As, to regards with the apartment manager having not seen this complaint, she is correct. The complaint was sent to the Revdex.com in the early am of sept30thwhen I tried to mention this to another Revdex.com department person on Oct 2nd, she could find no record of this complaint. I didn't have the time to chase it down at that timeAs far as for my response to the park at Hurstbourne, here it is: This is actually the 3rd letter like this that I have received. I tried to quietly take care of the 2nd letter (which had to do with cigarette butts, and I NEVER smoked). BTW, since I'm on the ground floor and I do not use my patio, why am I getting blamed for other people's trash? Also, the resolution that they are suggesting is what should have happened the 1st time around!!! Besides, who is to say that a resident from another building didn't just let their dog do his business in the area of the *** building. There is another larger problem here, at hand. All of the sinks in a building are connected to a single sewage system. So, when my sink (on the ground floor) backs of I am blamed even though this problem could have easily came from another apartment. Also, when the sinks do back up (espafter a hard rain), the back up smells like raw sewage. The sinks in this building do this on a regular basis. So, the management and maintenance staff, just want to blame the residents for all of their problems. This does not sit well with me at all

We were recently purchased in March.  The lease agreement states that rent is due on the first up until the 5th.  We have sent out letters stating that rent is due on the first and to sign up on online payments through rent café.  We are not aware that the previous management let...

anyone pay on the 6th. How were we suppose to since the lease clearly states when rent is due?  We will not be waiving late fees because the rent was paid late.  If we waive hers then we would have to waive everyone else's late fees that paid late as well.Thank you,[redacted]

I talked to the resident and waived his late fees.  Her bathtub was snaked and it was draining.Thank you,[redacted]

Thank you,

In regards to complaint #[redacted] made by [redacted], the property had full intention of refunding his $99 since no application was processed; however, it is company policy that all money be deposited into the bank within 48 hours  so his check was deposited. We received notification of his...

cancellation after we had already deposited the check so we had to have a refund issued from our corporate office in Atlanta. The check was cut on 3/24/2015 so Mr. [redacted] should have already received his refund. The check number is [redacted]. If there are any further questions or concerns, please do not hesitate to contact me.

Business Response to a Complaint Complaint ID#: [redacted] Company Name: The Park at Hurstbourne Company Contact: [redacted] Company Phone: [redacted] Company Email: [redacted] Person Who Sent the Complaint: [redacted] Staff...

Member: Response: This complaint comes from a former resident of our community, [redacted], which occupied a unit with another family member, [redacted]. As a policy, we hold both residents equally responsible for any debt that is generated while a resident of our community. The resident in question moved in on June 5, 2015 and signed a one year lease while agreeing to pay rent “on or before the 1st of each month”. The next month, July 2015, rent was late and not paid until July 10, 2015. The following month of August 2015, rent late again. On August 8, 2015, [redacted] came in to speak with the Assistant Manager and advised that [redacted] had skipped out on him because [redacted] did not have a job. A legal fee was added to the account as both residents were turned over for the eviction process for the month of August. [redacted] paid the balance on August 21, 2015 and it was accepted. Both were taken out of the eviction process. At some point, an “applicant copy” for [redacted] from the US Army dated September 17, 2015 was received by our office. Our office never received a signed letter from [redacted] advising that he was vacating the unit because of military enlistment, which is required by the Service member Civil Relief Act (SCRA). Every payment was late and received on the following dates: September 11, 2015 October 23, 2015 (turned over for eviction) November 24, 2015 (turned over for eviction) December 25, 2015 (turned over for eviction) January 2016’s payment was never received (turned over for eviction). Keys were never turned in and written notice to vacate was never given. The apartment was found vacant and declared abandoned on February 25, 2016. A Final Account Statement (FAS) was prepared and mailed to the address at our community in hopes the former residents forwarded their address(es) with the United States Postal Service. On June 15, 2016, at approximately 1123 hours, the Assistant Manager returned a phone call reference the account in question. No answer, so a voicemail was left. At some point after June 15, 2016, [redacted] and the Assistant Manager spoke on the phone regarding the account. [redacted] was upset over the account showing up negatively on his financial history as [redacted] was trying to get a rental place. [redacted] advised he believes he should not be liable for the debt incurred by him and his family member for occupying the apartment, or the cleaning and damage charges since [redacted] joined the military. The Assistant Manager contacted the community’s attorney regarding this matter. The attorney advised that [redacted], regardless of joining the military or not, is jointly responsible through the lease term. Sent on: 7/1/2016 11:01:56 AM

signature is required stating "this payment of $99 is non-refundable after 24 hours from the date of the application." It is in no way considered a deposit. I do believe this is a misunderstanding. In the event an application has been denied, we do refund $49 and retain the other $50 to cover the credit check. Once an application has been approved, the $99 is non-refundable.
I have attached our rental application and criteria that is given to all prospective renters that outlines our application policies. If any additional information is needed, please do not hesitate to contact me.

Dear Sir or Madam, I am the resident that filed the complaint against these apartments on 2/10/15. However, this time the 'Notice of Lease Violation' reads as follows: "Remedy this non-compliant within 14 days of receipt or your rental agreement may deemed terminated and you may be told to vacate the premises upon such termination. If the same conduct or conduct of a similar nature is repeated w/in 6 months, your lease is subject to termination w/o you being given an opportunity to cure the non-compliance" Once again, I have not owed a pet in the last 30+ years and I am almost 50 y/o. Obviously, this apartment complex did not abide with our agreement that was made in February.TranslateDesired Resolution / OutcomeDesired Resolution:Other (requires explanation)selectDesired Outcome:Right now I am so mad that that these apartments sent me another letter like this that I am unsure of what needs to be done. At the very least, they need to remove this letter from my file and write another letter stating that that this was done in error and that they know that I have NEVER violated my lease at any time while I have lived here. P.S. I just got off from work after an 18-hr day (it is 1:40am in the morning right now) and I will be busy throughout today as well. So at least do NOT call me before 3pm on Wednesday. If your people at the Revdex.com would like a faxed copy of this letter, I will fax it after I get most of my other stuff done today.

I did not receive the complaint dated 9/30/2015 so I do apologize. We have sent the requested letter to Ms. [redacted] and have noted in our software system not to send her any more violations that are sent to the entire building going forward. I have attached the letter that was sent to Ms. [redacted]. Please let me know if you have any questions or if additional information is needed.   Thank you,       [redacted]
