I went to pay my bill and I had more than enough money in my account and they got the billing wrong and I'm charged extra for "Insufficient funds."
I went into the main office of Campus Habitat on October 1st to pay my monthly bill. The staff had let me use their computer to do so. I gave them my information to pay it and it said it went through. I then went about my days thinking it was paid because I had more than enough money in my account to pay it. Fast forward two weeks, I look at my portal account to see my balance, and it shows that I owe them rent for October still and that there is an "Insufficient funds" fee on there for 25 dollars. Naturally like any rentor, I called them up to get to the bottom of this. They said they charged my account and it came up as the account was cancelled. I explained to them they must have had an error in the billing process, in which they were adamant in the fact that they didn't and that I should call my bank. Taking that advice, I called up my bank. My bank is called ***. They had taken a look at my account transactions and balance and told me that there wasn't even an attempt at taking that much out of my bank and that there was more than enough in my account for them to take out. And they also said that even if there wasn't, that it would take it out anyways and put my in the negative and I'd have to take it up with them (***). With that being said, they also sent me bank statements for the dates September 30th, October 1st, and October 2nd of the money and transactions from my account for those days. And nowhere did it show anything that tried to take money out of my account. Now that's concrete proof that they got something wrong with the billing process and that they didn't try it from my account, but a cancelled one. With that being said, why should I have to pay extra for something I had no control over? I talked to the regional manager for the area and they said there is nothing they can do about it, whilst also being rude about it. Especially after I told her I would be contacting the Revdex.com. My bank has proof they didn't try my account and still they can't waive the 25 dollar fee in which I had no control over. I took the responsibility to pay my bill on time and in correct fashion. Because of their own error I have to pay more? That is wrong and illogical and not fair. I would like some compensation or a waive of the extra charge. If you have any more questions, you can call the number I provided. I just don't want to be a victim of unjust protocols.
I would like to be compensated for my unjust bill. At the very least, the 25 dollars to be waived off my bill.

It is unfortunate that Mr. *** feels he has had a bad experience with Campus Habitat's payment portal. Mr. did stop in to our leasing office on October 1, 2018 to make his rent payment because he explained to our Community Assistant, Lisa B, that he did not know how to access his online portal (online account to make his rent payments). Lisa let him sit down at her computer and she showed him how to log on to his portal to make his rent payment. He inputted his own banking information to make his payment and left. They payment system is a third party provider and the management company cannot go in and edit charges, payment type etc. The liability to ensure the payments are posted properly relies on the resident. There are several disclaimers on the third party payment system stating these things.
On October 15, 2018, he was charged a NSF (non-sufficient funds) fee of $25.00 to his account as the payment was processed as a NSF. The third party provider said the account information Mr. entered was that of a closed bank account, NSFed the payment and charged the property a fee that which we bill back to the resident. What likely occurred is Mr. entered the wrong bank account information into the system. Due to processing times, it does not always show a decline immediately when making ACH payments. The $25.00 NSF fee is outlined in Mr. lease agreement on page 1 under Rent Payments. Due to the fact that Mr. entered in his payment information incorrectly himself, is not the fault of the property staff. The NSF fee stands. Please note he was not charged any late fees, as he could have been during his lease agreement. We waived that in an effort to work with him on the mistake. His late fee would have been 5% of the balance due ($24 in late fees). He was NOT charged this.
In regards to the additional $100 he was charged to adjust the rent amount. His lease agreement states $465 per rent installment. His account had billed him $415 for two months. During our post audit it was identified and corrected. Mr. was properly notified of the error.
In summary, the property staff feels they are right in their decision to charge Mr. an NSF, as we would any tenant in this situation. We waived the $24 late fee in good faith that he would correct and make payment immediately in which he did.
