I was called on this issue with the dishwasher leaking and was told the plumbing behind the dishwasher was not done very well, the dishwasher was brand new and had recently been replacedMy inspection reports states appliances are not part of
a home inspection but are normally tested as a courtesy, if a leak is in the ceil and not currently leaking we have no way of knowing of a an active leak, sometimes they won't drip or show evidence of leaking for a period of timeA home inspection is a visible inspection and we can't see everythingThe buyers and many family members had been in this home multiple times and no one saw any evidence of leakingI'm guessing the old dishwasher leaked and maybe that was the evidence of past water leaking inside the ceiling of which I can not see

I bought my own home and inspected it myself, the foundation walls were not visible and I later found I had a bad foundation pour and have spent thousands of dollars to fix it, somethings you just can't see
I do now have a thermal imaging camera that can help me pick up things that are not visible with the naked eye, but again they can't see every problem and the situation has to be right for it to find the problemI take pride in my inspections and am continually take continuing education classes to better myselfI have been doing this years and have had few complaints and ones I did have I fixedNo home inspector is perfect and we learn a lot by talking with other inspections and things that have missed and techniques to make sure they are not missed againUnfortunately leaking in a ceiling is the hardest thing to find because the thickness of the drywall will not sure a leak for a long time, the water stain normally shows up in the drywall tape seam because it is the thinnest part of the ceiling and the leak has to be bad enough to run over and into the seam

I can not accept this response as it is just more excuses for an incompetent jobThe professionals that came in to fix all the issues that "house detective" missed pointed out tell-tale signs that showed water was not only leaking but had been for some timeAlso, if I had turned on my furnace it could have gotten my whole family horribly sick or worseThere were huge rips in the exhaust flue that were clearly visibleThe "new" dishwasher that "house detective" says he inspected has never ranNeither me or the plumber or the other professionals have been able to get it runningThere are more things wrong with the house that this "detective" missed that I have time to describeWhen I called this man to get some resolution, all he kept saying is: "I am not responsible for any of thatAll I do is turn the lights on and off, run the water and flush the toilet a few times"He never once tried to come to a resolution, he was too busy making excusesThat is the reason I can not accept his response
