NEVER RENT FROM HERE
We moved from out of state and moved into this place site unseen. We arrived and didn't get a walkthrough. Our first night, we noticed that there were screws and bolts in random places buried in the carpet. The second night, we noticed that there were bolts sticking up under the carpet in the center of main walkways. Clearly, whomever put in the carpet said "not my job" and carpeted over the toe stubbers. We filed a maintenance request. The guy came within a day or so and removed one both but left the other. We filed another request and that one was removed as well. Unfortunately, their maintenance guy destroyed the new carpet in the process and left a large hole in both areas (that got worse over time). After a couple of days of living here we noticed that the previous tenant had small children because several cabinet doors and closet doors had crayon drawings. We took pics and submitted to managements (they never fixed this). Within the first week of living here we saw that the kitchen and spare bedroom has a German roach infestation. We called maintenance and they sprayed. A week later, and there was no change so I put out roach baits and sprayed. All were dead within a week. Then we noticed that the paint in the kitchen started peeling, BAD. All of the cabinets were peeling and dropping paint into our food as we cooked. Same goes for the bar area and the master bathroom. We took pics and submitted to management (they never fixed this). Into our second month we saw that the apartment has a brown recluse infestation in all of the rooms. We notified management and they had the place sprayed - which did nothing. A couple of weeks later I sprayed and the infestation went away. At this point, it's August. Outside we had was hives being built in the many holes around the building which included a swarm at the stairs to our apartment. Management's fix was to spray expanding foam into the hole. So ugly. I sprayed the place and killed the hives. Inside never got better. Our 3yr old and our 1yr old developed running noses and coughs. Didn't think anything about it until I saw the furnace filter and saw that it was CAKED with crap. I replaced the filter in August and also cleaned the ducts which were also caked with years of crap. Our second month at this place and we both got florescent stickers put on our drivers windows from their tow company. Delt with that. One week later, we had stickers again. Delt with that again. Two of our neighbors had dogs and they let the dogs crap in the front yards and never cleaned up after them. One of the other buildings brought their dogs over to let them crap in the front yards of our building. Basically, the front always smelled of dog crap and we definitely didn't walk on the gras. One neighbor played the drums and played loud music. Our next door neighbor had Pitbulls, which this complex allows. That neighbor routinely got into loud door slamming fights with his girlfriend and then had makeup sex which we could hear clearly through the walls. Around Thanksgiving, there was an animal trapped in the wall. I walked into management to inform them and they told me they wouldn't get to it for several days because they were getting ready to have their office party and then the office would be closed. When it snowed, the entire complex had to shovel themselves out (sidewalk, stairs, parking lot, etc). I'd shover my parking spot and someone would park in it. In the winter was when I noticed the large gap around the front door, back door and all of the windows. I could see daylight and stick my fingers through the holes! When it snowed was when I noticed that the roof leaked into the spare bedrooms and kitchen. Around our 6th month was when we realized that the subfloor under the carpet was missing chunks and the entire floor was uneven with gaps. There were sections that seesawed as we walked. Every cabinet door squeaked, every interior door stuck and made loud noises when opening or closing. I oiled all hinges and waxed every door to try to stop this. The bathroom exhaust fans were incredibly loud because they had never been maintained and were clogged with 20 years of human yuck. Somewhere around our second month management called me that they had a complaint about our parking. We parked in front of our apartment. Apparently, someone from another building had been parking there and complained. In March, I came home to nasty muddy debris sprayed all over our patio furniture and decorations. Living on the second floor made this seem odd. Then I found out that someone had used a leaf blower on the clogged gutters and sprayed that crap onto our things as well as the apartment exterior walls and deck. They never came back to clean their mess. Around February, The Lodge of Overland Park started using a new water bill collection company (Yes Energy Management 800-637-4242). That's when our water bill JUMPED. We have 2 adults (on the lease) living in the apartment. We also have a 1yr old and a 3yr old. March's water bill jumped to $97 which was higher than everyone else in my building (and we had the least number of adults living in the building). We moved out May 2nd. Today, May 28 our final water bill was $305.15. I called management and they told me that they were charging us for the 1yr old and 3yr old as if they were adults on the lease. Additionally, they are charging a $52 cleaning fee. We cleaned the apartment top to bottom before we left and took pictures. This apartment complex is charging $1875 for this garbage apartment. The apartment is worth $1100 at best. In my opinion, THIS IS THE WORST APARTMENT I've ever lived in. I'm telling everyone to NEVER rent here. Every tenant I've talked to talks about how bad the place is and how they are moving as soon as they can. This place is a st hole. Also, I posted this same review on google with photos of all of the problem and the negative, one star review was removed. The removal of negative reviews seems to be a pattern for them. The positive reviews are clearly from employees. No trash anywhere? The trash dumpsters are always over flowing. What a joke.
