The rejection notice clearly states the reasons for denial but [redacted] keeps focusing on the income portionAgain she was given the 1-number for our resident screening to process for further detailsany further questions should go through them

Please see below: I used to be a resident at The Pavilions from 2008-I had a two bedroom and two baths for two years and one bedroom with a loft for another two yearsI left after my lease ended in April because I had to go out of the country for workWhen I came back a few
months later (July or August 2012), I reapplied for a three bedroom and paid $($for the application fee and $was the amount to hold the apartment at that time now its $500)I was told I was denied because my income was not enough to cover three times the rent policySo I quickly looked for a different apartment and immediately signed a leaseA few days later, I got another call from The Pavilions stating that they made a mistake and that I was approved for the three bedroom apartmentI never got my $deposit backNow after three years, I've decided to give them another chanceI went in the office on July 25, and completed an application and paid $and $deposit (check not cashed yet)On August 3rd, I got a call from The Pavilions stating once again I was denied due to rent to income ratio where the rent to income ratio policy is not defined on the applicationI was never told in the past when I used to be a resident that my annual incentive plan (bonus) was not considered as income (although I get it every year)They have always included my bonus when calculating my monthly income otherwise I wouldn't be approved in the past when I was making a whole lot lessSo I told them that they may be able to add another source of income but I haven't started working at the new part time job yetThey gave me hours to get an offer letter from my new job and that was all they were willing to give meI emailed the manager back and forth for two days which happens to be on my vacation (which completely ruined my time away from home) begging for an extension until I receive my paycheck (from new part time job) because I don't feel comfortable asking for an offer letter from my new job when I haven't even started yetNot only they were very uncooperative, they also refused to give me the director's contact information every single time I asked for it in the multiple emails the manager and I exchanged all throughout the day for two days> > Have a nice day> > Thank you* *** ***

The rejection notice clearly states the 2 reasons for denial but [redacted] keeps focusing on the income portion. Again she was given the 1-800 number for our resident screening to process for further details. any further questions should go through them

Review: During the process of looking for an apt. My girlfriend and myself looked at the pavilions as a nice place to reside after talking to a leasing agent and explaining to her what we were interested in and looking at models of apt layouts we decided to put in an application to rent.During this process it was explained to us that the application fee was 55dollars per person and that the application fee was non refundable if we were to be declined.Also at this time we were required to place a 500 dollar fee to hold our apartment we were told that this fee was REFUNDABLE after some consideration and looking at the apt that they were holding for us it was not what we wanted. So we told them that we were no longer interested and would like our 500 dollars returned to us we fully expected to lose the 55 dollars per person as was explained to us. As a result of this request we were informed if we change our mind after 48 hours we lose our 500 dollars This was not explained to us and the papers that I have in my possession signed by myself and the leasing agent say it is refundable in my eyes these are bad business practices and need to be changed they might as well be stealing from there customers

just would like to receive our 500 dollar deposit back as my paperwork says its refundable and morally it is totally wrong for a company to take peoples money and still provide nothing to them in return . As of the time of this letter it has been 6 days and still have no approval your leasing agents tell everyone 24 to 72 hours well 6 days is longer then 72 hours and you have 500 dollars and I have nothing

I personally have not received any response from the pavilions at all my girlfriend however has heard from them and according to an employee of the pavilions we are suppose to be receiving our refund due to miscommunication to date we have not !! Received it yet hopefully will be refunded to us soon

Review: My application was denied inappropriately due to insufficient income without including bonus. However there is nothing in application staying that bonus is not included in calculating monthly income. When I came back a few months later (July or August 2012), I reapplied for a three bedroom and paid $255 ($55 for the application fee and $200 was the amount to hold the apartment at that time now its $500). I was told I was denied because my income was not enough to cover three times the rent policy. So I quickly looked for a different apartment and immediately signed a lease. A few days later, I got another call from The Pavilions stating that they made a mistake and that I was approved for the three bedroom apartment. I never got my $200 deposit back. Now after three years, I've decided to give them another chance. I went in the office on July 25, 2015 and completed an application and paid $55 and $500 deposit (check not cashed yet). On August 3rd, I got a call from The Pavilions stating once again I was denied due to rent to income ratio where the rent to income ratio policy is not defined on the application. I was never told in the past when I used to be a resident that my annual incentive plan (bonus) was not considered as income (although I get it every year). Hello,

Review: I, along with my boyfriend, filled out an application to possibly rent a unit from the Pavilions. During our initial visit we informed the sales rep we were interested a unit that, at the very least was bright as our current apt is very dark due to lack of sunlight. We were also looking for a two bedroom one bathroom renovated apt. We were told there was one available, that the application fee was $55/ person because we were not married and was also non refundable. We were also told there was a $500.00holding fee to hold the apt, which was refundable. The applications was completed and dropped off on 6/10/2013. We were informed it could take between 24 to 72 hours to approve. We gave them a check for $610.00. We decided to drive back to the complex yesterday afternoon, 6/16/2013. As of this point our application was still pending. We walked around to where the unit was located and saw that is too close to the wooded area for our liking, and based on the mold on the building it was an area lacking sunlight. We then went to the office to cancel our application. We were informed at that time that would lose both deposits as we did not cancel within 48 hours of filing the application. Apparently we did not see the fine print on the application but our "welcome" page indicated the $500.00 was refundable. We have still cancelled our application, our now out $610.00 and for the heck of it when asked if our application had been approved yet we were told no. It has been 6 days since we submitted our application and I feel that being it is not approved YET, we should be entitled to our $500.00. The staff at The Pavilions needs to better explain their sales pitch to prospective renters. Why do they get an extended window and we are not especially since the apt did not meet our request?

I received a phone call on 6/19/2013 from [redacted] at the Pavilions indicating that due to the confusion they would be refunding the entire $610.00. It was indicated that I should receive my refund within 30 days. As of 7/5/2013 I have not received the $610 but relaize there is still approx 2 more weeks.
