To whom it may concern,In response to the complaint filed by the resident of D226c The sink was fixed the following day When my maintenance staff was up in the unit Dfor a separate work order (unrelated)Ms*** had our maintenance supervisor (***) take a look at another
issue in the unit (her bathroom bedroom C sink leaking) Up until this point Ms*** had never mention nor submitted a work order for any issue with her bathroom sink leaking *** went back to his maintenance shop at get a valve and noticed we were all out He came and talked to me and I went out and purchased one the same day We did have a larger water emergency come up that day and the valve was replaced the next day The sink was only unusable for approximately than hours Attached is a photo showing no leaking water

Review: I submitted a credit application on behalf of my daughter [redacted]. She was thinking about renting a room for the next college year. It requires the parent to co-sign. I live in Kennewick 2 hours away. I signed the application for credit on 5/10/14. They gave her a lease agreement on 5/12/14 and another college student forged my name to the rental contract. I contacted The Grove on June 2, 2014 and let them know the situation. I was contacted by [redacted] after numerous calls. He is trying to collect a $500.00 fee to break the lease plus have me find someone to take over the lease brginning in Sept 2014. I have tried to work with him to no avail. I did find a student by the name of [redacted] who inquired to take over the fraudulant lease. Per an email from [redacted] he agreed not to charge any fees. I had him fax me the fraudulant agreement and was unable to find anywhere a $500.00 fee. [redacted] signed a lease agreement but [redacted] insists it is not to replace the one for [redacted]. I have spoken with my attorney who advised me not to pay any fees as the contract is fraudulant. There is no way I could have been in Cheney the day the lease was turned in as my payroll records show I was at work all day. The lease they have has an original (not faxed or emailed) signature on it. I would like them to tear it up and rent the room themselves. They realize that numerous co-signed lease applications are forged but they continue to try collecting fees for unsuspecting parents. The Grove Cheney received a signed Guarantor application on

5/10/14 from [redacted], as well as a resident application for residency

from her daughter [redacted]. The guarantor application was complete with [redacted]'s

social security number, employment information, drivers license number and date

of birth; private information of [redacted]'s showing she had knowledge of the

agreement as guarantor. After screening

both individuals and running a back ground check, we gave [redacted] a copy of our

2014-2015 Lease agreement. She filled out her portion of the

lease and we asked to have her Guarantor sign the appropriate sections as well. We

received a completed lease agreement back from [redacted] on 5/12/14 and the lease

was executed by the general manager on the same date.

I received a note on my desk from [redacted] in regards to her daughters lease agreement and

after pulling the lease and attempting to get more information about the missed

call I returned [redacted]'s call. After contacting [redacted], she stated that her

daughter filled out the resident portion of the lease and then had a friend at

school fill out the guarantor's portion of the lease agreement. [redacted] stated

that she didn't want any of the students to get in trouble for this, she just

wanted to have the contract torn up. She requested a copy of the lease

agreement, which I sent to her and she again stated that the signature on the

lease agreement was not hers. I advised her that if in fact someone her

daughter knew did forge her signature, she is going to want to find out who

that individual is from her daughter so she can press criminal charges against

them. [redacted] asked me what her options where on how to break the lease and I

informed her of the Lease Takeover Process and sent her a copy of the lease

takeover agreement; the call then ended.

me back at a later date to inquire about an individual named [redacted], that

was suppose to take over her daughters lease. I informed her that [redacted] did

sign a lease for next year, but it was a new lease and not a lease take over. I

also informed her we have had no one come into the office requesting to do a

lease take over for [redacted].

It had nothing to do with agreeing to lease an apartment. Only to see if I would qualify if I decided to co-sign for her to live at The Grove. The lease is not legal as it doesn't have my signature on it. I have tried to be as fair as I can on this matter. Why should I find someone to rent the apartment when I didn't sign the lease? They can tell that is not my legal name signed on the lease. Filling out a guarantor application is NOT binding to a lease. It is simply to find out if your credit would qualify. The lease was signed as [redacted] not [redacted]. that is not my name.

The guarantor application, without a signed lease,

serves as a intent to be the guarantor for a particular applicant. The guarantor

application requires personal information, known only by the individual, in

order to verify identity in addition to gathering the information necessary for

our screening process. With an approved application, as was the case with [redacted], and a signed lease with [redacted] and [redacted]'s initials and signatures present we execute the

lease contract; we received both the application and lease completed by [redacted] and [redacted]. With all leasing materials completed [redacted] had secured a

spot to live at the Grove as outlined in their lease.

Once executed, our lease is legally binding and we enforce the terms

of the lease unless a resident were to find someone to take their spot through

our LTO process. [redacted] has not

completed the LTO process and remains responsible for her lease as does her

guarantor [redacted].

In combination with the guarantor application fully

completed as [redacted], acknowledged in her response, and the fact that we have no way

to prove the signature and initials present on the lease are not [redacted]'s, we

will continue to hold the lease as valid.

The only option to remove the lease obligation from [redacted] and [redacted] would

be through our lease takeover process in which [redacted] would find someone to

take over her lease; pending completion of the necessary paperwork and approval

from The Grove.

Review: I have had multiple billing errors with the grove during the time of my August 2014-July 2015 lease. They were all fixed in a timely manner so I did not seek further action. When I moved out in June 2015, I knew I would be charged for some damages in the apartment and put money on my account since I would be out of the area. I have been trying to get a copy of th damage charges from the grove since I was charged $400 for them. Management just sent me photos of what the damages were and listed the charges, of which only 2 are true damages. The others are common area cleaning that the other tenant in my apartment unit cleaned when she moved out a month later. I have reached out multiple times to the grove through phone and email, both to the property manager and the corporate manager-trying to get copies of my supposed damages and rarely get a response. I also had multiple items and a check stolen by their cleaning crew and they have done nothing to address it. I was charged for damage to a carpet that was from my roommate (the photo even has her bedroom unit in the photo), cleaning that my roommate did after I moved out (she cleaned the common area) and broken blinds that we reported as falling multiple times throughout our lease. The blinds fell multiple times due to poor construction-I was not able to move into my apartment until a week after my lease started due to the consutrction errors.Desired Settlement: I would like a portion of my $400 back. I do know there are 2 things in my apartment I should've been charged for but I should not have been charged for the apartment to clean something they did not touch. I also should not be charged for my roommates damages. After 3 months of attempted communication with the grove, I just want my money back and for them to be better about their financing so they don't hold money from others too.

Review: Apt D226c had a defective leaking bathroom sink for 2 months now. There was mold growing under the sink.

Repair person came and declared sink unusable and needs a new part. It has been 2 months and the

sink is still not repaired , no compensation has been offered . Every inquiry response is ," the part is on order!"

2 MONTHS is too long for no attention, response, or some kind of compensation .Desired Settlement: I would like the sink repaired and rent credit for all the time without a sink.

Review: After already dealing with numerous issues with this apartment complex I choose to move out at the end of my lease. As compensation for the biggest issue I dealt with that year the manager [redacted] agreed to compensate me an my two roommates by not requiring us to have our carpets cleaned and that they would take care of the cleaning of our common areas in our apartment and we have this documented with her signature on it. Therefore at he end of our lease we had a walkthrough done and we have a copy of our check out sheet showing that our apartment was good to go and would not receive any fines. Management changed at the Grove and I then received a letter saying I owed then $140.00 for cleaning. My roommates and I emailed the new manager [redacted] with all of our documents and proof that we should not be being charged. She then took the charges off one of my roommate but not myself or my other roommate. I emailed her back again and got no response. I resent my email two weeks later and after a week I had still not heard back and I tried to call however all three times I was told that she was too busy to speak to me and even though I would provided them with my name, number, email address, and the reason for my call she continued to ignore me. I then received a text saying if I didn't call a number they provided that I would be sent to collections. I called that number 5 separate times and never had someone pick up so I left a detailed message of my situation. Now today I received a letting from collections saying I owed $54.00.Desired Settlement: I would like for the Grove to fix this error and as they have continued to refuse to handle this issue directly with me I am hoping this will get them to do what they should have done in the first place and simple admit their mistake and fix it like a professional business shuld

I am in the same boat, management changed and 3 months after my lease ended my account has charges as well, who have been contacting have you pursured any legal help?

The management at the grove in pullman has gone above and beyond to help me with my living needs. They get a bad rep because they mostly rent to children who pretend to be adults but do not approach problems like adults.

Review: The lease agreement with The Grove stated that the room and common area were to be new a lease takeover and so the common area as well as the unit/suite were to be inspected, cleaned, and any necessary maintenance or damage addressed prior to the new applicant moving into the unit. This was not done at the time of move-in and has still not been completed 20-days after the start of the lease.Desired Settlement: Complete the contractual commitment to inspect, clean, and complete maintenance issues with the unit/suite. If this work is not completed by September 15, 2015. I would like to request a credit equal to one months rent due the fact that the product/condition of the unit/suite was not as stated in the rental contract.
