states, the dishwasher was in working order during their residency. The issue with the dishwasher however, is that the inside was left terribly discolored, stained and ruined and thus required a replacement. The dishwasher (white) was completely stained brown and in no way acceptable to be re-used by the next resident. None of this was damage noted on the completed Inventory and Condition Form that this resident returned to us upon completion of her move in inspection. Therefore, the dishwasher was ruined during their occupancy, and they are thus responsible for it not being returned in the condition in which it was given. The carpet was severely damaged and destroyed upon the vacancy of this resident.There were significant stains throughout the apartment home that had soaked all the way through to the carpet padding. This damage was not anything that could be steam cleaned out and thus required a full replacement. The $100 carpet cleaning was never charged to the resident. And they received full credit for the $100 payment toward the balance of the final bill.The final bill was sent via e-mail on Tuesday March 3, 2015 and was also mailed that day to the forwarding address the resident left with us. The Edge at Lyon's Gate communicated with this residenttwice via e-mail (on March 4) about the damage that was left in the apartment. In addition, photos of said damage along with the completed Inventory and Condition Form that the resident returned to us upon move in were sent in said e-mail$ for the resident to review. It was also stated very clearly that if the balance was not satisfied by the due date, the account was subject to be pulled to collections.

This damage was not anything that could be steam cleaned out and thus required afull replacement" is inaccurate.  The only stains they provided pictures of were from the main living area.  The two bedrooms and the hallway were not shown to have stains because they did not have any stains.  Therefore, we also are not responsible for the cost of replacing carpet in those rooms.  If they don't do partial replacements, that is their choice as a business but they cannot charge tenants to replace carpet that did not need replacement.  The business needs to provide documentation of when the carpets in the unit were last replaced and then we can negotiate a payment depending on the age of the carpets that reflects our tenancy in the unit of one year.Regards,[redacted]

We had a six month lease in 2013 with The Edge at Lyons Gate. Within one week of moving in, the oven was broken and took a week and a half to replace. AT the same time we had continuous problems with the dryer and the maintenance man tried to fix it. Took 7 hours for one load of laundry to dry. After two attempts to fix it, the complex finally gave in and bought a new one. And then the air conditioner broke and was out for almost three days in the middle of the summer. We have a child and a dog. Maintenance did respond timely to all these issues. The complex is old, broken down, run down and the ownership company is try to put as little money in as possible. Dogs poop everywhere and the complex tolerates tenants not picking up after their dog. The apartment staff is nice aside from the property manager who is rude and often ignores residents and guests to tend to personal business. The maintenance man [redacted] is really nice and does his best to be helpful. I would never stay at this complex again. My husbands credit score is in the 800's, we have great credit, always pay our bills, are both college graduates. While we were there, the police responded several times to other tenants and I found a used thong on the side walk. The workout facility, resident computers and movie rental program is a nice perk. This is an extremely ghetto apartment for the nice Gilbert area.
