Complaint: ***I am rejecting this response because the home inspector did not address his responsibility in the matter He has a duty to ensure that he and his team members are testing appliances in a manner that is prudent and does not cause harm to the inspectee's property To blame me for causing damage to a trash compactor that I never even had in the "on" position before is ludicrous I am very disappointed that he is unwilling to send a repairman This small gesture, at a nominal cost, would go a long way to ensure his reputation is upheld in the real estate community.As you can see from the attached picture, the black recycling bin would be hard to miss if one opens a trash compactor and looks inside, even brieflyThe recycling bin was completely empty at the time of the
home inspectionThere was no "trash" in it as the home inspector
stated Just an empty black bin The home inspector claims that there
appeared to trash in it, but I can show you a picture of the completely
empty bin To call me negligent for using my trash compactor as a slide out recycling bin is condescending and misguided*** ***

Good morning *** *** *hank you for advising us of the impending complaint and allowing us the opportunity to respondMy name is JReilly, owner of The Reilly Group LLCI have been in the building trades and an inspector for coming up on yearsOur approach to inspections is a team
approach meaning we inspect generally with to inspectors and a data entry personOver the years this has developed into an effective efficient way to perform inspections allowing the inspection to be more accurate, precise and timelyWe are the premier company in lower Fairfield county and rely heavily on word of mouth, good standings with Real Estate agents, mortgage bankers, web referrals such as *** *** *** *** and the Revdex.comTo my knowledge, after well over 13,inspections I believe this is the 1st complaint we've receivedIf I may address each item separately. It is required to test all wet locations for ground fault circuit interruptersThese are commonly recognized as outlets with test and reset buttons in bathroomsIt is common practice to loop bathrooms to a single remote source in older homesThe GFCI was tripped as standard procedure during the inspectionThe bathrooms were looped to a remote locationI personally spent a half hour post inspection searching for the loop sourceI found it and reset and verified the power was onMy crew had already left and I did not trip againThere are several possibilitiesFirst, these outlets are supposed to be tripped monthly to keep in good working orderNo one does thisI don't even do thisWhen tripped for the 1st time in years they sometimes are fussy and trip by them selves or second being fussy soon as someone plugged something in the automatically tripBathrooms are two different locations single sourceThis happens. The water left in the master sink was not usIt is not part of any procedure we do and I have no idea who or whyThere were buyers, an agent, septic peopleThere may have been a relative of the buyer?? It's a couple of inches of water in the sink I'm not sure why that was part of the complaint other that the home owner was concerned about mold??? The heated floor was checked by this companyThe floor was left onThe inspector left a heated floor on years ago by mistakeShe was reprimandedIt has not happened sinceI'm 90% sure she did not leave the floor onThe owner complained that on return the master bath was degreesNot possibleThe heated floor is a low voltage electrical mat under the tilesIt is meant to heat the tilesIt is not listed as a heat source and is not capable of raising the room temperatureWarm bathroom due to warm weather and the A/C not onIt is just not possible that the room temperature was raised by the floorThey can check with the manufacturerHome owners typically turn these on in October and leave them on non stop till spring The trash compactor is purely due to the negligence of the home ownerThe compactor was openedThere was stuff inside that appeared to be trashDoor was closed and system was operated in front of the agent representing the buyer and the data personNo funny noises and seamed to operate The foot pedal was absolutely intact and not damaged by anyone at this companyI would urge the home owner to refer to the owners manual of the compacter and refer to the page that states what can and cannot be put in the compactorAs inspectors there is a reasonable expectation that the appliances are being used in accordance with the manufacturers guidelinesIf there are towels in a dryer there is a reasonable expectation that there is not a carton of eggs in the dryerIt is not our job to pick through garbage to determine if we can operate an applianceThe owner was charged with the duty of removing the obstruction or putting a note that stated "do not operate". It is very easy for a child, a grand child, client, anyone to push the button for giggles to see what happensIt was an accident that was waiting to happen It is his negligence that caused the damage to the unitAgain I ask that he refer to the owners manual to determine if the bin in the compactor was in accordance with the suggested manufacturer guidelinesI believe that is page of his owns manual.
