Really great company to work with. We had a house we needed to sell quick. We met with a realtor and were told we needed to make some repairs and clean everything up. We didnt have the money to replace the roof. Rhen came right out and bought the house. We closed 3 weeks later. I recommend these guys 100%

I have been dealing with a young man named Andrew M. I have to say it has been a pleasure dealing with him. You have a keeper in him. He is very smart and is easy to talk. I don;t know what you pay him but you more than get your money's worth. I would not hesitate to recommend him

Continuous phone calls even after I've asked them to stop calling me or to take me off their list.my home is not for sale

In my opinion Alabama department of real estate should look into this company's unethical and maybe illegal activities.
In my opinion Alabama department of real estate should look into this company's unethical and maybe illegal activities. they have a F rating from Revdex.com (Revdex.com) Do not trust this company; Rhen B, one of the owners of this company and Irby Home buyers llc are not real buyers.pay attention to the fake reviews by employees to receive bonuses from jered and B for the fake reviews. They harass people usually elderly and push them to sell their homes for dirt cheap and sell it to others for a big profit. Not sure what kind of trick they use to put these home owners under duress but they make a lot of money illegally and unethically and live off of misery of others. they put you on a contract, lock your property up legally sometimes for months and try to find a buyer to make a huge easy money profit with no laws and regulations monitoring them. If you want to sell your house, there are many others wholesale buyers who are honest and give you more money. if you are buying, you are up to a possible scam like I was. I had the worst kind of experience with this unethical company. I am dragging them to the court system to get my money back no trust whatsoever Completely unethical and illegal. While I had 2 days left from the deadline of the purchase contact, they simply stopped communication with me hoping and planning to keep my $3000 deposit. there is no loyalty with them and everything is up to the highest bidder. In the fist call I was told it would be $500 deposit then when docusign was sent to me, it was $2500! They use unethical techniques to buy houses from the elderly, the desperate and the weak, dirt cheap and while abiding by no real estate laws or ethics, sell it to the highest bidder. they need to be audited for their illegal/unethical practices.

I purchased my home and moved in to it in March 2019. IRBY continually sends messages asking to purchase the home.
I informed IRBY via phone call that the home is not for sale. I was informed after messages transitioned from letters to text messages that I was placed on a Do Not Call list. However, that did not prevent me from receiving text messages asking the same question. The data management/process is extremely questionable for me to continually face harassment in this way. They cannot understand that the name on their file, ***, does not live at this address currently and the current owner, myself, is not interested. I wish to not receive communication from them of any kind and for IRBY to correct this data issue in their records.

Desired Outcome

No longer receive messages from IRBY of any kind (letters, text messages, etc).

A positive relationship with me is no relationship with me. I want no contact with Irby, not now nor in the future. The response provided, while narcissistic and self-centered, does little to relieve my concerns about unwanted contact. Until this stops permanently, I won't be satisfied.

I was pressured into Contract with *** Home Buyers About 12 PM April 30, 2020. Some Changes to The Contract that I did not Initial by ***.
My name is ***. I received Harsh Treatment from a Mr. *** today, I was called a "FOOL" several times along with "***".
Today April 30, 2020 At 4:09 PM CDT, I texted *** and said "Don't turn in that contract offer yet, My Apology". At 4:11 PM CDT April 30, 2020 *** Texted me back and said "Already Submitted". I Texted *** backed at 4:12 PM CDT and said "Well That is a Problem". At 4:12 PM CDT *** Texted me backed and Asked "What is the Problem?". At 4:14 PM CDT Mr. called me and I told him I am am not comfortable with offer, Don't turn in the Contract. I said think I need a second opinion and that I never got a email with the contract for me to read. On the Phone *** said "He Made Changes To The Contract To The Amount Of $10,900 ( I Did Not INITIAL THESE CHANGES ) and that he had already emailed me the contract and he had "READ Receipt" I told *** I never got the email. I said I just Signed the Construct just (2) Hours ago, I think I am making a Mistake by listing to you tell me that I would not better offer. At that point the Conversation between *** and myself turned very UGLY. *** started Treating to take me to "TAKE ME COURT and SUING ME". At that point I Hung Up The Phone. At 4:22 PM CDT I Texted *** and said "I Am Not Ready. I Think Your Attitude Has Became UGLY. No Deal. Now, Your Threatening Me". My Mom lived in that house in that until she passed (5) Years. I had not been inside that house for over (3) Years because of all the Sad Memories. Since then the 1st time went back into that House was Today April 30, 2020 at 10 AM CDT when I Met *** of IRBY Home Buyers and by 4:20 PM CDT, I had been called a "FOOL" several times, "***" and "Threatened to be Taken to Court and SUED" by a Representative of IRBY Home Buyers. I informed *** of IRBY Home Buyers of this incident. And Yet, As of Today May 1, 2020 at 12:30 AM I Still Do No Have A Contract To Read To See What Is My Legal Right. I Feel Like I Am Being Railroaded By *** and IRBY Home Buyers.

I received a call today from ***, COO of IRBY Home Buyers. Mr. and I had a Honest and Respectful conversation with each other. Mr. assured me that was not the way IRBY do business and that it should not have happened. I Graciously, Accepted his Apology.
The Contract has been Torn Up and the matter has been Resolved. Mr. conducted himself in a very Professional Manner and I Appreciate That.

Irby Home Buyers Unwanted calls all hours day and night.
Irby Home Buyers calls at all hours of the day and night. They have repeatedly been told not interested and remove our phone numbers from their call list/system. In the last 40 days there have been over 24 calls just to my cell phone another 24 on home phone. Usually back to back. It's so bad that we turn both home and cells off at night. God forbid an emergency in the family happens. We wouldn't know until the next day. Some calls well after 9pm. Those people are harassing us at this point. That many unwanted calls at inappropriate hours is ridiculous. To bad they don't fall under federal do not call laws.

Desired Outcome

Absolutely zero contact from scammer company Irby Home Buyers. 24 calls at $10,000 a call equals $240,000 that would be owed us under the DO NOT CALL LAW. Any further calls and we file a harrassment suit.

Home buyer continues to send me letters wanting to buy my home after many times of asking them to take me off their list.
A company, Irby home builders continues to harass me about trying to buy my home. I have no plans to sell my home. They repeatedly send me letters from *** pressuring me to sell my home. This is very upsetting and it needs to stop. They are harassing me because I am a senior citizen.

I would like for someone to contact this company and demand they stop harassing me.

IRBY and I entered into a cash purchase agreement. After the closing occurred, IRBY LLC informed me the deal was off.
On 7 June 2019 I signed and entered into a standard cash real estate purchase agreement, with IRBY Home Buyers, LLC. IRBY's agent Kimberly B signed in behalf of Irby. The agreement was for IRBY to purchase real property belonging to myself located at ***, ***, Florida ***. Kimberly explained in writing the process was: "we offer a cash purchase with a quick 30-60 day closing (sometimes sooner with a clear and easy title). On 26 June 2019 I was informed by Kimberly B and Tracy R, (senior escrow officer at Gulf Coast Title Company), that the closing was set for 28 June 2019. On 28 June 2019 I attended the closing at Gulf Coast Title Company in Pensacola Florida. At the closing my keys to the property were surrendered in exchange for the final cash settlement documents attesting a guarantee that $99, 375.21 would be transferred to my checking account right away. On 28 June 2019 I closed all utility accounts and put in a change of address with the post office for the property that was sold. On 29 June 2019 I received a written congratulations from IRBY (Kimberly B) and on 1 Aug 2019 I was notified by Kimberly the deal was off.

Desired Outcome

Request the funds owed the seller ($99,375.21) be disbursed to my account immediately. If this cannot be done I am demanding reimbursement for damages as a result of this breech of Contract. Damages amount to $5,000.00. The keys to the property should be returned to me immediately if this is the option taken.

In the pursuit of ethical and honest operations, IRBY had to revisit the original contract pertaining to this case due to volatile foundation issues discovered during the property inspection. We uphold a policy of transparency and diligence for both our seller clients and our investors. Fortunately, it was resolved with Mr. and Mrs., and they did receive their bank deposit.
