Easily the most poorly managed companyI live at [redacted] in RaleighThe management is rude, unprofessional, and unorganizedOur apartment had not been cleaned or inspected upon our move inIt took over emails and MONTHS before the same maintenance requests were filledI would never recommend anyone live in these apartmentsMoney hungry jerks is all they are

Awful company that will do anything to get your moneyWhen I first moved into my apartment my cable didn't work, there was no remote to the cable box, the dishwasher handle was broken, and there were already marks on the wallsThey told me prior to signing my lease that I would have covered parking; that was a lieThey told me the retail space below my apartment was going to be occupied; it's been over a year and it's still vacant (not that I care, just another instance of the *** Company lying)I was also never told I needed a new parking pass for the year until I received a call the day before they were going to start towing and I had hours to get my new passBe very cautious doing business with them (if you go to *** and want to live off campus, you don't have much of a choice.) and don't let them take advantage of you

entirely negative experience.
the only good thing that could be said is aesthetics of apartments, but it's all such cheap stuff that it breaks so soon, leaving residents to pay for it.

Do not waste your time and money with the university village at Clemson apartments. The employees there are slow to respond to maintenance requests and they fabricate the condition of the place after you have checked out. Be aware you will receive a bill for things you did not do or destroy and they have decided it was time to replace the item after years of use. By the way it took 3 weeks to get the shower fixed. I could write a lot more but just trust me. Do NOT rent from them.

My daughter lived here and University Park in Boca Raton is not designed properly. Do not live here, very unsafe place to live and very expensive. All of the resources available here are the exact same resources on campus people just like to get away and experience different things but the entire atmosphere is completely different. The people here barely speak to each other and it is not the place to come if you do not know many people. There was an incident that happened here and they slightly increased security for a couple of months however the place is still unsafe, the gates do not matter one car could follow the other. After the incident they stated that they did not care about the students who lived here because one can easily get inside of the gate and slide their phones through the top of the gate because there is a sensor above the gate and I would not recommend that anyone should live here if they are concerned about safety. People attempted to break their leases and they stated that they did not care about the customers here. They lure people in with the luxurious things and they have cheaper apartments with a long list of subleases that are available. This list was created to help others think that they would eventually get out of the leasing contract however nothing was actually offered unless asked for. If you want to live here for a cheaper price ask for the sublease list and prices. They are not charging the value listed. There are vacant rooms already that they will not offer people and the place basically became a ghosttown after the incident however some of those people have probably not yet broken their leases. If you do not know much about business or owning an apartment do not live here. The workers are hired to offer the value listed and then refer you to cheaper housing options down the street of 20th. If they offer you subleases they will probably lose their job. Ask about the subleases. This is not a bad place to live, but it for sure could be renovated to be better. This is not the place to live if you actually want the college experience anyways, you should live on campus.

Preiss owned apartments are the worst! My apartment had a broken washer when I moved in, it was leaking all over the place every time I used it, and it took forever for maintenance to come look at it...just to tell me that there was nothing wrong with it! I never got a key for my room, because the girl who lived there before me didn't give it back and apparently they didn't see the need to change the locks!! I also never got a mailbox key, even after asking for it several times. They charge outrageous fees including a ridiculously high subleasing fee. Never going back to Preiss.

Easily the most poorly managed company. I live at [redacted] in Raleigh. The management is rude, unprofessional, and unorganized. Our apartment had not been cleaned or inspected upon our move in. Very disappointed with this company. I live in one of the apartment complexes they own & have been less than satisfied. Very disappointed with this company. I live in one of the apartment complexes they own & have been less than satisfied. I have had mainentenance staff enter my apartment BATHROOM- while I was in the shower checking smoke alarms- RIGHT BESIDE MY SHOWER, there has been shootings (the residents have not been evicted yet), I have been verbally threatened by my roommate and she has gone so far as to pull a knife, & my door handle has been ripped off of my car. Do you think they've done anything about it? ABSOLUTELY NOT! This is the only place where they won't evict a criminal, but they'll keep residents in the complex in an unsafe situation. This is absurd & NO one should have to go through the things I went through at this complex. We have called the cops on our threatening roommate- nothing was done. They offered us to another unit- because it's easier it "deal with us" rather than deal with them.Desired SettlementRelease from my lease without penaltyBusiness Response [redacted], We sincerely apologize for any negative experience you have had at one of our communities. We will work extremely hard to rectify the situation as it stands and come to your desired resolution. If you could please let us know which community you currently live in, we will be more than happy to reach out directly. Thank you.Consumer Response Thank you for your speedy response- it's the fastest response I've gotten from anyone in the company! I'm currently at Universoty Village in Charlotte, Claire has my phone number and email should you need it. Thank you for your time-[redacted] Final Business Response [redacted], Our team is sensitive to your concerns and we will release you from the remaining lease without penalty. We ask that you just go speak to [redacted] who is the Property Manager, and she will help you facilitate the process. We wish you the best and hope we can be of assistance to you should you need it. Thank you.

Unjust cleaning and damage charges for common area in apartment and threats of tarnishing student credit profile.I moved out of apartment [redacted] at [redacted] to head to my summer job in [redacted] on June 6, 2014, which was prior to the end of my lease on July 31. Prior to my departure, I requested an inspection, which the management denied indicating that the apartment cannot be inspected until all occupants leave. I was provided with an envelope to mail my keys back to the management office. I shared the apartment with three other members of my college community at [redacted], and had no familial relationship with any of them.On September 20, 2014, a letter was mailed to my home indicating that I had $240 in charges related to cleaning and damage for the common area and my private space #[redacted]. Prior to leaving the apartment, I thoroughly cleaned the bathroom and other areas. I sent the apartment the pictures I took of my private space prior to leaving on June 6th, and before they did their inspection of the space approximately two months later. As noted in my picture all surfaces of the bathroom is clean, while the management is later showing the water marks that likely occurred over the two months the space was vacant. Further, management has made me solely responsible for all charges related to damage of the couch, wall discoloration, and cleaning of the laundry in the common areas. The Company promotes its apartments to college students with individual leases, and even does roommate placing. I fail to understand why one college student is determined to bear the charges for a common area that is promoted to three others. I was not, and still am not, related to any of the renters with whom I shared the space, and will not carry a liability for them. Everyone is required to sign a separate lease, and as such, it is the obligation of the management team to separately pursue charges with all occupants, not move it to one student to pursue recoupment from other students. At no time during the leasing process did I sign up to be placed in charge of other students, and to be held liable for their actions.I deem all the charges from [redacted]/TPCO/The Preiss Company unjust and unwarranted. The company failed to inspect my apartment when requested, and later appears with trumped up expenses to hold me solely liable for damage in a common area shared with three other individuals. The Company further indicates that all charges should be paid by October 30, or it will be turned over to collections. I hereby, deny ownership of these charges, and note that the Company needs to refrain from tarnishing my credit profile. I am a student, and should not be held liable for management's inept decisions.Desired SettlementI request that all charges be removed from my account as the removal of the water marks from an apartment left vacant for two months is within the normal course of business for a rental company, and that any charges assessed for the common areas should be equally divided among all residents.Business Response Tenant moved out on June 6, 2014, however, his lease ended on July 31, 2014. The damage charges being disputed are factual with pictures as proof. All common area damage charges are always evenly divided between the lease holders, with room damages only charged to the resident that occupies that room. However, in order to quickly resolve the issue, The Property will be waiving the charges on the account and bring the ledger to $0.00.

Awful company that will do anything to get your money. When I first moved into my apartment my cable didn't work, there was no remote to the cable box, the dishwasher handle was broken, and there were already marks on the walls. They told me prior to signing my lease that I would have covered parking; that was a lie. They told me the retail space below my apartment was going to be occupied; it's been over a year and it's still vacant (not that I care, just another instance of the [redacted] Company lying). I was also never told I needed a new parking pass for the year until I received a call the day before they were going to start towing and I had 24 hours to get my new pass. Be very cautious doing business with them (if you go to [redacted] and want to live off campus, you don't have much of a choice.) and don't let them take advantage of you.","neg-1

The management staff doesn't care about anything include the safety of the residents. I have lived here since February 2015 and have encountered numerous problems ranging from illegal drug usage by the staff to my roommates selling drugs with the staff and the manager being involved. I have had at least 8 different maintenance issues and other issues as well. I have tried to contact the management numerous times and get no response at all. There are numerous safety issues that have taken place here and still happening as of right now.Desired SettlementI feel that upper management such as the executive Vice President of housing or even the president/ owner Mrs. Preiss should contact me. I have made numerous attempts to contact the supervisor over the property but he refuses to return my calls or even reply to my email. That is poor service and the company needs to uphold their standards and value their residents. Business Response [redacted], please let us know what community you live in so we can better address your problems. Thank you!Consumer Response Hello, my original complaint specifically states what community I live in. I will write it again I live at [redacted] Seems that by this the management doesn't care or wants to cause more issues by asking where I live when my address is clearly listed Final Business Response We take your concerns seriously and will do whatever we can to address them immediately. We do not tolerate poor customer service or a poor tenant experience at any of our communities. If you could please give us more information about which community you live in, it would extremely helpful so we can address your concerns head on.

Refunded given 130 from a 1500 security deposit though we did not receive the same quality when we first moved into our property. Outrageous charges. After paying a $1500 security deposit, my roommates and I moved into one of The Preiss Company's properties in August 2013, the house had multiple issue with it including cleanliness, sanitation, electrical issues, etc. For the duration of our lease, Preiss had terrible costumer service. Our calls were never returned, they came into our house without any warning, and they even went so far as to come to our house when we weren't home and leave all our doors unlocked making it more prone to burglary and other criminal behavior. They showed no remorse and offered no apology for these actions. When we finally moved out July 31, 2014, we left the house spotless and well-cleaned with the exception of our oven, which slipped our mind the day of. We also recognize that our dog caused a great deal of damage to our carpets and molding. On September 1 2014, I received our refund check rewarding us $130 dollars of the $1150 we originally paid. We were charged $390 dollars to replace our carpet, understandably, but the additional charges were completely unbased. While we weren't giving an explanation for most of the charges, we can see that we were charged $150 for two loads of trash, $45 for some sort of photos, and $120 for something we were not given an explanation for. The other charges we received are actions The Preiss Company should be required by law to do in preparation for the next tenant like cleaning toilets, the refrigerator, the oven, the fireplace, etc. Based on our experience when we moved in, Preiss Company definitely does not deliver on what they charge past tenants for. On top of this, The Preiss Company deducted $150 of our original security deposit for a service charge we only learned about after confronting Preiss about our refund. The Preiss Company is full of crooks. I've heard multiple stories from friends who have experienced the same terrible service. They prey on college students who are already struggling with money and take advantage of their inexperience. Specifically, we dealt with [redacted], [redacted], and [redacted], though I'm sure the whole company acts under the same terrible standards. Desired SettlementI'd like for my roommates and I to be refunded the portions of our security deposit. That would be:Service Fee (Unknown): 150Photos: 45Pulling down trashcans: 150"Replace SM" (unexplained charge): 120Oven Clean: 35Toilet Clean: 25Fireplace Clean: 20TOTAL: $545The business practices of The Preiss Company really need to be looked and questioned. Even if my roommates and I don't received the refund we deserve, this company is taking advantage of students in compromised positions without remorse or conscious. I hope you'll take this to real consideration. Business Response Contact Name and Title: [redacted], PMContact Phone: [redacted]Contact Email: [redacted]The tenant moved in to [redacted] on 8/16/13 and paid a $1,150 security deposit, of which $150 was a non-refundable processing fee as stated in the signed lease contract. On tenant's move in condition report, she only noted the following issues needed attention: 1) stove not working 2) light bulbs out 3) torn window screens 4)first floor bedroom lights not working. All of her issues were addressed and completed by our service team by 9/3/13. Upon move-out, the tenant had damaged the unit in multiple ways, of which she was charged accordingly and funds were deducted from her security deposit. The carpet was replaced (the tenant does not dispute this charge), $120 for mini-blind replacement (4 @ $30 each), $150 to remove loads of trash left outside (behind the unit and on the corner of the street), $45 for 15 photos @ $3/each that are printed of each damaged item and placed in the file, and multiple cleaning items that were beyond normal wear and tear. She was also charged for spray painting the deck. We have record of all damages and have sent pictures of the damages in question to the resident prior to this complaint with Revdex.com. All of the damages were documented and charged in accordance with the lease. At no point did The Preiss Company break the terms of the lease. The Preiss Company is the nation's 4th largest private operator of student housing in the country. Our goal is to serve our residents and provide the best living experience we possibly can. By no means have we taken advantage of the tenant in question and have made all charges appropriately in accordance with her lease contract.

Signed a lease for an apartment. Paid application fee and deposit. Was told 3 weeks prior to moving in that apartment was sold. In April 2015, we signed a lease, paid $180 application fee, paid a deposit. In June received a packet of information stating move in date and other rules, monthly fee, etc. Then July 20, 2015, was informed that the apartment was "sold" and we could not live there. (Move in date was Aug 15, 2015) Now 3 students have no where to live. And we are out $180 and the deposit for absolutely NOTHING! Is this legal?Desired SettlementWe want our $180 returned to us and our deposit returned to us. We would certainly like a better explanation other than "it was sold, sorry". Business Response Contact Name and Title: [redacted]Contact Phone: [redacted]Contact Email: [redacted]We sincerely apologize for the fact that your unit was sold prior to your daughter moving in. Certainly we were caught by surprise as well, as many of our units managed by The Preiss Company in Raleigh are owned by individuals and sometimes these folks sell them without informing us as well.We will ABSOLUTELY refund all fees and deposits to you. We will also assist you in trying to find a new place to live if you haven't found alternative accommodations at this time.Once again, we sincerely apologize for this issue and will do whatever we can to ensure your satisfaction. Thank you.Consumer Response I do appreciate your response to my complaint. We have found other accommodations, but it was quite stressful. Thank you for the apology. Final Consumer Response

Charged for pest service I did not request. In March of 2015, a remnant living in another room of my apartment requested pest treatment for bed bugs. I had no evidence of pests, but the company came and leaned and treated all 3 tenants rooms. A month later I received a bill for $375.00. I asked the office if they ever had bed bugs before, and they stated the downstairs apartment had evidence of them a few months back but we're never treated for them. I asked to dispute this with the property manager, and after 6 months of trying to get ahold of him the issue has not been resolved. I moved out in August and now I have a bill that is going to collections for something I never asked to have done. I also never heard from the property manager. Desired SettlementI would like for these charges to be taken off my account because I never heard from the property manager as to why I was billed for them. Business Response We are now in receipt of this complaint. We need to understand which property this is concerning so we can address this complaint. Thank you!Consumer Response [redacted]. I tried numerous times to contact Mr. [redacted] about this matter with no response.Final Consumer Response The Preiss Company requested which property I was referring to and I answered said question; [redacted] The Preiss company then asked the same question, in a different format, to my response. The address of the property I am referring to is [redacted]Final Business Response We have reviewed the account and will remove the $375.00 charge in question from the ledger. You may call the site directly to discuss any remaining charges that may still remain. Thank you.
