Complaint: [redacted] I am rejecting this response because: The Lodge NEVER upheld its end of the bargain - the toilet was black because of THEIR negligence - despite multiple request for them to come fix the constant running toilet they never did The food and other items they complain of were there when we arrived since they never cleaned the apt for us prior to our arrival Maintenance had left trash all over our apartment including and old toilet wax ring covered in feces on our porch The claims they make are unfounded and and I WILL NOT being paying a single dime The Lodge obviously has no problems blatantly lying and making accusations just to collect money they are not rightfully due I will not pay them a single cent We returned calls to their office MULTIPLE times which were never picked up or returned Regards, [redacted]

Complaint: [redacted] I am rejecting this response because:Complaint: [redacted] I am rejecting this response because:We have the report filled out from when we moved in - the same report you guys claimed to have lost In the report you'll find:We were never issued either dog tags or pool passesTubs and counters were NOT resurfacedDrawer hinges in bathroom were broke (reported and never fixed)Stains on the countertopsGuest shower did not have a shower head- never fixed despite multiple requests - we were NEVER able to use the guest shower despite multiple request to maintenance.Master Toilet was not properly mounted and bathroom stank of sewage constantly (reported multiple times and never fixed)Tub and shower in master was neither clean nor caulked (requested and never fixed)Toilet in guest bath ran constantly - had maintenance "fix" the issue twice and it never stopped running - this is the reason the toilet was black as management put it - since the did not and could not fix this it is not our liability.Wood Floor had stains everywhereLeaky Faucet in master bath - fixed after MULTIPLE requests.Microwave was too small to use - made a request for a new one once a month - was NEVER addressed.Doors for laundry are were incorrectly installed and fell on my wife(Requested to be fixed and never addressed by maintenance)Shelf in laundry area incorrectly installed and fell- Fixed by maintenanceBroken Ice maker - repeatedly promised one but never given one.Venthood was INCREDIBLY greasy and unclean.Area around and behind washer/dryer was COVERED in lint and dust - reported but never addressed by management.Inside ALL cabinets and drawers were filthy and obviously never cleaned.Fridge AND freezer had old food and drinks left over.Maintenance had left a bag of construction trash as well as boxes of empty caulking tubesold paint brushes, burned out light bulbs, etc.Maintenance had left the old wax sewage ring from the toilet our balcony - this is a huge health hazard and despite our requests they never showed up to remove it.When we moved in we were given the option to keep the old carpet and waive the fee since it needed to be replaced anyway - management has apparently gone back on that agreement and is not trying to bait and switch with the carpet.Also listed in our copy of the paper work is another charge for an access key - seeing as we were moving from one unit to another tand already had an access key this was an obvious extra charge.Managements claim that we did not turn in our inspection report is outright - the office bookkeeping is so poor that they didn't even have a single record for a storage unit we had been paying on for over a year Needing to repaint the walls from wear and tear is one thing but everything I listed - along with the copy of the report we kept for our records - does not justify The Lodge's charges or position they did not keep adequate records - they did not respond to multiple requests - and they overall did not live up to their end of the lease by not providing us with what was promised Regards, [redacted]

[redacted]’s storage lock was re-keyed on July 5, 2013 because he and/or his roommate had requested the lock be change on July 2, 2013 because it did not work. [redacted] claimed a dining room table was stolen from the storage unit #[redacted]. We told [redacted] at the time to file a police report and give our office all the information. To our knowledge this was never completed by [redacted] because they never brought our office a SAPD case number. In regards to [redacted]’s move out charges, pursuant the terms of the Lease Contract he is responsible for a professional carpet cleaning, cleaning of the unit, paint and any damages. [redacted]’s tub and toilet were black as if they had never been cleaned. The stove and the refrigerator had grease and spilled food. The walls had holes and black stains beyond normal wear and tear. We have photos of how the unit was left by [redacted] at move out. Also, if he was given a sub-par unit he never placed anything in writing and he also never turned in his move in inspection form. Furthermore, [redacted] failed to turn in his keys at move out and The Lodge at Shavano called [redacted] and his roommate several times to see if they had moved out or if they were still occupying the unit. We never received a response from [redacted] and placed a Belief of Abandonment on the inside of his door. So, not only was [redacted] charged for his move out cleaning fees but also three days of rent due to failure of turning in keys, no response and the Belief of Abandonment. [redacted]’s charges are valid and will not be negated. The balance of $329.52 is due within 10 days of this letter or further collection action will be taken. Dear Sirs,
 
We are in receipt of the above-referenced complaint. Mr. [redacted] did contact me in regards to his unit at The Lodge at Shavano Park unit number [redacted]. I did assure Mr. [redacted] that I would gather the pictures and work order history for his unit. I did not email him the pictures because there was no damage to the unit. I removed all charges except for the standard carpet cleaning charge which is charged pursuant the terms of the Lease Contract.
 
I issued Mr. [redacted] a refund of $143.99 from his $200.00 deposit on October 27, 2014. With that being said we consider this matter closed.
