Horrendous business practices and misinformation at property managed by The [redacted] Johnston group which is called [redacted] Apartments On Saturday August 11, An application for leasing an apartment was submitted along with a required holding fee of [redacted] and application processing fee of [redacted] for a one bedroom apartmentIt was explicitly detailed that the holding fee will be returned if requested within BUSINESS hours by a property agentAnd the application will be processed on Monday 08/13/Property was contacted and unfortunately I did not qualify for the bedroom but the studio/efficiency instead which was not what I was looking forI asked for my holding fee back and they said that the accountant was not on site at the time to process it, to come back the following business dayI went back that day, unfortunately the same excuse was givenWent back on 08/15/and was told that the hours had lapsed and they will not be able to refund the amount of *

We lived at Southern Pine for a one year period from August 2017- This complex was around a year old, everything still had a new car smell feeling from the pool to the gym, poker room, grill gazebo we really loved the idea of downsizing to maintenance free living with all of these amenities We signed a one year lease and were on a waiting list for a bedroom and eventually took a bedroom since we couldn't wait any longer The manager said we were still on a 3br waiting list as long as we were willing to pay the [redacted] fee to switch apartments- over the course of that year the br across the hall had different tenants we were never offered to switch We always paid our rent on time, never left our trash outside in the hall or our shoes ( like many others in our building) We did not feel valued as tenants here My wife purchased a new vehicle out of state and it took forever to get the paperwork through Virginia DMV, the vehicle could not be inspected in Virginia although it had the Rhode Island inspection sticker in the windshield She went down to the car one morning and had a tow notice taped to her car stating Virginia Inspection was necessary within days or the car was to be towed! This is not even a law that would prompt a tow but apparently it is a Southern Pine/ Franklin Johnston Group rule! They will tow you for anything they can think of really, it's all about the almighty $$$ The office did give us more time after I went down and flipped out over my [redacted] car being towed They also have no light fixtures in the ceiling in bedroom or living room but they will install a ceiling fan for a fee then take it out when you move and re-install it when the next person moves in, so ridiculous just leave it up for what the rent costs here! They really cater to pet owners and have a dog park, dog bath station, and everything You just pay them a pet fee that you will never get back and [redacted] pet rent for each pet every month on top of your rent We later figured out when we moved out that the pet angle is also very lucrative for this place They did the move out inspection with my wife The maintenance man darkened the place and shined this blacklight wand all around, showing her the pet stains that were in the carpet as well as ripping up the carpet in the eating area to show her the underside had a stain She was shocked and stated that we took our dog out 6x a day from a 3rd floor apartment and he said that he did see us out there all the time taking the dog out The reason for all this drama was that they sent us a bill for the brand new carpet they installed in the entire place after we moved Yes, that's right they sent us the bill for all new carpet to the tune of [redacted] which they so graciously prorated for us since it was year old carpet Later to find over things glow under blacklight! Mind you, we were never treated to this blacklight inspection when we moved in, just handed the keys and that's itSo if you move here, ask them for a blacklight tour BEFORE you move in, believe me, because this carpet replacement happened at nearly every place that was vacated over the course of a year that we lived there They also charged a cleaning fee, and charged us for new drip pans on the stove because we cooked on our stove so the drip pans were no longer brand new When we told them that we cleaned everything and took pictures when we left they sent us pictures of the inside of the dishwasher zoomed in on a mark, inside of the clothes dryer with specs of lint Oh and also even though you are at the end of your lease, if you do not give a day notice to vacate prior to the end of your lease, be prepared to have a per diem charge added to your tab too When we protested these charges, the manager stated we were being sent to collections Save yourself the trouble and don't move here!

On 10/25/around 6:am my smoke detector went off waking me and my son up from our sleepThe cause was the HVAC smoking due to the heat being onMind you the heat has been working just fine for the past weeks and all of sudden it began smoking.I instantly cut the heat off and I called the issue in soon afterAround 11am I had to call again and put another work order inAround 4:40pm I had to call again because no one came out to look at my unitWhen they finally sent someone out he literally just turned it back on and said "you're good." He never even unlocked the door to the utility closet to look at the unitHe came across racist and unwilling to help from the moment he walked inSo now my son and I are sitting in the cold because I cannot run the heat due to the smoking and the smellWhen I tried to call back they switched off the answering service that you would call to submit issuesThe website doesn't work so I couldn't put in another order that way eitherSomet

Have not received deposit from move out 8/
I have contacted *** apartments several times and spoken to the manager "Mia." She have contacted corporate several times via phone and email and nothing has been resolved I have been inquiring about my deposit since I moved out in August of and have not received a check as of yet I just keep getting the run around and nothing is being resolved

Staff has neglected to repair/performed faulty repair on utilities despite multiple requests
I am a resident at the *** *** apartments in Atlanta, GAI have requested multiple times that staff send a repairman to fix my kitchen sink, clearly communicating to them that the pipes under the sink are loose and leakingThey pipes are not the correct size for each other and do not connect properlyThe pipes constantly leak under my sink, and when the sink clogs, I am unable to use Drano because it will leak out of the pipesThe sink smells and I often wash dishes by hand in the bathtub
