Orchards at Cherry Creek apartments is a terrible place to live! Renters beware We have mold in our apartment because the drainage is so bad on our 1st floor apartment All along the outside wall down at the ground level is mold in our apartment In our closets, behind dressers, etc I called them weeks ago to fix this Their solution was to come and bleach the mold off the wall They told my daughter that she could not take a picture of the mold They then told my children that they had to stay out of the house for hours in January When my kids told them they were cold, they told them they could come in but that we had to keep our windows open all night long No offer of a different apartment, or even a room for the night The bleach was so bad it stung our eyes Now weeks later the mold is back because they did nothing to correct the problem They just covered it up This place is terrible!! Just getting them to fix the appliances is a joke We have lived there almost a year and our stove, dishwasher, and dryer still don't work properly after several calls! Don't stay here You will regret it

If you're thinking of moving in to the orchards, DONTI have had nothing but trouble form this placeCar has been stolen from the parking lot twice within months and broken into multiple timesGoing to the office is absolutely no help and have assured me "they will be uping security"This is really helpful when you watch the security guard stop at the main entrance scan the pool and leave for the nightNot exactlyI have had a knife pulled on me in the parking lot resulting in a protection order they fail to abide byHow am I supposed to feel safe in my home when my things are being stolen and weapons are being pulled in parking lotsManagement here is beyond rudeOlga will take any chance she can get to go snooping through all of your belongings on her random apartment inspectionsThe other staff in the building doesn't seem to get any customer service seeing as I called to ask a question and was asked if I knew HOW to readAll appliances are not maintained, my water heater exploded leaving me with no hot waterThe technician informed us the water heater was way past expirationMy towel bars have been falling out of the wall since the day I moved in, they have yet to come and fix itThe front of the drawers in the kitchen and bathrooms fall off randomly without any useThe air conditioner units located downstairs are fully accessible to any person that walks by including children that turn them off in the middle of summerNow that our lease is finally coming to an end I am beyond relieved and will be telling everyone I know to steer clear of this terrible place

We moved from out of state and picked these apartments for our transition into a new houseFirst night we arrived, someone called the police because they heard our year old crying after a hour drive to get thereLuckily the officer met our child and concurred that there was nothing illegal about tired and cranky year oldThey probably should have arrested the caller for wasting city resourcesBecause we came from out of state, we did not get to look at the unit before moving inIf so, we would have never chose this apartmentI've never lived anywhere where emergency vehicles are called regularlyFire trucks, ambulances, and police are seen so much, It became part of the backdrop of the complexThe rent was cheaper than a couple of other complexes in the area, but don't let that fool youNothing in the apartment had been updatedEverything was old and barely workedThe sound from Parker Rdmade it nearly impossible for our two year old to take napsEvery time a wheeler passed by the whole building would shakeThe water quality is really bad, all our dishes became covered in white mineral stains, impossible to remove so we had to throw most our metal pots and pans awayThis water quality also causes the toilets to turn a red rusty color and also impossible to remove completelyIf you choose to live here, please buy bottled water for drinking or boil the tap water firstMy wife and kid were home alone and a man came to the door demanding to come inside after asking "are your parents home?"She would not open the door and the man told her "you better be careful"He did not identify himself or explain the reason for trying to get inside, he was the maintenance guy's assistant!!!! Why didn't he at least identify himself instead of acting with criminal intent towards my wife!!! I wish it let me rate this with negative starsI really can't think of anything nice to say about this place

Regarding resident *** ***, it is unfortunately that *** is not finding a solution here at The Orchards, we do know that this resident works a night shift; therefore, they sleep during the dayDuring the day situations occur where people are coming and going and we consider that normal
day time noiseWe have explained that to *** and have documented in their lease fileAs they are on the 1st floor and more noise can occur on the 1st floor, even if it is not considered excessive, in the past we have invited them to considering relocating to a different floor level, but at the time they refused. We again are extending that offer to relocate, we would suggest that perhaps a 3rdfloor would be better as that is the top floor and no one would be above them, which could help noise levels, we of course cannot guarantee there would be no noise, but this may be a better solution In regards to an unauthorized occupant in her apartment, we have no proof of that, and therefore, have requested *** even via email as we do need this in writing considering the situation, to tell there is a person, and their name that is an unauthorized occupant*** has never replied to usWe cannot just post a legal notice when we have no evidence I hope this answers all your concerns, if not, please do not hesitate to contact me. Thank you, as we do take pride in striving to provide all our residents positive customer service Sincerely, Community /Property Manager *** ***

Since August I have made numerous complaints to the leasing office regarding the neighbors upstairsThese complaints have not been addressedSpecifically the stomping
In the lease it states quiet time is 10pm to 7amI have reported the violation before 7amThis leasing office refuses to uphold their end of the leaseImportantly, they violated the lease agreement by not serving my roommates freeloading boyfriend to continue living in this apartment EVEN THOUGH his name is NOT on the leaseThis management REFUSES to go by the lease I signed back in June

Upon the 2nd week of moving into these apartments, tenants up stairs have done nothing but play loud music from 6pm to 11pm; rudely awakened by their stomping at 2am this morningThat's not my only issueIn the lease it states that marijuana is still illegal by federal laws and as such since tenants do not own the property, marijuana growth and consumption is against the lease agreementNeighbors upstairs smoke it tooBy signing a legal and binding contract the tenants are held by that contractHowever, this management company doesn't have to uphold their part of thw contract and enforce a quiet and respectable area to live inMy next step to ensure that management is enforcing their part of the agreement is to file a complaint with the Revdex.com
