led us to this point and we hope that you will choose to work with us

A permit is required in every vehicle when parked in our parking lot. If there is no permit visible in the vehicle, it is at risk of being towed at the owners expense. In the case for both [redacted] and her boyfriend, their vehicles were parked in permit parking without a permit. They both signed...

the lease stating they understand the rules of the community and furthermore the community has 11 signs posted throughout reminding anyone who drives onto on property of the parking rules. It is unfortunate that both [redacted] and her boyfriend were towed on the same night. Since this incident, they have put the permits in their vehicle. I have attached pictures of both their vehicle taken the night they were towed. You will see that there are no visible permits in the vehicles.
