No this issue is not resolved. The response from the property management is
not adequate and does nothing to address the issue of their unequal housing
prices, advertising, and the fact I was offered a month lease renewal
at $a month, when similar and even higher quality apartments were priced
at $to $for new residents.
This included not only available apartments but those coming
available within under days of my lease expiring. The fact is, the property management of this
location offers new residents lower prices to get them to move in, and then
attempts to raise the rent significantly or keeps them at higher rates then
offered to new residents once the resident moves in forcing them with the
choice to take it or leave it upon renewal or move out
My renewal offer was accepted not because I have resolved my
issue with the property management but out of practicality I was told that I should be happy with a zero
percent increase despite the same apartments being currently rented for a
$100-$less per month. I was told if
I waited to accept the offer, the rent would go up from the flat increase offer
upwards of a 6% increase per month! The
choice to renew at this location was given as a take it or leave it offer with
the choice to accept or move-out as
their offer was final and further discussions were pointless. To move to a different property for a savings
of a hundred or so a month off rent was not practical in the costs and time
associated with moving at this point
My complaint remains and I still feel that given I was
charged nearly $more then what apts were being offered at the time, I
should be credited with a free month’s rent and given a free detached garage
for the new lease term. Also, the
property should stop their practice of playing with rent prices and be fair to
all new and existing residents and not bait them in with lower prices than
selectivity increase rents to make up the difference to jack up prices upon
renewals.

The Hamptons at Hunton Park Apartments in Glen Allen, VA made no attempts to resolve this issue and did not explain why they charge new residents more then what they would charge non-residents moving into the same unit.  I can provide my lease as proof in that the amount of $1380 far exceeds that what is posted currently online to renew at the same time for the same unit.  This place is a scam, please warn new residents not to move in as their rent will be higher then want new people are paying!

Review: Property management initially attempted to increase rent upon renewal on a 2 bed/bath apt over 6%. Upon challenging the initial renewal, rent renewal was offered to remain the same for another 12 months with a 0% increase. Base rent totaling $1380. However, exact same units priced online between $1235 and $1255 for the same terms per the Company’s own website. Prices were also falsely advertised online such is on [redacted] to lure new residence were shown as low as $1180 for 2 bed/bath units. Property management would not honor any lower terms then keeping rent same despite lower rates to new residents on same apts that were and are coming available within 30 days or less of my contract ending. Lease terms require 60 day notice to vacate apt even upon lease ending. Management explanation to not honor lower rates was that since I moved during May, that it was a more popular month and prices will go up anyway and availability will decrease.Desired Settlement: As of 03/10/14, I signed a renewal for 12 months at $1380 when same units are being offered at $1180 a month. Even 2 bedrooms with enhanced features such as an attached garage to the unit are lower at $1369. Prices advertised on such sites as [redacted] still show the apts within the $1180 range. Given this, to settle this complaint and to eliminate additional complaints about unfair pricing, advertising, and leasing practices, I should be given a credit in the amount of $2400 which equals $200 off per month as the difference between what I would have paid if I had leased the same unit today as a new resident (1380-1180). I would also find it reasonable the community offer me a free detached garage closest to my apt ($150 value per month) and applies a credit to the first month of my renewal equal to one month free.
