Shellpoint took over servicing our home mortgage and it has been a total nightmare In more than years of home ownership we have never had a problem with any other mortgage companies (we pay our mortgage on time every month with additional principle The service at Shellpoint is TERRIBLE They lose checks, can't process an EFT (I know - unbelievable) Each customer service rep says the same thing - "sorry I can't help you, a supervisor will have to call you back" - but they never do! They may be responsive to banks but they sure are not to home owners!!!

Complain ID *** was not resolved.
First in the response from Shellpoint about my payment by phone was inaccurate. I have only paid online, which is stated in my complaint. Also as my complaint explained, Shellpoints/*** online tool for payment retains the bank account information, which I have used repeatedly to make the payments.
I had also asked ShellPoint if there was anything they would report to credit agencies. Shellpoint stated that my payment was made before the days and there was nothing to report
Apparently they lied. Just yesterday a credit report was pulled for myself and wife. My wife's credit score was adversely affected from what they submitted. Yet they didn't submit anything on mine.
This is the type of UNETHICAL practice I was referring. I was waiting to see what underhanded tactic they were going to execute
I would like to know what is my recourse. Do I need to file another complaint with the Revdex.com? That seems to the only way to get a response from Shellpoint Or do I file a complaint with South Carolina and my State's State Attorney General

This letter is in response to the complaint submitted September 11, regarding the above referenced loan. *** *** *** *** *** c/o *** *** *** ***, ***, dba *** *** (“*** ***”) currently owns the above referenced loan Shellpoint Mortgage Servicing (“Shellpoint”) began servicing this loan on August 1, 2014.
Ms*** stated in the complaint that she is the victim of a bankruptcy discharge violation by Shellpoint. She previously requested that Shellpoint stop calling her and she is under no obligation to pay anyone on this discharged debt. Ms*** requested that Shellpoint update her loan with the appropriate status to take it out of the collection queue, so that the phone calls and collection activities on the account will stop.
Shellpoint understands that Ms***’s personal liability was discharged with the Chapter BankruptcyShellpoint is not attempting to collect the debt, as her personal liability was discharged. However, the mortgage lien survived the discharge and Shellpoint will continue to service the loan according to the original agreement and protect the creditor’s rights in the associated property. Please note, Shellpoint is within our rights to make contact with Ms*** to determine her intentions with the property. Shellpoint is not demanding payment or attempting to collect the debt from Ms***, but rather seeking to determine how she wishes to proceed regarding the mortgage lien
Per Ms***’s request for no further contact by phone, the loan has been updated as cease. When a cease and desist request is received by our office, Shellpoint places a restriction on the account so that no further written or verbal contact is made to the customer, including billing monthly statements.

Mrs*** stated in the complaint that the above referenced loan was paid off when the ***’s re-financed on May 30, 2014. Shellpoint held the escrow funds until August 20, 2014, but the escrow refund was short by $635.72. Mrs*** requests the remaining $be returned to her.
Shellpoint received a payoff in the amount of $287,on May 30, 2014. Our escrow department advised that two FHA Private *** Insurance (“PMI”) premiums needed to be paid, so the escrow refund was delayed until we could determine exactly how much should actually be refundedUpon receiving several phone calls from Mrs***, Shellpoint sent a refund wire in the amount of $3,Shellpoint held back $in order to pay two monthly PMI premiums, per our escrow department’s advice. This letter is in response to the complaint submitted May 23, regarding the above referenced loan. *** *** *** Association (“*** ***”) currently owns the loan number ending in ***. *** *** ***, L.P(“***”) was the servicer of this loan beginning August 8, 2013. Effective March 1, 2014, Shellpoint Mortgage Servicing (“Shellpoint”) purchased substantially all of *** mortgage servicing assets.
Ms*** stated in the complaint, that the school taxes had not been paid by Shellpoint. She provided a copy of a tax bill from *** *** School District with a statement date of July 1, 2013. The statement showed the tax amount due if paid on August 31, 2013, and the amount due if paid on October 31, 2013. Ms.*** advised that she has contacted Shellpoint over twenty times by phone since February trying to get the taxes paid and has been unable to speak with a Supervisor. Shellpoint began receiving phone calls from Mrand Mrs.*** on February 25, 2014, regarding an overdue tax bill from July 2013. At that time, our records indicated the taxes were paid by the previous servicer and there was nothing past dueHowever, we went ahead and submitted a request to our tax vendor to research any taxes owed on the property. We received information on March 15, that no delinquent taxes were due for the year or prior. Upon receiving additional phone calls from Mrand Mrs.***, we submitted a second research request through our tax vendor. Again, we were advised that there are no delinquent taxes reported on the property as of May 27, 2014. Shellpoint also attempted to contact the tax collector, Ms*** ***, by email and voice mail to confirm no taxes are due. We have not yet received a reply from Ms.*** A Supervisor contacted Mr. *** today, June 2, 2014, to advise the status of the tax inquiry and Mr. *** stated that he would contact the tax collector on June 3, 2014.

Please note, Shellpoint takes its customer service and consumer protection obligations very seriously and has significant staff dedicated to its compliance related functions in order to identify, resolve, and permanently correct operational deficiencies and improve upon customer concerns. Per the complaint, Ms*** has a Home Equity Line of Credit (“HELOC”) loan and was told when the loan matured, she could continue to make monthly paymentsHowever, when she called to make her payment in December 2016, she was advised that she would need to pay the balance in full or refinance the loanAs a courtesy, Shellpoint gave her a three (3) month extensionFurthermore, she states that she was unable to reach her Single Point of Contact (“SPOC”), even though she called every dayShe is also concerned about credit reporting. Upon receipt of the complaint, Shellpoint’s Compliance department attempted to contact Ms. *** on January 25, 2017; however, we were unable to reach herWe are here to take her calls during the hours listed aboveShe may also request a specific date and time she would prefer we call her. Please be advised, Ms***’s SPOC, Denis C***, attempted to contact her multiple times throughout the months of December and January and was unable to reach her until Ms*** called Shellpoint on January 18, 2017. According to page one (1) of the Note (enclosed), which was signed by Ms*** on November 7, 2006, paragraph two (2) states: *** “On December 1, (the “Maturity Date”), you must pay the entire outstanding balance on your HELOC account, including Advances, accrued finance charges, and other fees and charges.” Shellpoint has extended the maturity date of Ms***’s loan to March 1, 2017, as a courtesy. At that time, she will need to pay the loan in full or refinance. Regarding credit reporting, Shellpoint reports loans to the four major Consumer Reporting Agencies (“CRA’s”) utilizing the required Metroformat and in compliance with the Fair Credit Reporting Act (“FCRA”)Per the FCRA, Shellpoint must report true and accurate information regarding the loanShellpoint has confirmed that we have reported this loan accurately, in accordance with the FCRA.
