The resident submitted a work order for the washer on Saturday the 29th. We responded to the complaint that following. We noticed that the washer did have a smell and there was mildew inside the drum. We determined there was mildew by taking apart the washing machine. The mildew was not exposed. We did replace the washing machine on November 16th. We had ordered the washer earlier, but the resident did not give us permission to enter her apartment. We attempted to call her, with no response. We also went to her apartment and knock with no response. Once the resident called us back, we replaced the washer that day

Hello [redacted],Thank you for reaching out regarding your concerns about the air conditioning in your apartment.  After researching your service request history, I do show that you have had several requests for your air conditioner.  The first came in on November 16, 2016.  The...

high that day was 75.9 degrees.  When we arrived to your apartment on November 17th and it was 67 degrees, indicating that your air conditioner was working.  The second request March 23, 2017.  We had completed the request March 30th by replacing your capacitor condenser fan.  We did not complete the job correct and had closed out the service request.  The request was re-opened on we realized the breaker was not turned on.  We completed this second portion of the request on April 12.  The highest daily temperature from March 23rd to April 12th was 78 degrees.  The third request came in April 16th.  We responded April 19th and your entire system tested correctly.  We did find a delay with your thermostat to the actual air conditioner so replaced your thermostat.  The average temperature for those 4 days was 75 degrees.  A fourth request came in on May 3rd and was cancelled May 5 stating the air conditioner was cooling.  The fifth request came in on June 16th.  We did send a tech out there on the 16th and he thought the apartment was cool.  Since the apartment was cool, he was unsure of what the issue was and called a vendor out for Monday, the 19th.  The vendor was over booked on Monday and was not able to make it out. We were back on the 19th of June and your apartment was 71 degrees.  The highest temperature over those three days was 82.  As a company we consider an air conditioner not working as an emergency when it is 80 degrees.  Most of your request have been under the daily temperature threshold, therefore not considered an emergency, but still responded to in a timely manner.   We apologize that you feel that we have not addressed your concerns.  At this time, we will not be waiving any notice to vacate fees.  We will continue to do all that we can to make sure that your move out is as seamless as possible and you are living with a working air conditioner until your move out. Thank you, [redacted]
