Property management company Equity Group did a move out walk through without me there, after I requested to be thereThen they charged me for things The Equity Group charged me for things that I had already done after they did a walk through without meI had t requested to be at the walk throughI have photos and video of the property from the day I moved outWhen I called and questioned them I wa told, "we have to get the money from someone"When I asked for a supervisor they said he was unavailableThey also said that the owner made them charge us but then asked me not to call and bother the owner to confirm that informationThey took over $to change light bulbs and clean carpets, that I had already paid to have cleaned and give them a cancelled check as they had asked

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] 4, and find that this resolution is satisfactory to me

As is clearly stated in the Equity Groups response above, they were 100% aware that we wanted to be there for the move out walk through, yet they did it without us? Initial Business Response /* (1000, 5, 2016/03/15) */
The tenant called the schedule the walk through on the same day that they were moving out. Our move out coordinator was booked for the day and could not make it there. We schedule walk through of move outs up to 2 weeks in advance as...

indicated in the 30 day notice that they signed. The tenant failed to schedule an inspection in advance so we walked the unit after they turned in keys to us. We charged the tenant for Cleaning and Carpet Cleaning because the receipts that they provided indicated that it was not done by a professional - our move out coordinator tried to contact the tenant to get the phone numbers of the cleaner and carpet cleaner so we could send them back out to do a proper job but the tenant did not call back. We hired another crew to do the work and billed the tenant for it because it was not done properly by the tenant. We also charged for removing a shelf that the tenant installed, replacing blinds in the kitchen that were broken, missing light bulbs and dirty AC Filters.
We feel that the tenant did not have the home cleaned and carpet cleaned by a professional and failed to remedy the situation.

When an account is sent to the collection agency it is sent with the address that we have on file which was the address that the tenant moved out of. We did not have a forwarding address so the collection agency must have found it on their own. A copy of the disposition statement was emailed to the tenant today. We have no way of knowing if she forwarded her mail or if she received the mailing that we sent. We do not feel that we dropped the ball on this in any way.

We feel that the charges for the tenant move out were appropriate and handled correctly. You will find information on the move out including a scan of the documentation that we collected during the process of the move out. The letter from Ms. [redacted] has no forwarding address so the disposition...

statement was send to her last known address within the 21 day period. You will also find a letter from Ms. [redacted] letting us know that items were left behind in the home. We have enclosed just 3 of the 51 photos that we taken at the time of move out. We will be happy to provide the remaining photos if needed. The bottom line is that the home was not returned to us in even a marginal condition and the tenant was only charged for cleaning and trash haul of the items that were left behind.

We received the following from the tenant and thought the case was revised and closed.

Rights/landlord Responsibilities
[redacted], I talked with Jon directly and have closed the matter. I understand
the difficult position your were in on this matter and appreciate your
willing to work on it. I did receive a portion of the deposit back from the
land owner after all. Please understand that I am merely looking out for my
family. I will note the outcome and upgrade any comments I have put on the
social media platform and on the Revdex.com.
I am also requesting that you verify my lease payments to a company that
will report them on my behalf to the credit reporting agencies. I don't
want to rent any longer than I need to!
Again-- thank you for your patience and professionalism

I have reached a resolution with the company and they would like me to remove my complaint

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID 1[redacted]4, and find that this resolution is satisfactory to me.

I am rejecting this response because:I read the statement from Equity Group and have yet to see any detailed billing of what I owe.  The fact that the Collection Agency was able to send me a letter to my current address isproof that Equity had my new address.  All I'm asking for is a detailed billing of my charges with receipts.  How could I possibly pay something that I knew NOTHING about!  My creditis VERY important to me and and I never received any documents why they would send me to a creditor.  My old address was forwarded to my new address, my cell phone # is the same, and myemail address is the same!  The president of the company sent me an email on 2/15/17 regarding move out feedback but I can't get a courtesy email or phone call prior to sendingme to a collection agency?  Bottom line I need to see the accounting and proof of receipts.  I truly feel like there was no effort on Equity Groups behalf.  I feel like they droppedthe ball and sold their debt to a collection agency.  At this point I don't want to hurt my credit.  If I do owe a balance I will pay it but it's not fair to blemish my credit for somethingI didn't even know about.

I have delt with this company for 6 months. After I moved from the residence I was charged a maintenance fee of 400 dollars for light bulbs batteries and an ac filter Which I replaced prior to moving. I talked to the property manager which said and I have the receipt that we are square that I owe nothing (Due to them keeping both my deposits). Also it has been a year and I have received nothing regarding any debt from them. They gave me a bad report when I tried to get another place saying I owed them over $1000 dollars which is not possible. I would never recommened this company there are plenty of other property management companys to choose from in the Visalia area and I would not have them manage any property as they dont clean up after tenants leave. The property I rented required me to make several dump runs and clean all the dead mice and bugs from the cubbard and bathroom area's.
