This tenant's deposit was used to put the home back in rent ready condition.  The tenant has received a breakdown of of the accounting.  He did have a receipt showing that he had the carpet cleaned.  However, the carpet did not look clean to the eye at all.  When the vendor that...

we work with cleaned the carpet it looked significantly better which we have pictures to show.  He also has a receipt showing that he had a cleaning company go in and "dust the baseboards, cobwebs, and dust lampshades".  This in no way covers the cleaning of the entire house, which had to be done.  Our vendor replaces filters if they look dirty.  They looked dirty so they were replaced.  There was a smoke detector above the stairs that was hanging that needed a new battery and reattached.  This is noted on the move-out survey.  There was a hole in the pantry door, touch up paint, screen that needed replaced, and other maintenance items that needed addressed.  We have a move-in survey and a move-out survey that detail and show these items clearly.  I am sorry that [redacted] is unhappy about his deposit.  However, these funds were used to pay vendors for the work done to get the home back to the condition that he had received it in as a new tenant.

Complaint: [redacted]I am rejecting this response because:  I spend a great deal of money to have the home professionally cleaned and have the carpets professionally cleaned.  I also replaced all of the batteries throughout the home in the spoke detectors.  They then went and assessed me a cleaning fee for the carpets and the home as well as charged me for new batteries that I had already replaced.  The home was in better condition when I vacated it then when I took possession.  They are refusing to refund my security deposit based on false claims.  Please help em to not allow the company to get away with this.  I was very proud of the amount of effort I went to to prepare the home for them.
