Dear Ms***: This letter is in response to the complaint letter received on September 26, I am an Investment Manager with Indigo Real Estate Services, the managing agent for the Reserve at Everett Apartments Upon receipt of your letter I contacted the property staff to investigate the complaint My findings are: MsA [redacted] toured the property on September 6, She was told there was a screening fee and holding deposit that must be paid before her application for the apartment could be accepted This is standard practice for all applicants Parking was not discussed On September 6, at 3pm, MsA [redacted] submitted her application, including the signed holding deposit agreement, the required screening fee and holding deposit Parking was not discussed MsA***’s application was screened at 3:07pm on September 6, Her application was approved On September 9, at 4pm MsA [redacted] kept an appointment to complete the necessary Tax Credit paperwork with the assistant manager MsA [redacted] wanted to move in as quickly as possible so a move in date for September 13, was set During this meeting MsA [redacted] asked several questions One question was about parking MsA [redacted] was told parking was first come first serve and guests would not be able to park in the lot after 9pm On September 12, MsA [redacted] called to cancel her application for the apartment claiming the parking situation was unacceptable Once an application for an apartment is accepted, that apartment is removed from availability The holding deposit is to reimburse the property owner for lost rent due to delayed leasing caused when an approved applicant backs out of the agreement MsA [redacted] was aware that she would forfeit the holding deposit if she changed her mind on renting the apartment Let me know if you have any further questions Sincerely, Karen S [redacted] Investment Manager Indigo Real Estate Services

1. Ms. A[redacted] toured the property on September 6, 2016. She was told there was a screening fee and holding deposit that must be paid before her application for the apartment could be accepted. This is standard practice for all applicants. Parking was not discussed.
2. On September 6, 2016 at 3pm, Ms. A[redacted] submitted her application, including the signed holding deposit agreement, the required screening fee and holding deposit. Parking was not discussed.
3. Ms. A[redacted]’s application was screened at 3:07pm on September 6, 2016. Her application was approved.
4. On September 9, 2016 at 4pm Ms. A[redacted] kept an appointment to complete the necessary Tax Credit paperwork with the assistant manager. Ms. A[redacted] wanted to move in as quickly as possible so a move in date for September 13, 2016 was set. During this meeting Ms. A[redacted] asked several questions. One question was about parking. I have read your attachment and I can tell you with all certainty that parking was never discussed until I brought it up the afternoon after I signed the contract. Why would I want to move there and be excited to being close to my sons Center, if I had known the parking dilemma from the start I would never release the funds to them. They kept that information until I inquired
