When our tenant first contacted us by phone she asked about a bedroom apartment, she put her application and deposit in without even coming to view the apartmentShe set a date to move in and the assistant manager and I picked out a remodel unit with brand new appliances, carpet & tileThe
only problem was there were some rolly-pollies in some of the corners of the living roomThis was her only complaint she expressed about the unit and said she couldn't live like thatAs for the apartment next door, it was not condemned; we had just not completed that make ready for another move inAt that time, she asked if we would transfer her to another unitI told her we didn't have another remodeled unit available at this time, she said that that was okay, I did as she asked and transferred her
When she moved into the unit that we transferred her to, she stated that the stove was too old and didn't want it in her apartment; she stated that she was going to buy her ownI explained that it would be fine for her to purchase her own stove and that we would remove the other one
On December 29th she put in a work order stating that she can smell smoke coming through her vents from an apartment next to her, she wanted screens put on her windows and the filter to her AC replaced to see if that would help fix the smoke smellShe never said anything about her smoke detector not workingOn February 16th we were able to measure her windows to build the screens and also replaced the A/C filterOn February 17th we built and replaced the screens as askedWhen I came to work on February 17th, I checked my voicemail and received a message from her demanding a reason "why we were in her apartment and that there was no work order given to us for us to be in there"The tenant called on February 17th and immediately starting yelling at me and I told her that our maintenance was there to fix the work order that she had given us on December 29th, she was yelling and telling me that we left her blind openI apologized for the fact that the maintenance forgot to close the blinds and she continued yelling, I told her, I do not want to continue this conversation any longer since she wouldn't stop yellingShe called back, still yelling, so again I told her that I had given her the explanation of why we were in her apartment (for her work order given) and that's all that needed to be said, she called me a *** *** and I hang up againShe called back a third time and the co-manager answered and told her that this conversation needed to go no further and then the tenant called her a ***too and hung upOn February 20th the tenant came in to the office, wanting to pay her rent but she had an un-kept promise to pay for February 15thWhen she did not keep her promise to pay, we had to start eviction on February 16th and were informed to not take her rent money at this timeI can not let her out of her lease due to us having to start eviction proceedings on February 16th because of none payment of rent
