Please find this letter in response to ID [redacted] The previous resident did have a security deposit on hand of $The security deposit was applied to the balance owed after the damages were found in the apartment home, which is the sole purpose of a security depositAs the previous resident states, the dishwasher was in working order during their residencyThe issue with the dishwasher however, is that the inside was left terribly discolored, stained and ruined and thus required a replacementThe dishwasher (white) was completely stained brown and in no way acceptable to be re-used by the next residentNone of this was damage noted on the completed Inventory and Condition Form that this resident returned to us upon completion of her move in inspectionTherefore, the dishwasher was ruined during their occupancy, and they are thus responsible for it not being returned in the condition in which it was givenThe carpet was severely damaged and destroyed upon the vacancy of this resident.There were significant stains throughout the apartment home that had soaked all the way through to the carpet paddingThis damage was not anything that could be steam cleaned out and thus required a full replacementThe $carpet cleaning was never charged to the residentAnd they received full credit for the $payment toward the balance of the final bill.The final bill was sent via e-mail on Tuesday March 3, and was also mailed that day to the forwarding address the resident left with usThe Edge at Lyon's Gate communicated with this residenttwice via e-mail (on March 4) about the damage that was left in the apartmentIn addition, photos of said damage along with the completed Inventory and Condition Form that the resident returned to us upon move in were sent in said e-mail$ for the resident to reviewIt was also stated very clearly that if the balance was not satisfied by the due date, the account was subject to be pulled to collections

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below.After reviewing their response, I am unsatisfied because they still have not answered my question as to how old the carpets were prior to us moving into the unit As tenant, we cannot be charged for full carpet replacement on a unit that we lived in for one year that had used carpet in it prior to us even moving in We are responsible for year of the carpets life The apartment complex should have receipts of when carpet is installed in their units for tax implications since it is a business expense We are willing to negotiate a cost of the partial carpet replacement based upon how old it was before we moved in Also, this statement: "There were significant stains throughout the apartment home that had soaked all the way through tothe carpet paddingThis damage was not anything that could be steam cleaned out and thus required afull replacement" is inaccurate The only stains they provided pictures of were from the main living area The two bedrooms and the hallway were not shown to have stains because they did not have any stains Therefore, we also are not responsible for the cost of replacing carpet in those rooms If they don't do partial replacements, that is their choice as a business but they cannot charge tenants to replace carpet that did not need replacement The business needs to provide documentation of when the carpets in the unit were last replaced and then we can negotiate a payment depending on the age of the carpets that reflects our tenancy in the unit of one year.Regards, [redacted]
