Review: 1.)we complained about the AC leaking for many many months. I was afraid that there was mold inside of the vent. Sure enough 4 months later the technician came and cleaned out a very black mold. Ever since the AC was leaking my husband started to have a hard time breathing and now suffers from terrible allergies.2.)When we moved out we returned the apartment in the same condition we received it in with normal wear an tear on the kitchen cabinets and ONE SPOT on the carpet (5" diameter). According to the manager it was too dirty to be cleaned and had to replace the entire carpet and used our deposit to replace the "uncleanable"carpet.3.)We were also charged a $95.00 cleaning fee when I thoroughly cleaned the apartment, I asked why I was getting charged to clean a clean apartment and they said it was a standard fee and it was not their problem. -The contract states there will be no cleaning fee if the apartment is clean.4.) The apartment manager is beyond rude and unprofessional. It is so difficult to talk to her. She does not help.This is unreasonable.Desired Settlement: DesiredSettlementID: Refund

Response:

1) A work order was called in on 6/28 in regards to an A/C leak. After maintenance inspected, it was determined a vendor would be needed to complete. Our vendor [redacted] from [redacted] Heating & Air came out on 7/6 to check the system and added Freon. It was not until 10/15 when her husband ([redacted]) came in to discuss his lease options with the Assistant CD in regards to breaking their lease that he advised her that their A/C was still leaking, at which point the Assistant made note of for Maintenance. On 10/17 [redacted] called the office and spoke with the Community Director advising that his A/C had been leaking for two months and he had mentioned it to the Assistant CD. The Community Director asked him if anyone had been out and he said yes but that it was still leaking. Maintenance was notified and phoned the A/C Vendor, [redacted], to come back out to check out the unit. He came out and cleaned the coils and added more Freon. There was no mold reported or found by the vendor, simply dirt and dust build up on the coils.

2) [redacted] called asking about her deposit, The Community Director informed her that the carpet was damaged and could not just be cleaned. The resident had advised the Assistant CD that she used 409 on the spots up front in an attempt to clean them. It was noted that there were 5 stains and the carpet vendor was called out 2 times to check the condition, at which point, they recommended replacement as put in writing included in the tenant file.

3) While the apartment was cleaned to a point it was not fully cleaned; blinds were not cleaned, appliances were not cleaned, sink, tub, counters and cabinets had not been cleaned fully. The cleaning vendor, American Maintenance was hired to clean and the property was charged $125, $30 above the standard cleaning fee on a 1x1. The tenant was only charged $95 and not the full $125 which was the quoted light cleaning charge on the Move out Charges Sheet.

4) The best possible customer service is provided at all times. The series of conversations were kept on a professional level and simply stated the factual data.
