On June 17, 2015, the exterior of the windows of Apartment [redacted] were caulked due to a window leakThere were no other leaks reported until Saturday, October 24, An emergency maintenance request was received at 8:a.mon this dateThe tech on call responded to the call on that date and advised the resident that we could not make a repair at that time because it was still rainingWe would like to point out that this leak occurred when the area received approximately inches of rainThe resident placed towels on the window sill to absorb any waterThe maintenance supervisor returned to the apartment on Monday, October 26, 2015, and informed the resident that we would be back in a couple of days to caulk the exterior of the window once the area dried completely and we could be sure that the caulk would properly adhere to the areaThe supervisor did not see any damage to the interior of the apartmentOn October 28, 2015, the exterior flashing above the window was caulkedIt appears that the water entered directly through the top of the window and dripped down the window glass to the sillThe maintenance supervisor could not find any evidence of water stains on the wall around the window inside of the apartment homeWe cannot guarantee that there will not be future leaks if there is a rain event like the one that caused this window to leakWe do feel confident that the correct repair was made and there was no evidence of staining on the walls at the time of the repair nor was there any evidence of mold or mildew in the areaWe do not feel that the request to have a mold inspection is necessary as there is no evidence at that time that water entered the apartment anywhere other than the top of the window itselfThank you for your time, and if you have any questions, please feel free to contact me

Complaint: [redacted] I am rejecting this response because:First off, I placed towels in the window to help catch the water from the leak, which did just thatThe towels helped keep the water from draining all the way down to the floor, which happened in the beginningI did state due to the rain, nothing could be done, but wanted it to be documentedNowhere did I ever state I expected the repair to be done right there and then..Second, you state that your maintenance tech reported that there is no water stains or visible damage to the inside of the apartment? Not only he is lying, but he was very rude as well! I sent over pictures and have more that I'm willing to send that shows and indicates that there were stains and chips because it is clearly obvious a water stain was present in the area of the leak along with the "float" chipping off the wallYou can still see after its been dried as wellI even have a witness that was there with me when the tech was thereAlso your tech also stated when I expressed my concern for mold, he said the worse would be mildewMildew is a form of mold On top of that, if there was really truly no any interior damages then why is it obvious that the chips and cracks are still present and a maintenance slip was left saying the work's done? It's incomplete because it looks like someone "fixed" it by trying to paint over the stain/chipping float? Also upon coming home to my apartment, there was a foul odor from my bedroom, to which I had to Lysol and clean the area due to the water stainsYou cannot guarantee the reoccurrence, but you feel confident enough that you have made the correct repair? I had the same leak -- times (caulking the "problem" is not the "correct" repair)In closing, since the apartment seems to not willing to fix or even attempt anythingMy new proposal is this, which is more than reasonable and fair for all the stress and problems we have dealt with and taking for time off of work along with documentation for each occurrence -- at the time of move-out, for the secondary bedroom, I will not be responsible for any kind of fees or security claim to the apartment.Regards, [redacted]

On Tuesday, November 24, 2015 the property manager of Bexley
at Anderson Mill, met with the resident of apartment [redacted], to discuss the
remaining concerns in regards to the recent window leak.The property manager was informed that the repairs made were
not completed as she found cracks in the paint were the leak had occurred. The
resident was also concerned that they would be held responsible for any damages
caused by the water leaks. The property manager informed the resident that the
resident was only liable for damages they caused and not those outside of their
control.That same day, the property manager asked a maintenance tech
to visit the apartment to see if any repairs were still needed. If there were,
the maintenance tech was asked to complete the repairs. After viewing the
apartment, the tech noticed cracks in the paint where the original repair was
made. The cracks were due to the original repair drying quickly. The tech
checked the areas affected by the leak for signs of mold or mildew and found
none. The tech added clay to the wall to ensure the new repair did not crack
and informed the resident that he would need to return to paint the new repair
once it dried. A work order for the painting of the repair has been made and will be done completed.

advised the resident that we could not make a repair at that time because it was still raining. We would like to point out that this leak occurred when the area received approximately 10 inches of rain. The resident placed towels on the window sill to absorb any water. The maintenance supervisor returned to the apartment on Monday, October 26, 2015, and informed the resident that we would be back in a couple of days to caulk the exterior of the window once the area dried completely and we could be sure that the caulk would properly adhere to the area. The supervisor did not see any damage to the interior of the apartment. On October 28, 2015, the exterior flashing above the window was caulked. It appears that the water entered directly through the top of the window and dripped down the window glass to the sill. The maintenance supervisor could not find any evidence of water stains on the wall around the window inside of the apartment home. We cannot guarantee that there will not be future leaks if there is a rain event like the one that caused this window to leak. We do feel confident that the correct repair was made and there was no evidence of staining on the walls at the time of the repair nor was there any evidence of mold or mildew in the area. We do not feel that the request to have a mold inspection is necessary as there is no evidence at that time that water entered the apartment anywhere other than the top of the window itself.
