Heritage Apartments is charging me an extra month after giving 6 months notice to vacate the premises because of inhuman living conditions.
I've lived in the heritage apartment complex for almost 2 years now and over that time period they have 6-7 management company . As a result of so many management companies, they are never aware of what's going on the property. I gave the previous management company 6 month's notice (June 2017) that I will be vacating the premises once my lease is up because of inhuman living conditions and now the new management team is telling me it does not count because they were not around. It also clearly states in the lease that they are supposed to give tenants a 60 day notice before the lease expires but they never gave me a notice. I went to the leasing office to make sure that the previous management team wrote down my notice to vacate since she refused to give me a document to sign or my lease. The new management team is stating that they don't know about the warning to vacate. As a result gave a 30 day notice on November 30th 2017 as a result of them not knowing about the warning to vacate. The place is infested with rats, roaches, raccoons and fleas. They have raccoons running in the attic of the apartments which makes it impossible for you to sleep at night time. They make you pay a monthly fee for pest control but he never shows up. They have dog feces all over the complex. It's impossible to leave your window open because of the smell. They only have 4 washers and 4dryers available for the whole apartment complex. The parking lot of my building has been in the dark with no lights over 1 year.

Desired Outcome

I would like for the property management team accept my warning to vacate and not charge me for an extra month since I already gave them 6 months notice. Also, they should honor my warning to vacate since they also broke the lease by not providing me with 60 day notice as stated in the lease.

When I originally spoke to Mr. *** he informed me of the conversation in which he told the previous manager of his intent to move. He did say that when they had that discussion, he did not put anything in writing. I did inform him that the lease does state that a 60 day notice must be submitted in writing. I had him fill out a 60 day notice that day and placed his account on notice to vacate status. I did apologize for the previous managers lack of professionalism (as he described) and offered to have pest control come and inspect & treat his unit for the pest issue he described which he declined. He did mention the lighting in the parking lot being an issue and I disclosed to him that I was waiting on Gulf Power to issue a quote for adding more lighting in the area - which they have since done and should be added within the next 6-8 weeks per *** I have discussed with my regional manager his situation, but given the Fair Housing Laws that we must abide by, I have to hold him to the 60 day notice since nothing was ever submitted in writing. The last time I spoke to Mr. *** I told him if he has an email or anything showing his intent to vacate was submitted to the office staff, to please give that to me and I would be happy to backdate his Notice have it in place for his lease end date of 12/31/2017.

We have rats in our apartments.
The apartments have very destructive rats inside the units. Although the management has paperwork showing that they have had pest control come check the outside of the units, no effort was made to fix issues inside the unit until I called the city Monday 7/17. We have been dealing with this issue for over a month now. The rats have chewed up my couch and made my dogs sick, and the manangement continues to tell me it is my issues to get taken care of. I have proposed that I buy myself a new couch if they will let me live rent free for the month of August so I can use that money to get out of this apartment since they refuse to fix their issues. They refused, so now I'm contacting you to put light on the situation so they have to get the issue fixed, because this is a severe health hazard.

Desired Outcome

Either rent waived for the month of August for damages caused because of their negligence, or damages fixed.

I have just taken this property over. We have hired a new pest control company. I will have them check this unit/building to ensure that it is resolved and if not, it will be handled this week.

They still have the same manager as when I lived there, and at the time when I lived there I complained about the rats for two months before the rats started eating my furniture, they never did anything until I showed them a video of my apartments damage. Even after the fact, they refused to do anything but close some entry ways on the outside of the building and the rats were still inside. I never got reimbursed for the damage caused by their neglect, mussless an apaology.

Could you please have the resident submit a request of things in the apartment that need to be repaired? Any items pertaining to the structure/fixtures of the apartment, we will absolutely take care of. Any personal property that was damaged would need to be filed on their renters insurance policy.

They refused to give refund on deposit of $500. Refused to show apartment at anytime.
Myself and *** put in an application for a 3 bedroom apt here. On this day we asked to see the apartment for rent and they said someone still lives there and the model home was unavailable at the moment and if we wanted to see the apartment we could take a virtual tour online. Upon leaving we waited to see if we would get approved and when they emailed us with approval the next day went to see an apartment again. Still nothing available. I asked for details on apartment and was given address and said when they moved out we might could see. So received an email about a deposit to hold apartment and when I went to pay I still couldn't see. We then looked through windows and saw such a horrible apartment and then called and said that's not what's online and it's false advertising. I asked for deposit back and was told since I'm in 30 days I'll get it back but had to wait to come in the mail. Then called a week later saying I won't get it and I asked for corporate number and they refused to give to me and hung up on me.

Desired Outcome

Want my $500 refund because the manager was never available and her staff refused to show us ANY apartment. What we we're getting was an old trashed apartment and online it shows a new modern home. False advertisement. I told the manager that her staff is lying to her and she refuses to believe that. I told her that that's the only reason we bailed out because after asking 4x to see an apartment we were suspicious of why. We now know it's because it wasn't what was advertised online.
