[redacted] initially signed a lease from 5/1/13-7/31/and [redacted] was her guarantorThe guarantor form that [redacted] signed is a “General Unconditional and Continuing Guaranty” form, meaning, as long as [redacted] is a resident [redacted] will be her guarantorIf [redacted] no longer wanted to be her guarantor, a new guarantor must be submitted and approved or a security deposit must be paid to release [redacted] from his obligations as the guarantorDuring [redacted] ’s first lease period she renewed her lease for another year, having her lease end on 7/31/ [redacted] never had an issue with thisDuring her second year, [redacted] decided to renew her lease for a 3rd year, making her new lease end date 7/31/And again, [redacted] never expressed any issue with this [redacted] started to get behind on her rent payments in May of She skipped out on her lease in July of We sent move out statement to [redacted] as well as [redacted] He responded back stating he didn’t agree to her renewingA final collection letter was sent on 8/2/to [redacted] and [redacted] and if no payment was made within days of receiving the final collection letter, the account would be sent to collectionsAn entire year went by an no payment was made, I attempted to call both [redacted] and [redacted] before I sent the account to our collection agency but was unable to make contact with either of themThe account was placed in collections and the final balance due is valid

[redacted] initially signed a lease from 5/1/13-7/31/14 and [redacted] was her guarantor. The guarantor form that [redacted] signed is a “General Unconditional and Continuing Guaranty” form, meaning, as long as [redacted] is a resident [redacted] will be her guarantor. If [redacted] no longer wanted to be her guarantor, a new guarantor must be submitted and approved or a security deposit must be paid to release [redacted] from his obligations as the guarantor. During [redacted]’s first lease period she renewed her lease for another year, having her lease end on 7/31/15. [redacted] never had an issue with this. During her second year, [redacted] decided to renew her lease for a 3rd year, making her new lease end date 7/31/16. And again, [redacted] never expressed any issue with this. [redacted] started to get behind on her rent payments in May of 2015. She skipped out on her lease in July of 2015. We sent  move out statement to [redacted] as well as [redacted]. He responded back stating he didn’t agree to her renewing. A final collection letter was sent on 8/2/15 to [redacted] and [redacted] and if no payment was made within 15 days of receiving the final collection letter, the account would be sent to collections. An entire year went by an no payment was made, I attempted to call both [redacted] and [redacted] before I sent the account to our collection agency but was unable to make contact with either of them. The account was placed in collections and the final balance due is valid.

When [redacted] signed as the guarantor, he signed a continuing unconditionally guarantee form. Meaning, as long as [redacted] had a lease with us he would be the guarantor. We do not have to notify the guarantor if the lease renews.If [redacted] wanted to be released of his responsibilities as the...

guarantor, [redacted] would have to provide another guarantor or pay a security deposit, which neither were done. After [redacted] renewed her lease she could no longer pay rent and defaulted on her lease. A move out statement was sent to both parties explaining the balance due. No payments were made on the account so it was sent to our collection agency.
