To whom it may Concern:We would like to respond to complaint made by our resident [redacted] ***After reviewing the complaint we have found some discrepancies in the history of this matter.Ms [redacted] moved in to [redacted] as an "as-is" transfer lease on 9/5/after living in a two bedroom apartment for one month where her pet and a roommates pet did not get alongThe lease states in paragraph that the resident accepts the apartment in as is condition except for conditions materially affect the health of safety of ordinary persons (can provide copy of lease with clause).The flooring was put on her move in condition form under wear and tearAfter on month of living in the apartment Ms [redacted] put in a service request on 10/22/to replace the kitchen bulbs and noted there was a piece of tape on the floorThere was no request to repair the floor.On 1/27/Ms [redacted] put in a service request for the patio door needing new weather strippingThat request was done in day and hours of the initial request.On 4/8/a request was made for the carpets to be cleanedThe request stated that they were not done at move inAgain Ms [redacted] moved into this apartment one month after the initial mass move in dateWe informed here that the carpets were cleaned on 8/8/(can provide invoice)The room was vacant up until the day she transferred inThe request was not made until eight months after moving inMs [redacted] resides in the bedroom with a petAny carpet cleaning needed during the lease is the responsibility of the resident.On 12/20/a work request was put in to repair the patio door weather stripping again, and the window in bedroom C was not closing leaving water get in onto the sillA note was added that the apartment would be empty from from 12/18-1/for winter break and can be done thenThe work was completed on 12/20.The final work order on the account in regards to these items was put in on 3/2/It stated that the window is still leaking and there was now mold on the window sillThe kitchen floor is coming up near the stove and had duct tape on it when she moved in, the cabinet across from the stove is bowing on the part that makes contact with the wall, blinds in living room needed replaced, and the patio door still has some air leaking throughIt also said "Sorry for the list of problems but we are trying to sublease the apartment out and all of these things were never fixed when we moved in so need to be fixed now as new subleasers are not interested in the place due to them..."Within five hours the work order was completed (window will replaced, blinds replaced, weather stripping removed and replacedwe spoke to MsHobb's husband about the cabinet trim and he said it was no longer a concernWe explained that the vinyl flooring was wear and tear and would not be able to be replaced until the apartment was vacant.As you can see the first time the flooring was requested as a repair was on 03/03/Each maintenance request is out in by the resident herself in the resident portalthe system keeps of when we view it, print it, and complete itI am happy to provide copies of all of these in addition to the lease and invoice that I mentioned aboveMs [redacted] has been in contact with our office via email where we have explained that the flooring is wear and tear and not typically replaced until after move outWe have had over thirty successful subleases this year in apartments that were similar in conditionSome of the units had very untidy roommates as wellMs [redacted] contacted our corporate headquarters and requested that the work orders be fixed because she had proof that people would not subleaseWe asked for the proof and that was never providedIn addition to that we had our maintenance team go in and check on all of the work ordersThe weather stripping we had put on the door to the patio was ripped of and stuck to the bottom of the doorWe replaced it againAfter speaking with our corporate office we offered to replace the vinyl in the kitchenIt is now scheduled to be done on 4/06/17.Please contact me if you have any further questions or if you would like copies of any documents that coincide with the history of this resident.Thank you, [redacted] ***General Manager
