The Inspection Connection

On February 3, 2016, a complete home inspection was conducted for the customerAs noted in the permanent files of the inspection report, the customer accompanied me for approximately 70% of the inspectionPrior to conducting the inspection, the customer was informed the inspection process is "visual and accessible" onlyThe customer was given a page pre-inspection agreement to read and sign which states what is to be inspected and what to expectThis agreement states the limitations of a visual inspectionThe customer signed the agreement acknowledging its contents , prior to the inspectionDuring the inspection, I pointed out several areas of concern in regards to the structural integrity of the house, which the customer acknowledgedAt the end of the inspection, the customer was given an oral report of my findingsIt was at this time, the day of the inspection, I told the customer it was in his best interest to hire a licensed structural engineerWhen I finished, the customer's realtor told him not to worry about it She stated that she knew someone who could take care of the structural issues.The customer and his realtor were provided with a page written report later that eveningWritten specifically on the "Structure" section of the report it clearly stated, Advise seeking the professional opinion of a structural engineer for conditions noted.While it is unfortunate that the customer did not take my advice prior to closing, and discovered the need for repairs after completing the real estate transaction, I feel no financial responsibility for his error.Please contact me if you would like to see actual documents pertaining to this complaintI have numerous texts, email, recorded voice mail from this customer, and a letter from my attorney to this customer

pre-inspection agreement to read and sign which states what is to be inspected
and what to expect. This agreement states the limitations of a visual
inspection. The customer signed the agreement acknowledging its  contents , prior
to the inspection. During the inspection, I pointed out
several areas of concern in regards to the structural integrity of the house,
