To Whomever This May Concern:Please let this letter serve as our formal response to your letter dated January 8, 2018, regarding the complaint filed by Mr [redacted] ***It our position that the claims made against The M at Lakeline are unwarranted.COMPLAINTS:"We had reported water damage issue to our apartment [redacted] and the repairs were done improperly, creating a huge mold issue throughout our entire apartment." This claim is unfounded and unwarranted, as the resident never reported a mold or leak issue in the apartment to create any form of moldAs per the attached requested work orders, the only repairs requested in this unit was for a tub faucet leakThe repairs were conducted to stop the leak and tile replaced around the tub faucet"The repairs we done improperly." This claim is due to the fact the resident was unhappy with the way the tiles were replaced, and craftsmanship of the work preformed, not that the issue was still occurring or causing any further issuesFirst work order request was made on 4/3/17, (work order #***, for the jetted tub not working and to check for a leakThis work order was completed the same dayNo other work order was entered or discussed with staff at The M until October Second work order request was made on 10/3/2017, (work order #***), to fix the tub spout and re-caulk the tubThe stem was replaced to stop the tub faucet from leaking on the exterior of the tile/tub area and tile had to be cut to preform this workThe maintenance cut out two areas of tile and replaced with the tile that did not match the original tileIn addition, the maintenance technician re-caulked the areaNo other work order or issue was presented to the staff after this work was doneIn the middle of December, the resident, [redacted] ***, came into the office to speak with the [redacted] in regards to the late fees and eviction court costs fee to non-payment of rent in the month of DecemberThe resident then spoke to the [redacted] in regards to the poor craftsmanship of the work preformed on his tub repairsThe resident never stated there were still issues with his tub faucet leaking, and the [redacted] gave the resident a one-time courtesy waiver of the eviction court costs so the resident could pay his rent and eviction could be avoided(Please see attached ledger of the resident's account)The resident stated that he and his girlfriend, ( [redacted] who is the primary lease holder of this lease agreement with The M at Lakeline), were struggling to pay their bills due to [redacted] no longer bartending, and accepting a different job for less payIn addition, Mr [redacted] stated that his work was hit or miss, as he owns a handyman business and it was currently slowRepairs were done improperly creating a huge mold issue throughout the entire apartmentOn Friday, January 5, 2018, [redacted] came into the office due to their rent being late and late fees assessed on to their accountHe spoke with the assistant [redacted] , as the property [redacted] was out sick with the fluThe resident then stated that he can either pay his rent or pay his medical bills, at which time assistant [redacted] told him that he needed to pay his rent or we would be filing evection on the eighth of the monthThe recount of the interaction is different from the assistant [redacted] s recount of the situationAt this time was when the resident apologize for being rude in the past to our staff and then inform the assistant [redacted] he believed him was ill all the time due to what he believes to be mold and his A/C vents, (not throughout his apartment)The resident has 24/access to put in the work orders online through their resident portalNo work orders or requests were made for any repair until the property [redacted] came back into the office from being outside and found numerous in accurate and exaggerated reviews posted online from this restaurant and this residence friend, slandering the name of the property and the property [redacted] who was not involved in the situationThe property [redacted] then contact of the regional [redacted] to assess what our next move would in this situationOn Tuesday, January, 9, 2018, the property [redacted] entered an emergency work order, (work order #***), to gain access to the apartment and assess the claim is made online with the maintenance supervisorPhotos and video documentation were taken of the apartment and the A/C duct workThe property [redacted] and the maintenance supervisor believed what was inside the AC was dirt and dustThe AC filter and the vent was filthy with caked on dust and dirt, the filter it had not been changed and the condition of the apartment was dirtyOne vent remaining, (The resident had removed the vent covers in the living room and kitchen and they were nowhere to be found), in the bathroom was shut completely with condensation buildup and mildew on the outsideThe maintenance supervisor and the property [redacted] opened the ceiling, open the inside air handler and opened the crawlspace that is located in the bathroom of the apartmentNo more or leak or indication of leak was foundNo leaks or more indication were found in the bathroom, bedroom, closet, kitchen or living room of the apartmentThe property [redacted] then asked the maintenance supervisor to clean the areas that were dirty, (right inside the air vents)The maintenance supervisor clean the areas with chlorinated bleach and water solutionWe are currently staying at a relatives place and he refuses to do anything for daysThe resident states that he requested a work order to be placed for the issue when he came into the office and spoke to the assistant [redacted] about his unpaid rentThe assistant [redacted] states he never requested for any repairs or a work order to be placedThe resident has access to and put a work order 24/through his resident portal, and failed to do soPer the TAA lease agreement, it is the residents' responsibility to put in a work order request for repairs needed in that apartmentResident has only entered (2) work requests for repair on the tub for the entire lease term while living at The M at LakelineThe other to work requests or entered by the property [redacted] to inspect the apartment based on the claims and reviews made online and to have the vendor properly fix his tub faucet and tileThe rest that failed to enter any work orders for leaks/mold/or any allegations he is statingOn 1/10/18, the regional [redacted] and property [redacted] , re-inspected the apartment together to ensure there was not any leaks in the apartment that could result in a mold infestationIt was once again confirm that there were no leaks in the apartment, however, the management agreed to clean his air attacks and repair the tile work that was previously worked onWork order # [redacted] was entered for the tile/faucet repairsThe air ducks or professionally cleaned (with invoice attached) on 1/12/The technician stated that it was not black mold in the apartment, however, condensation buildup was forming on the fence and inside the fence due to the resident closing that a/C events while the a/C system was turned down low, causing condensation build upThe technician also treated with an enzyme treatment to ensure nothing but grow, and stated that the resident would need to turn the a/C temperature up, instead of set low and closing the vents, which ultimately results and improper air flow and condensation build up on the ventsThe tile replacement and flush mounting on the tub faucet is scheduled for 1/18/The faucet and stem will be replaced at this time, (work order #***)The original date for the better work was a 1/12, however the resident requested to be present on this date, but failed to show for the appointment by over an hourThe technician waited for minutes and had to leave to perform his next jobIt was then rescheduled for a bid on the work on 1/with work being performed on 1/18/The issues experience at The M at Lakeline has been adequately handle it and resolved in a timely manner and in accordance with AA lease agreementPlease contact me if you need any our apartment [redacted] and the repairs were done improperly, creating a huge mold issue throughout our entire apartment." This claim is unfounded and unwarranted, as the resident never reported a mold or leak issue in the apartment to create any form of mold. As per the attached requested work orders, the only repairs requested in this unit was for a tub faucet leak. The repairs were conducted to stop the leak and tile replaced around the tub faucet. "The repairs we done improperly." This claim is due to the fact the resident was unhappy with the way the tiles were replaced, and craftsmanship of the work preformed, not that the issue was still occurring or causing any further issues.2. First work order request was made on 4/3/17, (work order #[redacted], for the jetted tub not working and to check for a leak. This work order was completed the same day. No other work order was entered or discussed with staff at The M until October 2017.3. The resident then stated that he can either pay his rent or pay his medical bills, at which time assistant [redacted] told him that he needed to pay his rent or we would be filing evection on the eighth of the month. The property [redacted] then contact of the regional [redacted] to assess what our next move would in this situation. On Tuesday, January, 9, 2018, the property [redacted] entered an emergency work order, (work order #[redacted]), to gain access to the apartment and assess the claim is made online with the maintenance supervisor. Photos and video documentation were taken of the apartment and the A/C duct work. The property [redacted] and the maintenance supervisor believed what was inside the AC was dirt and dust. The AC filter and the vent was filthy with caked on dust and dirt, the filter it had not been changed and the condition of the apartment was dirty. The maintenance supervisor clean the areas with chlorinated bleach and water solution. 7. We are currently staying at a relatives place and he refuses to do anything for days. The resident states that he requested a work order to be placed for the issue when he came into the office and spoke to the assistant [redacted] about his unpaid rent. The assistant [redacted] states he never requested for any repairs or a work order to be placed. The resident has access to and put a work order 24/7 through his resident portal, and failed to do so. Per the TAA lease agreement, it is the residents' responsibility to put in a work order request for repairs needed in that apartment. Resident has only entered (2) work requests for repair on the tub for the entire lease term while living at The M at Lakeline. The other to work requests or entered by the property [redacted] to inspect the apartment based on the claims and reviews made online and to have the vendor properly fix his tub faucet and tile. The rest that failed to enter any work orders for leaks/mold/or any allegations he is stating. 8. On 1/10/18, the regional [redacted] and property [redacted], re-inspected the apartment together to ensure there was not any leaks in the apartment that could result in a mold infestation. It was once again confirm that there were no leaks in the apartment, however, the management agreed to clean his air attacks and repair the tile work that was previously worked on. Work order #[redacted] was entered for the tile/faucet repairs. The air ducks or professionally cleaned (with invoice attached) on 1/12/18. The technician stated that it was not black mold in the apartment, however, condensation buildup was forming on the fence and inside the fence due to the resident closing that a/C events while the a/C system was turned down low, causing condensation build up. The technician also treated with an enzyme treatment to ensure nothing but grow, and stated that the resident would need to turn the a/C temperature up, instead of set low and closing the vents, which ultimately results and improper air flow and condensation build up on the vents.9. The tile replacement and flush mounting on the tub faucet is scheduled for 1/18/18. The faucet and stem will be replaced at this time, (work order #[redacted]). The original date for the better work was a 1/12, however the resident requested to be present on this date, but failed to show for the appointment by over an hour. The technician waited for 45 minutes and had to leave to perform his next job. It was then rescheduled for a bid on the work on 1/17 with work being performed on 1/18/18. The issues experience at The M at Lakeline has been adequately handle it and resolved in a timely manner and in accordance with 30 AA lease agreement.
