On June 1, 2019 I moved into the Glendale Residence apartment complex in Lanham, MD.
The apartment was for me and my toddler aged child. The apartment was disgustingly filthy and
inhabitable on day 1. The carpet was from the previous tenant, it was food stained and you could
tell it had been lived on for many years. There was mold under the bathroom tiles. There were mice droppings under the kitchen and bathroom sink. There were roaches crawling in out of vents/cabinets and other orifices at any given time; no food or drink had to be left out the place was infested. The bathroom tiles were cracked. The kitchen countertop was warped and had a 3-4 inch split where roaches and mice droppings were noted. The apartment was not cleaned, prior to move in there was food crumbs in the corners of the pantry closet. The air conditioning was not functioning. In one of the bathrooms there was a paper towel wedged in between the wall in the toilet plumbing; whereas in the other bathroom there was still wool. A Since day 2 I have been attempting to resolve these matters with the property manager Sam Tabbouche. Sam has been deceptive, dismissive and deceitful in this process. Sam and his team fixed some minor issues however the major issues concerning the old carpet, rodent infestation and mold were not addressed. Sam told me that he was in the process of renovating the units and that new carpet was not an option, vinyl flooring would be put down and my rent would increase $40 per month. Sam also told me I would be responsible for moving my furniture around the apartment for this process. Sam's team came into the unit to remove the broken tile in the bathroom floor but did not treat/manage the mold. The team simply placed new tile over the uneven moldy floorboard. He never addressed the issue about the rodent infestation. My toddler aged child became sick, so I had to move. No Sam refuses to return my emails; he and his staff refuses to give me the number to the corporate office or their rep for litigation

I have been without Air Conditioning for over 3 months. I was given 1 portable unit for the master bedroom that leaks water. I have buckets to catch some of the water unless I oversleep. The water has now caused damage to my carpet that has started to mold. The rest of the house is extremely hot. I have been going back in forth about my air conditioner for 3 months and it is still not fixed.

There are several issues with our apartment. We have brought the issues to the attention of the property manager, and he has not taken the necessary steps to provide us with the desired outcome. We have issues with:

1) Obtaining a dryer to accompany the washer in our unit (this has been ongoing for about a month and a half),

2) Fixing the floor in our kitchen that was cracked when the maintenance team brought in a wash machine (that did not need to be replaced),

3) And issues with the maintenance staff destroying our living room carpet with dirt from their shoes.

Additionally, we have some concerns with our original lease documents being altered without our knowledge.

Emailed about a washer sitting in the middle of the floor because they replaced the old one back in the first week of September 2018 and left after the maintenance man tried fitting it in the hole which it did not. Wall got messed up and the washer is sitting in the floor. Oven does not work, put meat in the oven to cook it and would not after an entire hour. When you shut the bottom refrigerator door the top freezer door opens and if you forget to shut it and leave or fall asleep the food that's out some. Have denials and a phone log of me contacting the rental office. Was advised that my lease was not completely signed which I believe to be incorrect statement. I have contacted them concerning the unsigned lease as well as everything else. They added a late fee to my rent one month that was not from my rent being late in fact it was from them miss placing the money orders. Since I have made a complaint about one of the employees harassing me I have had no corporation with them coming to fix things or letting me know about the status of my lease. The past month the late fee was still not removed like I was instructed I would be. I did advise In would start to put my rent money in to escrow if this issues was not addressed. I still the letter from the rental office about the lease I have emails that sent and the phone longs with date name and time of who I spoke with. If they do not want to deal with me they should advise me and let me out of the lease like requested whe I was being harassed by one of the Male employees which I have let go and no longer address because want to move past all the messiness. Forgot to mention the Dryer not drying the clothing so now I have not been washing or drying clothing. When I need my cloths got a mildew smell because of the dryer not drywing.

Car we're towed even though it we're registered ..They don't explain details to residents how things work.Now this car we're parked there on three different times nothing happened .I registered the car and it still we're towed.

We are sorry to hear of their dissatisfaction with ***. We strive for resident satisfaction and take pride in every interaction that we participate in. Unfortunately, the resident didn’t pay for parking until after they were in violation. They were towed and charged in accordance to the lease and our parking policy. Her guest pass was purchased on May 20th and her car was towed before this date. Please let me know if any additional information is needed.

I am rejecting this response because:I purchased the guest pass before the 20th of the month believe it we're the 13 and like I explained before my guest stayed more then twice on that guest pass.They don't explain the way the system work..Believe me I would have followed the rules .I already have paid 48.00 for parking around here..They changed the date after I complained to the rental office, I even showed the office staff my online purchase that was made they just went and upgraded to there files...Like ,I stated before don't just pass out papers and not explain and something go wrong, I received the real instructions once I received my permit from the company... Reason I argued this matter because when I pick up the permit sticker the office staff now wants to tell you that it's no good and till you follow the steps on these papers...Just for future tentant take the time out and make sure they understand that....
